    According to ****** research,, the *** was given 90 days notice of cancellation of master insurance policy. The policy was allowed to lapse which sealed the fate of the complex. Who benefits??? I did some research as this is my first condo experience. My realtor confirmed my suspicions,, he outlined the process that has been ongoing in the *** for about 10 years. First somehow,, the master policy lapses,, the special assessments are sent out,, in our case, there are mostly seniors and disabled on social security without the means to fight back,,these complexes are targeted. Then notices are sent out to lenders who add extra insurance to the mortgage payment. The owners on fixed incomes stop paying,, in one year the policy expires again and financial burden deepens. People can't pay. The *** collapses and everyone is displaced and no one cares but a "Bulk Buyer" scoops up the units for pennies on the dollar and makes millions. GUD 4 U!! In about one year the policy will expire again and then the dominoes will fall. People will be displaced with no where to go and the "Bulk Buyer" will make millions!!

    *** failed to fulfill their fiduciary and contractual duties to ************************************ by not paying the monthly premiums for the Associations master insurance policy with ************************* in late 2024. Despite ample funds in both the operating and reserve accounts, *** allowed three months of premiums to go unpaid and the policy was cancelled January 14, 2025. *** received multiple late payment and cancellation notices but did not act, even though it was part of their contract duty to pay the premiums. They did not notify the Board or association owners of the cancellation, instead chose to lie and deny the fact. This created an uninsured period of over four months where GUD deliberately withheld the fact the ******* master policy was cancelled for nonpayment of premiums by GUD and it left the association vulnerable to significant financial and insurance risks and losses. GUD has disputed other ******* owners reviews about this situation, stating, we do not agree with the inaccurate statement provided insinuating GUD looked into these allegations but the truth is GUD never investigated nor responded to any ******* *** owners endeavoring, repeatedly to speak with GUD, CEO, ******** ***** to obtain some kind of explanation for GUD's failure to maintain our master insurance premiums then cover it up.The new ******* *** board president provided all owners documentation, with the facts, including ************************* notices, emails from the community manager and others showing a clear pattern of GUDs failure to maintain their contract duties to pay the insurance premiums and communicate with the association owners. Owners dont have the wherewithal or time to make up such a complex story about GUD failures. Please take it from an association who learned the hard way, GUD is not to be trusted but if youre already in bed with them, WATCH OUT because by the time any HOA figures out what GUD is capable of, the damage will be done.

    When GUD took over management of our small Condo community from Snow Properties, everything went smoothly for several months. Then, GUD's, employee, **** ********* (our property manager) failed to pay our insurance premiums, and our policy was cancelled without our community's knowledge. GUD continued to deceive us and lie to us about our insurance policy. After several months, we discovered this lapse only when during the sale of one of our units, GUD submitted a false document. GUD accepted no responsibility for this. Not only were we uninsured for 5-6 months, but finding a new policy in this insurance climate was a huge struggle. Our community was forced to purchase a policy at four times the rate of our previous policy.*** failed their fiduciary duty to our association while continuing to receive payments from us.BAD BUSINESS!

    GUD Community **** came on board for our condos on July 1st. I am very impressed with **** and ******! Huge difference between this company and the one we finally fired. Responsive and caring about our community.

    Horrible community management company. I have lived in my community for 17 years and have never dealt with a management company as horrible as this one. I have received almost monthly ***** landscaping issues. As mentioned in anothers review the payment system is far too complicated. Originally I was charged for a late fee that the community HOA said would be refunded or credited and I have never seen that. This company has a complicated payment system and charges a fee for credit card payments. I would never trust this company enough to provide my checking account number. As mentioned in other reviews this company sends out condescending letters that state they are in the best interest of the community however I feel that this company provides kickbacks to unmentioned people involved in this business or local community. I would not recommend this company.

If you are having any issues, we would be happy to walk you through the process!Living in an HOA should not be difficult, and should be an opportunity wherein homeowners can follow the governing documents. And in the off chance they do not follow the governing documents, we as a management company have the chance to assist them in gaining ************* always, feedback is appreciated, and even if we disagree with your comments, we value your thoughts.     "WARNING" this management company will have your car towed from any of their communities!!! As a visitor, I left my vehicle parked in a visitor parking spot without knowledge of any signage on the property, to visit a resent purchaser for about a half hour, and they had it towed, this was at 8:00 pm on Sunday night, and no warning coming other than a sign in the dark? I personally believe this would be a title #** violation and they are using spotters to work with Axel towing and impound to get $300 for retrieving your vehicle? Be careful while visiting ( take an **** and save yourself the aggravation) Good luck Have a great day.

    GUD, The worst management Ive known. ******* ***** is up charging and cannot answer to why the cost is going up they have nothing to offer except a park. I have fees that I was told would be removed from my account and to find out that was a lie and that I have to pay the full amount owed and then file a dispute to maybe get it back. waited 2 weeks of calling and leaving voicemails until getting a call back to find that out and now there are more fees added and processing fees. Company is a scam and just there to take your money and to not make your community a better cleaner place to live.

    GUD failed to provide oversight on a Riata West Community Association common wall improvement project when their property manager ***** ***** failed to provide oversight on the contractor. At the last minute, telling the Board "I'll take care of this now, I've worked with ***** (*****) before." Turns out Mr. ***** broke away from a licensed reputable contractor, ********, and formed his own company with minimal liability registered as Elite with AZ-ROC #****** right before the contract was voted on. The project went south. ******** *. signed two checks to them totaling just under a quarter million dollars. The walls are now in limbo due to a lack of promised quality and ******** *. has nothing to get our walls fixed and/or our money back but stall.

GUD Community Management continues to manage the community with the utmost professionalism. We do assist in the proposal process, helping guide the board of directors as best we can. Ultimately, the board of directors sign the agreement with any vendor. We do not control the quality of work performed, as they are not our employees. We highly recommend the utilization of third party engineers to oversee large projects, such as these. Payments to vendors are paid at the discretion of the board, whose approval was given. The moment the board of directors mentioned concern, we immediately provided recommendations for legal counsel.We wish you and your family nothing but great tidings and cheer during the holiday season, Mr. **********

    ******** ***** owner of GUD Community Management (took over HOA's managed previously by **********************) has been bad for our HOA. GUD Community Management has attempted to charge owners more than legally allowed per A.R.S. for making copies of HOA documents. *** employees claim ************ policy, we do not email items pertaining to records requests." GUD attempts to charge .40 cents per page when A.R.S. makes clear they can only charge fifteen cents per page. *******. ********************* and other records A. Except as provided in subsection B of this section, all financial and other records of the association shall be made reasonably available for examination by any member or any person designated by the member in writing as the member's representative. The association shall not charge a member or any person designated by the member in writing for making material available for review. The association shall have ten business days to fulfill a request for examination. On request for purchase of copies of records by any member or any person designated by the member in writing as the member's representative, the association shall have ten business days to provide copies of the requested records. An association may charge a fee for making copies of not more than fifteen cents per page.

    GUD and *** ******* have been our HOA Management group for a few years. The original company, Snow Property Management was purchased by the current owners of ***. While hesitant at the beginning of the transition, with some transparency, we as a Board continued with the company. The website was upgrade and the access to accounts on line has improved. The community is continuing with it's interaction with the company and the Property Manager is responsive and works on resolutions in timely manner. As a smaller HOA, it is difficult to always be provided the attention that each community deserves. *** has been able to accomplish that in most cases.We appreciate the working relationship and process of the Management Company
