    This management company is violating tenant law and licensing law, and are in breech of contract with me. 1) I hired them to manage my property in **********, **. In early August there was a flooding event in the home, rendering all 3 bathrooms unusable. The company did not repair the sewer system and did not repair the bathrooms, leaving my tenant without bathroom facilities of any kind for 2 months. The tenant reports that they were very spotty in communication and would rarely answer the phone. This matches my experience as an owner as well. See the attached emails for their lack of responsiveness. The only contact we had was through email except for one phone call with *************** 2) They have yet to refund my funds that were advanced for repairs never done, and they have yet to send me the security deposit for this property, though the agreement with them has ended as of September 30, 2023. 3) I have never spoken with or heard of the three licensed brokers who are supposed to be the ones acting as property managers. I have looked them up in public records to provide the best possible contact information and licensing information, but they are not actively involved in this business. The tenant also tells me that she has never heard of them or been in contact with them. All contact is with non-licensed employees posing as managers. *************************** has repeatedly said she is "management" for the company. 4) their lack of service and responsiveness to me as their client is certainly in violation of their agreement with me.     I will start first on a positive note. ***** is very friendly and attempted to be very helpful. Used all forms of communication that she could to get a hold of me. There was some issues with her phone breaking up so talking wasn't always the best form of communication. But email and text were fine. We made an appt to see a property which was then canceled the day we were to view due to some issues on that property that needed to be resolved. Disappointing, but fine. Rescheduled viewing and it ends up being open house style fine, yes let's schedule. I then inquire if there is already an application pending. Was told yes, but given the application info so I can go ahead and apply as well. Then was told to bring a $625 holding fee as well as spend the $45 non-refundable fee for the application. And told they will not run my application without the holding fee. Not only that, but under certain terms that they've laid out, there are reasons why you're holding fee may be non-refundable. Never, ever have I heard of this practice. So I looked it up. And it's actually a real thing that I guess a lot of places don't practice until after they have done the actual application screening first. (Which is something I understand and can vibe with.) But the law does state that no applications or holding fees should be accepted if there is a pending application (after all, that is what the holding fee is there for. ) IDK if this is the companies policy or the owner's policy. But it seems pretty shady to me. ***** would get a 5 star review from me if she would've told me this up front and also because this wasn't the only property I was invested in. I'll give her 4 stars because I do feel like she was trying to be super helpful. And it's only because of her that this company got any stars. ***** if your not appreciated in this company, move on. Your an asset and I do see and appreciate how you tried to help. So thank you for that.!

Upon reviewing the correspondence, it appears that ***** mentioned we had a pending application that has not been completed.It's important to note that a pending application is not a completed one, nor does it indicate receipt of a holding fee. For an application to be considered complete, payment of the fee and submission of the holding fee are necessary steps. While multiple individuals *** apply for a home, the application process isn't finalized until these requirements are met. This is why ***** emphasized the necessity of a completed application along with the holding fee. Without these, the home remains available for applications and is processed on a first-come, first-serve basis.Our entire leasing process is done in strict compliance with law. 

    Misunderstandings can happen, and we genuinely appreciate your patience and understanding. If you're still interested in the home, please don't hesitate to reach out. We're more than happy to assist you further.
