      When I had a slow leak in the kitchen ceiling from the bathroom above, OnQ, ****** especially, responded with immediate attention. It wasn't an emergency though I had an appointment for a plumber the very next day with a two-day turn around on repairs. The ceiling and toilet are now fixed. Overall, it was a swift and pleasant experience. They always seem available to answer my questions, or address any of my concerns. Considering their current state of operations as well as their esteemed professionalism, I would recommend OnQ property management as I feel respected as a tenant which furthers my confidence in the services they provide.

      I hired OnQ Property Management to handle my rental property in *****, and it turned out to be a nightmare from start to finish. The entire process was full of unexpected difficulties and poor management.From the beginning, when I requested the property to be posted for rent before the tenants moved out (a process I had successfully done myself in the past), they advised against it, saying the home had to be "move-in ready" first. However, after the tenants moved out, no one from *** was present to receive the keys, leaving me to remind the tenant where to drop them off.After that, it took them an unbelievable six weeks to get the home ready and listed online. Even when they finally posted it, the links on sites like Zillow and Redfin were broken, so no one could apply for the property. As a result, we had zero inquiries.The contractors they hired took weeks to make minor repairs, and they painted the walls the wrong shade, further delaying the process. My property stood empty for two months, which had never happened in the six-plus years I managed the property myself.Frustrated, I asked them to stop working on the property, hired my own agent and handyman, and it was rented within one ******* make matters worse, OnQ then sent me multiple charges and late payment notifications after I had already paid for all services. They expect you to manage them at every step, while nickel and diming you for poorly rendered services.I strongly recommend staying away from this company if you want to avoid losing thousands of dollars in lost rent and terrible maintenance services.

      Stay away from this, we got our rental house super dirty despite following all requirements. Dirty carpets, dirty greasy kitchen and lots of maintenance issue, not working appliances and after reporting those issue, *** response was the owner is not willing to take action as it is old appliances and no parts are available in market. The ceiling fan in master bedroom was turning on when we turn on light in highest speed and we cant turn it off as all strings were missing which is very inconvenient. We reported those several time to our unprofessional property manager and her was no any action as always. Broken blinds were reported during move in inspection, and she billed us to replace blinds when we move out.. OnQ took monthly commission from us but they are always on landlords side and they dont care about tenants. IT IS A NIGHTMARE STAY AWAY FROM THEM they even charge you fees when you pay rent online. In every lease you will be force to sign mandatory VIP package which is just $35 paid for absolutely nothing.

      Just recently moved into a unit controlled by Q. Thought this was going to be great new place new management. Little to my knowledge it was far from what I expected from supposedly a reputable company. I expected so much more. The place wasnt even clean when I received my keys. There were bees everywhere and I mean everywhere. Dead in the windows the lighting and the fans. I called so they can get little things done like most the lights were burnt out and no resolution till this day. Ive been here almost 20 days now and no one has scheduled time to get this done. I work nights so Im always home no excuses on my end. I wax so excited on this move only thing making my home feel like Im living for a slumlord is this company. They pretty much just show up to collect rent. What food are they in a real situation thats what scares me. This is by far the worst experience Ive had in 15 years of renting apartments to homes. I hope if youre stuck with this company you have a better experience. I hope it gets better soon.

      Just wanted to give a shout out for ***********************. The amount of organization, compassion and Initiative this professional young woman gives is absolutely incredible. If you have any issues, she's there and willing to help no questions asked. This problem solving rockstar has made my experience with On Q Property Management a dream. I will always be asking for her from now on.

      Our upstairs neighbor left water running and our condo flooded. We have been out of our home since the end of July. Today is 8/15 and not only have they not started repairs but an adjuster hasnt been out to look at the property for repairs. OnQ has terrible communication and they are treating us like s*** as if we did this. We are the victims, the upstairs neighbor is the cause of this mess. The unit is not livable so we have had to intrude on family and friends. This has been a terrible experience. The employees get to go home at the end of there shift while we are sleeping on the floor at someone house, instead of in our own bed. If I could post the pictures I would.

      In the beginning I was convinced they were a great management company, but since my opinion has gone downhill. Due to the negligence of the tenant above, we had a terrible leak that in turn flooded and large portion of the property. Now, the leak happened on July 24th, we were out of the house and in an air bnb July 29th-Aug 1st. Aug 1st to today our family of four (including at 7mo) have been cramped at a family members. Demo was finished Aug 1st, and nothing else has been done since. We were told it would take all of August, the month is nearly through and nothing had been touched since. And I could forgive and understand all of it if communication wasnt so terrible. I text, email, beg and get responses anywhere from hours to days later, and unfortunately at times, no response at all. Of course you cannot pay people to care, but its sad it seems as they do not, especially in a field in charge of peoples homes.
