      Company refuses to contact us regarding rental deposit. I am disabled and my daughter helps take care of things for me,she tried to get due date changed to avoid late fees but they told her over the phone they could not do that but would work with her. Now they say they dont have record of that and are charging us late fees. They NEVER respond to email or calls until at least 2 months later. If they would respond this could have been taken care of MONTHS ago. We have been moved out since the end of June and still have not received the full deposit or updated explanation accounting for full deposit. We were good tenants never had any problems and always paid rent every month. Its sad I'm an elderly disable woman that can not afford to loose any money and they won't clarify where the whole deposit went and why. My daughter found the error and remedied the sittuation of past due rent which was paid but an error on the money order place of purchace but they said they would look over their records and call on the 11th of last month they still have not nor have they returned my daughters multiple attempts to reach them. There is still an amount being withheld that we would like back or an explanation.

      This complaint has already been addressed previously and closed satisfactorily...please see prior complaint from about 2 months ago (? timing--same issue).  Previously,  to summarize... In researching this issue it was determined that the tenant had submitted a money order that was apparently illegible so the rent payment was processed both by the Bank and the Money ********************* as $400 instead of $700.  $700 was the amount owed by the tenant for rent and the amount the order was originally purchased for, but it was only processed for $400 when put through the banking system.  The result was a $ shortage in rent paid for that period as reflected on the tenant ledger.  The tenant did not respond to numerous requests to pay the balance owed. However, when the tenant moved out, the security deposit was reduced by the outstanding amount of rents owed at that time. That transaction appears to have prompted the tenant to contact our offices.  As was discovered, the Money ********************* did indeed collect $700 from the tenant but only paid out $400 when the Money Order was processed by the bank. $400 was the amount paid to the property for rent, not $700.  The tenant has already been refunded the difference by the Money ********************* who erroneously retained the $300 difference.  No other refund is due this tenant...they were paid the difference already by the Money ********************* which apparently created the confusion in the first place. This issue was discussed with the tenant over the phone. There was concurrence on the resolution at that time. The person offering the complaint here was not involved in resolving this issue previously and has not been involved in the bookkeeping with respect to this tenancy.  We are not sure if they are fully aware the issue has already been resolved or not, but this complaint is unfounded and untimely.

      I am rejecting this response because: The matter has NOT been resolved . Yes the part where they said the discrepancy with tje money order has been resolved which was not our fault it was not read properly and deposited  for less than the fully paid amount.We have records of how many times we attempted to contact them regarding their requests to pay and they never responded via email or phone. This company does not respond you can not reach anyone . There is a balance of $210 unaccounted for that they said they would look over and call back 8/11/2022 which they never did and have not responded to multiple attempts to reach them. They have not sent an updated explanation accounting for the remaining $210. We have been trying to settle this situation for months now. I can send email and phone records that show how many times we reached out and how mamy times they responded.

      Thank you for the opportunity to respond, again.  In the prior responses we made it clear this issue has been addressed. However, to reiterate: The history with this tenant spans several years.  In a nut shell the tenant short paid a prior months rent by $300. They did not correct that short pay during their tenancy, they also continued on a number of other occasions to pay late throughout their tenancy.  As we do with all tenants, if they are not able to pay on time or in full, we do work with them to catch up.  We have done so with this tenant on many occasions over several years (see attached emails). When a tenant carries a balance and does not pay it off, late fees do accrue.  If a tenant vacates and they have not paid the rents due in full, the outstanding amount of rent owed is deducted from their security deposit.  That is the case with these tenants (see attached Security Deposit Disposition).  The tenants were refunded from their security deposit $690.04; however, $509.36 was retained from their deposit.  The $509.36 amount owed and subsequently deducted was comprised of the $300 rents previously unpaid and an accumulation of late fees going back about a year.  (Please see attached statement showing the monthly entries.) After the tenant vacated and the deposit disposition was provided, the Tenant, working with us, was able to research why the short pay occurred and was able to recover their $300 (previously paid to the money order company, see attached documentation, but not paid to the property for rents) which resulted in the short $300 pay and balance owed to the property.  Throughout this process, prior to vacating, after vacating and certainly during the tenancy the management company was in communication with the tenant. We have addressed this issue previously and again now.  This is the last time we will be able to discuss this issue because like many small business today, we only have so many resources. The revisiting of this issue is taking time and energy away from other Tenants and Clients whom we also serve. 
      Lastly, we would also appreciate greatly the BBBs help in modifying the Tenants behaviorthey have gone on line and made a number of negative on line reviews which are frankly uncalled for and are damaging our business reputation without cause.  Tenant questions were asked and answered on a number of prior occasions and throughout their tenancy.  The Tenant just doesnt like the answer we have given them. At this point their behavior is bordering on harassment.  They may not be happy with the results of their security deposit disposition but their claims of no communication or withholding their funds unjustly are false; and, at this point punitive and frankly harassing.  We are formally requesting they retract those negative reviews as they are unfounded.       KPS is a rental company that bought the apartments we were renting at . They never responded after multiple attempts to contact someone at KPS until 2 months later regarding the fridge that was acting up and we thought was going out. Then we received a **** saying we owed rent and they were charging interest/ late fee. We did not get a response for approximately another 2 months after multiple attempts to contact someone at KPS asking to explain what month this was supposed to be from, during which time they continued to charge interest. When they did contact us they left a voice mail asking "How can we help" instead of answering the question that was sent in previous attempts to contact them. Finally they sent a detail of what they were saying was past due via mail. I sent them proof of payment and never got a response from them so I thought it was taken care of until we received more bills for the same thing. I gave 21 days notice of move out since we are month to month that we would be out 6/30/22. I received a voicemail 6/30/22 stating as long as we had keys we were still in possession and said they could not do a walk through as requested but would contact me the first week in July ( I still have not heard from them). I returned keys and notified them that day the keys were returned. We have tried to contact them multiple times regarding our deposite and have still not received a reply or our deposite back.We received another **** saying we owed the past due that I talk about above plus rent for this month and interest/ late fees. I have emailed, left voicemail and paper letters at drop box at their office since no one is ever there to talk to someone in person. Half the time the voicemail is full and you can not even leave a voicemail. Rent was $700 a month. We have been trying to resolve the past due (which I sent proof it was paid) since February to no avail and trying to get our deposit back since we moved out 23 days ago.

      KPS has been working with this tenant to resolve the outstanding amounts owed for approximately 8 months now. We do not have an ownership interest in the property but do assist with management.  There are no maintenance or move out issues.  The issue is related to a money order payment in the amount of $400 from December 2021. Rental amounts for this tenant at that time were $700/month. The documentation provided by the tenant, which we have reviewed, supports an obvious payment of $400 as do the banking and bookkeeping records for the processed payment. We can appreciate that the tenant is not happy with the results of the accounts review. The outstanding balance has remained for many months now. However, now that the tenant has vacated, the outstanding amounts owed have impacted the amount of the Security Deposit returned, which was processed and sent to the tenant.  In light of the renewed interested in resolving this issue, we are researching this again with the bank to re-confirm the amounts processed.  We have been in communication with this tenant on multiple occasions, both over the phone and via email.  Although we understand and can appreciate the tenants' frustration, the error does not appear to be on our end.  We have been in communication with the tenant as recently again as today.  They very clearly understand the challenges associated with that payment reflecting an amount of $400. If there is a banking error, and it can be corrected, we will do whatever we can to assist in correcting this error. But at this time the payment from December 2021 remains at $400, not the expected $700 which was owed for monthly rents.  Again, if an error has been made on our end we will do whatever we can to assist in getting that error corrected for the tenant. However, we do not have access to banking records for Money Order companies. The tenant will need to work with the company that issued the money order that was purchased to resolve the amounts processed on their end.

      ********************************* Kps did contact me only after filing this complaint. They said they did see where the mistake happened on the proof of payment I sent them. They said they saw where it looks like it is written as $400 but you can see the typed portion is $700.They did agree to look into it. I will go to the place I bought the money order from today and see what I can do to prove it was paid out. As for them working with me and communicating, I have both email and phone records that show they did not respond after multiple attempts to reach someone until at approximately 2 months each time. They stated in our last phone conversation they usually do not respond to emails but that they have sent documentation. They did in fact send bills regularly for months but I could not talk to an actual person to clear this up since they would not respond appropriately or in a timely manner.I understand being busy and short staffed as they told me but my records show the extent of my attempts to get a response and exactly how many times and how long in-between they returned an email or phone call.The matter of my deposit return is being addressed now although I have not heard back yet what they have on their bank record regarding the error which not my fault and I do not owe the amount they are stating.

      On 07/30/2021 we scheduled a property viewing at Park Place Apartments. The property manager gave us the application advised us to fill out and submit the applications that day (which the 30th was on a friday). The manager advised that the results of the application would be completed by Monday and to show that we were serious about moving in to put a 450 dollar holding fee. We dropped applications off at the ****** location drop box with a 90 dollar money order for the application fee. That following Monday I attempted to contacting KPS with multiple phone numbers to no avail in regards to the application as well as scheduling to deliver the holding fee showing that we were serious about renting from them. Cashier check was issued on 08/02/2021 and dropped off in box at the ****** location. I decided after a week and a half of no communication or returned calls. I requested the holding fee refunded. They are impossible to reach via email or phone. Look into their online reviews.
