      **** and ***** inspected property.They were great friendly, cordial and professional.Also **** has been responsive to all requests and inquiries!****** is an amazing mgr. Always immediately responding and answering calls and requests.

      I would give negative ratings if possible. I am deeply disappointed with my experience with OnQ Management. Our challenges began with their requirement for my adult special needs son to sign a lease, which was the start of many issues.Upon moving in, the property was in an unacceptable state of cleanliness. It took three weeks for any cleaning to be done (besides our own of course after driving 15 hours, this is the last thing we wanted to do) and they only managed to clean the stove, walkway, and bathrooms.We have also had ongoing issues with a leaky sprinkler system, leaky pool, and pool not maintained as agreed upon. The lawn was not serviced as lease stated, which we were paying extra for a month. Despite sending multiple companies to fix it, it appears the goal was to find the cheapest solution.The most distressing issue was our hot water heater leaking, which took several weeks to address. This delay led to mold, temporarily displacing my special needs son, and we were without hot water for eight days. There was a clear lack of urgency and understanding of how critical it is for someone with special needs to maintain a consistent environment.Overall, the experience was extremely difficult, and I cannot recommend OnQ Management to anyone. It's important to share these experiences to help others make informed decisions. Best of luck in your rental journey!

      Ms. ****** ********* who is a property manager and manage our property in Gilbert *** through what she has been done I like to give 'On Q five stars review , ****** has been doing excellent Job on the service , rent out, On Q property Managment is the best !

      I rented one of there properties and the whole term of our rental was a nitemare,from emails,to the communication,to the lack of sense of urgency. we had numerous issues with the rental from an recalled electrical panel that never got replaced,maintenance request that took them a couple days to respond to.and now our lease is up and we're moved out we did the best cleaning we could,despite we weren't sure of the paint to use as there was only one can. things should be properly inspected to make sure this is safe living space.i don't feeli like this was as the owner never replaced the recalled electrical panel which was my biggest concern,if something were to catch on fire this would be a huge liability ******** I just received the repair bill and it's insane over 700 dollars this is absolutely ridiculous as Many issues as we had with this place I'm seeking to get relief from this i would not recommend this property management. help please the lack of communication the sense of urgency is just not there when things need attention,

      Just recently moved into a unit controlled by Q. Thought this was going to be great new place new management. Little to my knowledge it was far from what I expected from supposedly a reputable company. I expected so much more. The place wasnt even clean when I received my keys. There were bees everywhere and I mean everywhere. Dead in the windows the lighting and the fans. I called so they can get little things done like most the lights were burnt out and no resolution till this day. Ive been here almost 20 days now and no one has scheduled time to get this done. I work nights so Im always home no excuses on my end. I wax so excited on this move only thing making my home feel like Im living for a slumlord is this company. They pretty much just show up to collect rent. What food are they in a real situation thats what scares me. This is by far the worst experience Ive had in 15 years of renting apartments to homes. I hope if youre stuck with this company you have a better experience. I hope it gets better soon.
