Do not hire this company. They are unable to manage properties well and will leave your units vacant for MONTHS and charge you for things that they did not do.

I am missing/stolen funds totaling $1,394 from this company. In addition, a credit of $1,847 was clearly on my account prior to the closing/transfer in August but was never properly disbursed. My full monthly rent is $1,394, with my portion being $111 since February. *** payments were received and applied, yet incorrect reporting in their system has caused money to disappear. This issue has been ongoing for over two months, and I am fed up with being given the runaround by PAMs employees. I have proof of emails, text messages, and screenshots of my ledger balance before my account was closed. I was told the remaining funds were sent elsewhere, but the supposed recipient has confirmed they never received them. Even the property owner has acknowledged discrepancies, which I believe played a role in this management switch.I can forward every email and message regarding this matter to prove the funds were on my account. This is a large amount of money that has not been accounted for, and it is unacceptable. If PAM cannot resolve this matter and return the missing funds, I will have no choice but to pursue small claims court, which I truly do not want to do but may be forced to.Tenants deserve transparency, honesty, and proper handling of their funds. This experience has been stressful, time-consuming, and completely unacceptable.

I hired Performance Asset Management to oversee my rental property over the past few years, and unfortunately, my experience was consistently marked by poor communication and a lack of follow-through. According to our signed agreement, they were required to consult me before approving any repairs over $250. However, they repeatedly authorized and billed me for work exceeding that limit without notifying me. When I requested receipts or invoices to verify the charges, I received vague and unhelpful responses. The most frustrating issue occurred at the end of the lease in March 2025. Instead of handling the tenant’s security deposit as outlined in our agreement—deducting charges and returning the balance—they gave the tenant my personal phone number without my permission and told her to contact me directly. When I questioned this breach of privacy, they either denied knowledge or avoided taking responsibility. They also incorrectly charged me for rekeying the front door, accusing me of changing the locks, even though the original key was still in their lockbox the entire time. I reached out to Gino, who acknowledged the issue and promised to reverse the charges. Despite several follow-ups, I continue to receive apologies but no resolution. Based on my experience, I cannot recommend Performance Asset Management to either property owners or tenants. Their lack of accountability and professionalism makes them an unreliable partner in property management.

I also would like to leave zero stars, this company owes us our rent and security back still from April for breach of contract. We will be filing complaints across many departments. Very unprofessional company and poor communication. Never rent from them again.

If i could leave ZERO stars I would. Some of the worst communication skills ever. we asked them to update our bathroom as it was all original from 40+ years. Simple remove shower walls, replace with prefit, paint and a new sink. it took almost TWO months for them to get who ever they hired to get it done. Then they used the wrong paint, flat paint. Avoid renting from the company in any way. Their lease is full of **** that doesn't even apply to the type of property that this it. On top of it all they just got a new neighboring unit ready for new renters and are charging more for a two bedroom than our current three bedroom. The unit isn't even up to code as the electrical isn't up to date and they are calling the small 1 car garage a 1.5. Its hardly even one car. Stay away from them and any property they manage.

We love renting from this company. We've been renting from P.A.M. For a number of years. And they've always been prompt and professional.

Run! Dont walk from this company. This is the worst experience Ive ever encountered. My boyfriend and I viewed one of their properties in March. We applied and shortly after signed a lease for this rental with the advertised move in date being 7/1/23. Not long before we were to move in we noticed on the tenant portal that our move in date stated 8/1/23. We were never notified of this date change from anyone at the company. We tried to contact them by way of the phone number left on their website and tenant portal which goes straight to voicemail. We also sent a message through the tenant portal. With absolutely no response besides well look into it. We NEVER got a response back. My boyfriend had to store all of his belongings and he moved into my current residence because my roommate wasnt moving out. So we figured out the month of July. Two weeks before our 8/1 move in date we get a phone call telling us that Pam no longer manages the home that we signed a lease for and they were going to help us find another rental that would fit our needs. They gave us a list of 3. We were willing to look at one on the list since the other two werent close to meeting our needs at all. The next day we get a call stating that the tenants of the location wed like to view are being difficult with viewings. At that moment we knew we were done with this company and asked for our deposit back since they could not fulfill our lease. We continued to get the run around from anyone we were in contact with. Every conversations was left with a well look into it. It was a joke at this point. Im just say Im also 7 months pregnant and I need to find a home to bring my baby home to. We eventually signed a lease with another company and moved 8/30. My boyfriend spoke with someone recently and he told him we filed a complaint with the state and were finally seeing some movement in getting our money back on 8/10/23. If I could have left negative stars I would have. Run, dont walk!

I have applied to two PAM homes and both times scheduled an appointment to view the home only for it to be cancelled and I receive a message the home is taken off the market. It is amazing how PAM will accept applications, charge 35 dollars per, and then take the home off the market before an applicant can see it. I truly believe PAM is a scam. I can call any number listed at any time and only get an automated machine. We will never apply for a PAM rental again.

These crooks are holding my security deposit hostage. I have been trying to get in contact with their office for almost a month now. They don't answer their calls, their emails, there isn't a physical office despite what they have listed. We went there to talk to them. No one was there. They only responded to me because I threatened to file a police report. And then they went back to ignoring me again so I am filing that police report. They need to be put out of business.
