********************* came to my home to perform an inspection. Prior to entering, my agent contacted the buyers agent about 7:45 AM, Wednesday April 13, 2022 to ask that no one enter the my work room while I am working. I am responsible for maintaining the privacy of my work and I am subject to fines. The buyer's agent agreed via text and also agreed to hold the summary outside my home. Prior to entering, my agent then spoke directly with the inspector, ****, he also agreed not to enter the work room (while I am working) and to hold the summary outside. The inspection started about 8 AM, Wednesday, April 13th. I made sure **** had the time he needed to review the room before I started work at 8:30 AM. I felt confident with the agreement. Before 9:00 AM, I spoke with **** about leaving my dog loose. He was fine with my dog being loose. I explained if something were to change to let me know. He agreed. I went back to work with confidence of another agreement. About 9:20 AM, I went to the kitchen. The inspector advised me, 1.5 hours after the inspection started, a different man would do the termite inspection. Between 9:40 AM and 9:50 AM, I was aware of two voices in the laundry room, next to me. Without notice, a man enters my work room. I'm on a phone call (headset on), my computer is on. I stopped my call. I look at man in shock.I was not able to stop work, so when he left and I closed the door. At 9:55 AM, I then heard several voices outside my work room door. I did stop my work, and addressed the group in the hallway. I insisted the agreement should be honored. A female to my left insisted the inspector thought the closed door meant it was okay to enter. The inspector looked at me, never apologized to me. Who was in my house? This is a second request for termite card. I phoned with the buyer's agent April 14th. She was the female speaking to me. She did not identify herself, leave a card or have permission to enter.

Told the buyers that the house was full of gas smell and could blow up at anytime....yet stayed another half hour and completed inspection. I called gas company and they found the house was ok with no leaks but there was a leak at the meter on the street - which they fixed. ********************* is an inspector you should stay away from. He kills deals with misinformation and erroneous information. He also said the "color" of the caps on the copper non-erosive dovetails were wrong, challenging a licensed electrical company - again *** was wrong. Run don't walk away from this inspector buyer and seller alike.

Insight Real Estate Inspection Service, LLC Response

Hello ****************, First off, we work for the buyer of the property, not you, I assume you are the seller. We did not have any agreement with you, nor were obligated to go over such findings in regards to the property above. During the re-inspection as you called it, our inspector, as well as the realtor mentioned the smell of gas, that is a safety item. You should be thankful to our inspector for pointing this safety item out. Our inspector found the gas leak inside at the stove and turned it off, as a safety measure. In Regards to the electrical findings, our inspector was re checking your electrician receipts, and description of wire caps which were clearly not present. Why? Our recommendation is to have the Electrician re write a statement or explain the reason for the incorrect write up on the invoice in comparison to the boxes in question. In regards to the plumbing/sewer, we found that the plumbing line was still backing up, thus filling up sewage into the stub/shower. I would contact your plumber or have another plumber come out to evaluate and or repair/finish as needed. I understand the position your in might be difficult, but blaming the inspector for the findings he found and pointed out is not merited. Hope this clears up the disparaging comments above.
