    According to information in BBB files, Excalibur Homes LLC  has a pattern of complaint alleging Service or Repair Issues.

    Specifically, consumers are alleging difficulty in reaching the company and delays in getting their work orders or maintenance items completed. 

    Consumers are further alleging that the company has withheld their security deposits without cause.

    On April 25, 2023, BBB sent correspondence to Excalibur Homes LLC to request their voluntary cooperation in resolving the unanswered and unresolved complaints as well as their cooperation in eliminating the pattern of complaint.

    On April 28, 2023, Excalibur Homes LLC responded with the following: 

    Our company manages over 8000 rental houses.  Our "customers" are the property owners and they are very satisfied with our service.  The BBB is getting complaints from tenants.  We do not represent the tenant.  The BBB has made it easy for any tenant with a complaint to try to damage our reputation even after a judge has sided with the landlord.  The BBB is unable to accurately reflect a property management company's actual success.  So we are withdrawing.

    In April 2023 BBB investigated Excalibur Homes LLC's business practices. This investigation was prompted by consumer inquiries, customer reviews, and complaints. 

    Specifically, consumers are alleging difficulty in reaching the company and delays in getting their work orders or maintenance items completed. While other consumers are alleging that the company has withheld their security deposits without cause.  One consumer stated, “My move out inspection was completed on April 4. After I did not hear from the company for some time, I decided to reach out on April 12, to inquire about my security deposit being returned. My property manager advised me that my $2,450 of my $2,650 deposit was being returned. I asked when I could expect the check in the mail. [The property manager] advised that the check was mailed out on April 30 and it would take up to 30 days. I have since reached out pleading for [their] assistance to confirm what address they mailed the check too. have emailed [them] several times with no response regarding the return of my security deposit.”  Another consumer stated," a maintenance request was created in October 2022 regarding a fallen light post. It has been almost six months, and the request has not been resolved.  I made a maintenance request because a light post that is in the front yard of the house I am renting fell over and needs to be replaced. I created four different maintenance requests because each one was left ignored. It is now an HOA violation and is still laying on the ground with no scheduled appointments to come and take care of it.”  Similar issues have been in multiple complaints.

      Terrible experience. Office staff does not answer the phone. constantly changing property managers. We had multiple dead trees fall because they owner chose not to remove them and Excalibur was ok with this. One hit their own home and in the process trapped our vehicles in causing us to **** to work at our own expense. We had a utility room light out for 4 months causing us to do laundry in the dark and there was no urgency by Excalibur to make the homeowner fix it or countless other electrical issues. Our daughters room had rotten windows that could not be repaired during the winter and ended up having to be replaced and the process took 3 weeks. Using a meat thermometer I was able to discover that my daughters room was 48 degrees during this time. She of course ended up getting sick. We had a roof leak in my sons room and it ruined his dresser. There was noticeable damage water damage on the ceiling before before water came through that our property manager was aware of but nobody cared. All of these this were inspected and approved ok by Excalibur before we moved in. Our homeowner also had certain rooms locked where they kept their things storage and we had to be available to allow them access as they needed it. At one point in November they interrupted our Thanksgiving to access the basement. Everything about this experience was bad. Excalibur is very one sided and only cares about the homeowners rights and could care less about the tenant's experience and their response time to assist. If you care about yourself, your family or your friends advise them no to use this company. By the way, their ratings are so high because the inspector requests that you log in to leave a review Infront of him. Things aren't always what they seem. You have been warned.
