    One Way Properties was our property manager. The tenants that they vetted did not reimburse us for unpaid utilities (propane) and due to the tiered level of property management fees (we were paying the top tier) the property manager committed in writing multiple times to reimburse us for these unpaid bills. We have been trying to partner with them for payment for 10 months now to no avail, with a commitment within the last month to send us a check but no payment in the mail.

    A check was mailed, an email was sent to these clients. These funds are not required to be paid by us, however to help the owner out we mentioned that when we were able to help them we would pay these funds. As mentioned a check was mailed and an email confirming this was sent.

    I am rejecting this response because:

    We paid a higher tier for property management fees which provided coverage of up to $5000 in damage to the property (see attached fee structure). A commitment was made by this company (see attached email on May 11, 2023) to use this coverage to also pay for unpaid utilities. The total utilities charged by these tenants totaled $2498.31 (see attached .zip file) while they only paid a total of $1814.47 in utilities (see attached general ledger). We tried to work with the company on a professional level, and several commitments were made, but no check was sent until we contacted the BBB. When the check was sent it was in the amount of $147.91, leaving us still owed $388.02 for utilities only. 

    Additionally, we had uncovered repairs to the property (see attached invoice). These repairs totaled $2083.19. 

    The total still owed to us is $2471.21, which falls under the $5000 coverage that we paid for.
