    Date of the Transaction:Home purchase finalized in February 2023.Amount Paid to the Business:Approximately $1.1 million (full purchase price of the home).What the Business Committed to Provide:Tamarack Homes committed to delivering a new, safe, high-quality home, built to code and free of major construction defects. As this was our second Tamarack home, we trusted their reputation and expected reliable workmanship and support.Nature of the Dispute:Shortly after moving in, we experienced several serious safety and construction issues. In June 2023, just four months after possession, our electrical panel caught on fire due to improper installation. Tamarack replaced it, but the incident endangered our ******** September 2023, we discovered a leak in the primary bathroom, which led to mold in both the bathroom and adjacent bedroom. Tamarack repaired it, but mold reappeared in September 2024, requiring a second full renovation.Following the initial mold exposure, I developed serious health issues and, after several consultations, was diagnosed with mold illness. My out-of-pocket medical costs total $4,963.92, which includes specialist visits, tests, supplements, and therapy. I submitted all documentation as requested. Tamarack dismissed my claim because my diagnosis came from a naturopathdespite mold illness often being diagnosed and treated by environmental health professionals.Has the Business Tried to Resolve the Problem?Tamarack offered a non-negotiable $450, which does not cover even one medical test. They also cite post-cleanup air quality results rather than conditions at the time of exposure. Their response has been dismissive and hurtful given the severity of the situation.Desired Outcome:I request full reimbursement of $4,963.92 in documented medical expenses. This is not about profit, but about holding Tamarack accountable for construction defects that have significantly harmed my health, finances, and quality of life.

    The homeowner discovered a leak in their shower sometime around October 2023, which we agreed was a problem to be fixed.  We immediately dispatched our service team and made an attempt at repairing the defect at that time, but unfortunately, we were not successful, so we had to return again a few months later to repair the leak again.  Sometime around October of 2024, the leak was repaired successfully.

    At the time of the repair, we hired a Mold Remediation Specialist to sample the air quality of the home, and the results indicated low levels of mould, which is very normal.  The levels of mould outside of the hose were 100x higher, which is also very normal because mould is a naturally occurring substance that is everywhere in our environment.  In the opinion of the mould specialist, the mould found in the air was not at a level that would impact the health of the occupants.  There was no urgency in their findings.

    Since or during this period, the homeowner started experiencing symptoms of an illness, which they believe is associated with mould exposure.  We treat this very seriously, so we asked them to send us a letter and any testing results from their doctor to show how the mould in the home was associated with the illness.  They did not send us any test results but did send us a letter from a Naturopath that said they believe the illness is related to mould exposure.  There was no blood or urine testing to show mould in the system and upon further review, we discovered that the Naturopath only performs appointments virtually.  Not only was there no testing performed, but the doctor did not physically meet with the client.  For us, this is not enough evidence to prove that the water leak is related to the illness.  There is also approximately $4,000 is costs sent for vitamins and supplements prescribed by the naturopath, none of which are supported or paid for by our Ontario Health Plan (OHIP).  There was no bloodwork indicating the presence of mould in her system and the "medication" prescribed is not something that our Ontario Medical System supports financially.  Because of this, and the results of the air test, Tamarack refused to pay.  We did offer $450 to cover the costs of one of the doctor's visits, however this offer was refused. 

    In the end the homeowner paid out of pocket for the advice of a Naturopath, which they are entitled to do, however going outside of the medical system and providing no test results is why Tamarack has not offered to cover the rest of their costs.

    Thank you for reviewing my case. I must respectfully reject Tamarack's response, which misrepresents both my medical documentation and the nature of mold-related illness.

    Clarification of Timeline & Evidence:
    1.Water damage and mold occurred twice in the same area of my homefirst in October 2023, and again in August 2024. No mold remediation or testing was done after the first incident, despite visible mold and my escalating health symptoms.
    2.Tamarack only conducted air testing after the second mold discovery. Their conclusionthat indoor mold levels were lower than outdoorsdoes not reflect the air quality during the period of actual exposure when mold was visibly present and unremediated.
    3.I did submit a medical letter (attached again here) from my licensed Naturopathic ******* *** is regulated in *******. She confirms my diagnosis of chronic urticaria triggered by mold exposure, and explicitly links my symptoms to the mold found in my home.
    4.I also submitted extensive lab testing, including a GI-MAP stool analysis and IgG food sensitivity panel. These tests confirm significant gut dysbiosis, food sensitivities, and immune system disruptionsymptoms consistent with long-term mold exposure.
    5.Tamaracks claim that there were no tests is false. While mold-related illness is not typically diagnosed through urine or blood, it is recognized by environmental and integrative medicine through clinical evaluation and functional testingwhich I have provided.
    6.I never asked Tamarack to cover vitamins or supplements alone. My total medical expense claim of $4,963.92 includes:
    -Consultations
    -Specialized diagnostic testing
    -Prescribed treatments to manage my symptoms (including skin reactions and gut inflammation).
    7.I also want to emphasize that I have never experienced chronic urticaria or related symptoms before moving into this home. This condition has seriously impacted my daily life, emotional well-being, and finances. The $450 offer does not cover even a single test.

    My Request:
    I am asking Tamarack to:
    -Reconsider my claim based on professional medical documentation and test results now submitted.
    -Acknowledge the connection between repeated mold exposure and my health issues.
    -Provide full reimbursement of my documented and submitted medical expenses.
    I truly hope this matter can be resolved fairly and respectfully. This is not about profitits about accountability and being able to recover from a health condition that was avoidable.

    Tamarack homes were to fix a warranty issue on my home and this work has been pending for over 3 years now. There are several issues but the issue started as the concrete on my porch and garage was peeling off and this was first reported in 2018/2019 when the home was under Tamarack warranty. After multiple calls to address the issue, Tamarack showed ** in August 2022 to repair the front porch first. Instead of repairing the porch, they covered the concrete peeling with epoxy coating. They said they will come back and fix the garage later. In a few months, the epoxy started peeling off too (see pictures attached). I reached out to Tamarack and they came back to check the epoxy peeling only to find out that the concrete on my porch is quite porus and the entire porch needs to be redone. After multiple emails, Tamarack scheduled to fix the garage first this time but no one showed up on the scheduled date.

    Due to the creeking wooden sound, Tamarack removed the carpet to fix the wooden floor. Once the carpet was put back it was not even, threads were coming out of the corner and carpet was cut for patchwork which is visible to the naked eye. We contacted Tamarack for replacing the carpet or fixing it later year 2022 in the beginning of the year. Back and forth emails not being replied too, multiple staff contacting without any clue of the background created confusion, missed appointments inspite of us taking off from work wasted our time. Finally, they offered $1 which was an insult to the issue and us. We also wrote to Mr. *******s office directly but there was no acknowledgment or solution accept increment of settlement to $3k. We eventually agreed considering the big cooperate taking advantage of customers reach and limitation. Inspite of making it simple and ending it soon, now since Jan there is back and forth emails of correcting the agreement content. The settlement was for the carpet but the letter talks no were about carpet and they want us to sign an agreement about wooden floor not creaking. I last wrote Tamarack office and to Mr. ****** around 29 May to change the content and our shock to how they are dealing with the situation. No reply since then or acknowledgment.

    To whom it may concern,

    Tamarack is in agreement that there were floor squeaks to be resolved, which have been taken care of and the customer is satisfied.  The issue at hand now is that there is a piece of carpet to be replaced, however an exact match has been hard to find.  As compensation we have offered a cheque in the amount equal to the cost to replace the carpet, which the customer has accepted, however they were not comfortable signing off a waiver clearing Tamarack from future responsibilities regarding the floor squeaks.  We will amend the language in the waiver, removing reference to floor squeaks and the customer will now be able to sign.  There is no further work to be done in this home.

    Hello, My name is ***** *******. I am reaching out for your assistance on major health concern on my front yard. It's been over 3 years, that I have the possession of my home, and there one major issue that has not been resolved by the builder.
    The grading level of the front yard has not been completed yet. There is a "water valve" on my front yard which is not pulled up to the ground level. I have reach out to the builder "Tamarack Homes" customer service many times as well as the City of Ottawa, to get this matter done. But no one is taking any ownership of this matter. I have emailed them numbers of time but they not even care of replying to my emails. It is very unprofessional and careless behaviour from both entities. I am putting my family's health and other individual's health at risk. I request you very sincerely, to intervene in this matter and do the need full.

    Please take this matter seriously and get this problem resolved at the earliest possible, it has been over 3 years already.

    This message is to confirm receipt of this complaint as well as to confirm the work to repair the problem has been completed on May 8th, 2023.  The homeowner had been in contact with Tamarack for several months and because of the winter weather we were not able to complete this repair until now.  I have confirmed with site staff that the work was completed today, and that the customer is happy.
