I received a "Final Notice" in the mail on paper formatted like an invoice, not on letterhead. The paper used my mortgage holder's business name in bold a couple times on the page. The paper also used many of the phishing techniques that I am aware of: terms and words to evoke a sense of urgency, emphasis to use their number instead of contacting my bank, listing the bad things that could happen if you don't follow. At the bottom of the page in small print is "We are not affiliated with your current mortgage holder."
