    Once you have purchased your home and are past the one year, there is very little enthusiasm on part of Wren Homes to offer any assistance even if the initial issue was caused during the build. For instance, building an adjacent home that causes water to stand in your yard, or misaligned gutters which owner wouldn't know about unless he/she climbs the roof. The yard alone caused me thousands because of extrenelly poor quality sod, an issue which I raised at the onset but was refused a remedy.

    The home closed on October 31, 2023 and the first warranty request was submitted in January 2024 (following several days of heavy rainfall). At that time, we identified an issue with standing water at the rear of the property. In response, we had our contractor return to rework the swale to improve drainage.


    Regarding the sod, our builder warranty does not cover landscaping or sod, as outlined in the homeowner documentation provided at closing. This is due to the many variables outside of our control, including homeowner maintenance practices, weather conditions, and irrigation. We do recommend that homeowners engage a lawn care service to ensure proper fertilization, treatment, and watering.


    In June 2024, Mr. ******* submitted a warranty request stating that the sod in his backyard had died. We reiterated that sod is not covered under warranty and explained that the unusually cold winter may have delayed the grasss recovery.

    In July, Mr. ******* again reported that the grass had not returned. Upon inspection, our warranty team observed signs of overwatering and noted several modifications to the backyard, including:
    -Extensive hardscaping
    -Decorative rock beds
    -Large wooden planter boxes near the fence line


    A third-party-installed fence placed directly in the swale with minimal clearance between pickets and grade
    These alterations have likely contributed to the poor sod performance. It is also worth noting that the neighboring yard next door to Mr. ******** property is healthy, and the homeowners have not reported any issues.


    As for the gutter system, we have reviewed all submitted warranty claims and found no record of any concerns related to the gutters. If this occurred after the one-year builders' warranty then it falls under homeowner maintenance.  

    We contacted the homeowner within one business day of their outreach to the *** and BBB in an effort to resolve the issue. However, based on our review and the documentation provided at closing, the concerns raised are outside the scope of our warranty coverage.

    We purchased a new home built by **** December 2022 and, after about a year, noticed widespread yellow discolouration on our walls and ceilings, extending beyond the tape lines. We reported this issue to the builder, and while they initially promised to address it, no corrective action was taken. Despite our complaints, the ********************* *************** did not require **** to take corrective action. BBB sided with ******** resolve the issue, we hired professional painters from 360 Painting, who determined that the yellowing was due to the absence of a proper primer. To fix the issue, we had to apply an oil-based primer followed by *******-******** ******* interior paint, which cost us $7,200.Unfortunately, some areas of our home-two bedrooms, a pantry, and closetsstill exhibit discolouration.Interestingly, a neighbour has reported experiencing the same problem. We are sharing our experience in case others have encountered similar issues. With an excuse of misusing a ventless fire place.

    We moved into our home about 2 years ago now. I cannot emphasize the poor craftsmanship. Since moving in, a lot of corners have been cut, leaks in our roof and mold has been found in our home. **** needs to be held to a higher standard with these "high-end" homes

    While it is always our goal to exceed industry standards and building codes, sometimes the criteria spelled forth in the North American Home Builders Guidelines and International Residential Code is needed to validate the legitimacy of a homeowner's concerns.  All warranty claims are evaluated based on the criteria spelled forth in these documents and it is considered the industry standard. To our knowledge there has never been any mold identified in this home. We have no record of the homeowner having concerns about mold. The homeowner did have a roof leak repair in July of 2022. This repair work was completed to the homeowner's satisfaction along with all the other legitimate warranty requests they submitted. This review, along with reviews #***** and *****, should be evaluated collectively as they are neighbors and cannot be substantiated to any degree that a reasonable person would entertain their legitimacy.

    Quality is not up to standard for their prices. Most of all their employees (to include **************** himself) make threats, lies & will refuse to make good on a majority of warranty work. Major problems with uneven floors, cracked concrete, lots of mold issues, uneven walls & many more issues. Thats what you get for your money with a Wren Homes.

The homeowner did file a claim for an uneven sub floor in the bonus room of the residence. It was completed to the homeowner's satisfaction in July of 2022. The homeowner filed a claim in the March of 2022 for potential mold behind a vanity sink cabinet in a guest bathroom. Wren Homes hired a 3rd party remediation company to perform the necessary cleaning and provided the homeowner with a new vanity cabinet to restore it to its previous condition. Exterior concrete is not a warrantable item as it is exposed to weather and variable traffic. The homeowner did not agree with that conclusion, and it is still a talking point to this day.  This review, along with reviews #***** and *****, should be evaluated collectively as they are neighbors and cannot be substantiated to any degree that a reasonable person would entertain their legitimacy.
