      Im out of state and just recently purchased my grandmother's house now that she had to move into assisted living. I was expecting a nightmare getting it ready and set up for a rental, but Forester at On-Q crushed it. The process so far seems smooth and painless. I don't have renters yet but it's only been one day since I finished up the onboarding process. The inspector /photo guy they sent over to inspect the house also was on time and professional. Forester has pretty much handled everything so far up until now and I'm happy so far. Time will tell how the actual renter and property manager process goes. Stay tuned.

      ********* was amazing to work with from start to finish. He was prompt with our meetings and was flexible with his schedule to accommodate mine. ********* help make this process extremely easy as he outlined everything that needed to be done and walked me through the process. I could not have asked for better service.

      Ever since I hired On Q Property Management as my property management company, I have had nothing but headaches. Since then the tenants either have not paid their rent or have broken rules against the **** which is leaving me with quite a few dollars in fines that I have to pay and theyve also requested a brand, new air-conditioning unit even though one was just placed six months ago. I have tried very hard to be patient with this couple in my home. However, they have been nothing but a headache. I almost rather just pay the Mortgage myself and figure it out. Then to continue dealing with him every month. Because at this point, whats the point in having a Mortgage management company if the tenants are just bothering me anyway over stuff that is not worthy of a phone call. I would hope that we can all get on a phone call together to discuss what the problem is. Because at this point, Id like to discuss eviction.

      **** and ***** inspected property.They were great friendly, cordial and professional.Also **** has been responsive to all requests and inquiries!****** is an amazing mgr. Always immediately responding and answering calls and requests.

      I would give negative ratings if possible. I am deeply disappointed with my experience with OnQ Management. Our challenges began with their requirement for my adult special needs son to sign a lease, which was the start of many issues.Upon moving in, the property was in an unacceptable state of cleanliness. It took three weeks for any cleaning to be done (besides our own of course after driving 15 hours, this is the last thing we wanted to do) and they only managed to clean the stove, walkway, and bathrooms.We have also had ongoing issues with a leaky sprinkler system, leaky pool, and pool not maintained as agreed upon. The lawn was not serviced as lease stated, which we were paying extra for a month. Despite sending multiple companies to fix it, it appears the goal was to find the cheapest solution.The most distressing issue was our hot water heater leaking, which took several weeks to address. This delay led to mold, temporarily displacing my special needs son, and we were without hot water for eight days. There was a clear lack of urgency and understanding of how critical it is for someone with special needs to maintain a consistent environment.Overall, the experience was extremely difficult, and I cannot recommend OnQ Management to anyone. It's important to share these experiences to help others make informed decisions. Best of luck in your rental journey!

      I had some new tenants moving into the property in just a few days and needed help getting my rental property squared away. The initial property manager they assigned me told me they would help me get the house cleaned and everything with their contractors ******* services. So I paid for these services. But they never showed up. So my property wasnt ready for my new tenants. I called and my property manager was on vacation..******* stepped up and helped me get everything done very quickly and efficiently. She made me feel a lot more in tune with everything so I asked her to be my personal property manager from that point on.Shortly after ******* quit.This new property manager was like a ghost. She never told me when inspections were completed and never gave me any updates on anything like ******* did. I feel like I had to constantly call up to see what is going ***** property ended up getting damaged and she made no effort to stay on top of it. She told me mammoth would get in there and check it out. Weeks went by and I didnt hear anything so I had to constantly email/call to see whats going on. They had no sense of urgency to go and check out the damage in my property. So I ended up flying out there myself to check everything and had to use my own contractor to assess the damage.When i got my quote it was pretty hefty and OnQ didnt want to make my tenants pay for it. So they finally sent in their mammoth services a week later after I got my quote and gave a way cheaper quote to fix only a part of the damage. I didnt agree with this because I wanted my property fixed correctly. But they refused to charge my tenants the quote my contractor gave me. And would only charge them the quote that was done by their mammoth services a week later So I had to pay out of pocket to have my property fixed. They also have tons of hidden fees and service charges. Theyre just here to take everyones money they dont care if your property gets destroyed.

      On Q has been great to work with so far, and we're glad we chose them to manage our first rental. We weren't sure if we wanted to deal with the hassles of being a landlord, but our portfolio manager **** was very helpful in laying out our options and making it an easy decision. After deciding to go with On Q we worked with **** for onboarding and he was equally helpful in getting our rental ready. Overall, we're impressed with the team and look forward to working with them more.
