      We ordered a new Palm Harbor Home through *************** Homes in ********* ** on 5/6/2021. We were informed at the time that delivery would be delayed due to COVID related supply chain and labor issues, and the quoted price would likely go up (which it did by about 10%). The home (S/N *****) was delivered to our prepared site on 4/20/2022, and we were able to occupy the home on 5/28/2022. After our initial walk-through, to say we were disappointed would be an understatement! Fit and finish was terrible. Wallboard and texture was uneven throughout, doors were not fitted properly and would not open/close/latch properly, door hinge and latch screws were wrong size and scraped door edges, toilet in the Master Bath shook when flushed (still does), exterior siding buckled, decking warped and split, tile in Master Bath shower set uneven leaving sharp edges exposed and the top edge of the tile not closed out or finished, laundry drain not connected to sewer (laundry water emptied under the home for over a month before it was found), and more. In early October we were told by the dealer we had to sign off on repairs completed to that point, and were assured by the dealer that the one-year warranty would cover any uncompleted work or further issues. We left the home in late October after making arrangements with a caretaker to check it periodically. Heat was left on, set to 50 degrees. We returned to the home in mid-December. On our return we found cracks in filler between countertops and adjoining walls (probable incorrect materials used), Master Bath shower corners opened up (improper construction/tile setting, Federal Code violation) drywall seam in kitchen ceiling sagging, cracks in wallboard corners in Living/Dining Room (corners filled with rubber caulk, should be taped and textured), and more. We have contacted the dealer and factory. ****** refuses to look at these issues, and factory will not respond. (NOTE: Dealer is factory warranty rep for this area.)

      In response to ****************** unmerited complaint:
      The initial walkthrough was performed on 05/27/2023 upon their arrival from their winter home in *******. The ******* had unlawfully moved into their home months before obtaining final inspection and were given warning of unlawful occupancy before passing final inspection which they were responsible for. Their complaint states they were able to occupy, albeit unlawfully.
      The ******* were and are aware that their warranty comes from the manufacturer and not *****-Sell Homes even before purchasing their home.   
      *****-Sell Homes has performed all service work and went above and beyond any service issues they had. After the initial walk-through, we made trips on fifteen (15) separate days to perform and complete all service issues they addressed during their time of occupation and when they left for their ******* winter home on October 6, 2023. This is the deadline that they had given *****-Sell Homes for completion, and we accommodated all their demands.  
      All items listed in this complaint have been addressed and signed off by them on several occasions between their walkthrough and October Sixth. *****-Sell Homes is not responsible for any lack of care or maintenance while being cared for by any caretaker. As the homeowner, it is their responsibility to maintain their home. There are certainly no federal code violations, no general service issues, and no warranty issues. To further entertain any complaints from their lack of care for their own home is unwarranted.
      As a dealership, we are not employees of the manufacturer. However, a factory representative did visit their home to provide additional assessment and assist customer satisfaction. Furthermore, *****-Sell Homes, the **************** ********** of ***** and Industries, and the homeowner met in April 2023 to look into these issues. *****-Sell Homes and the manufacturer were deemed to have fulfilled their obligation and yet the vindictive and malicious complaints made by the homeowner demonstrate their own irresponsibility and unwillingness to maintain their own home. We have no control over what a homeowner does to their home.
      They have a beautiful home and we wish them the best.

      I am rejecting this response because:  

      What, exactly, was illegal about our occupancy.  Water, sewer, and electricity was connected, and we had completed a walk through with your representative.  And, to the best of my knowledge at the time, all required inspections had been signed off.  In addition, following our initial walk through and turnover of keys, you gave us 30 days to compile a list items to be fixed.  How could we possibly compile that list if we could not occupy the home?

      There is still confusion over who is responsible for performing warranty work.  You say it is the factory; the factory says it is the dealer.  And we, the homeowners, are caught in the middle with a home that is under warranty and needs to be fixed!  Is it going to take a day in court to resolve this?

      We purchased a tripple wide home from **** sell homes in Jan *********************************** March 12 2021 we have many issues with the contractor they hired to do our outside stuff and **** sell homes has sone nothing about it he even destoryed our property not once but sevaral times cutting a hole into our garage to install a water filtration system without permission damaging a hose a extetnoon cord being rude being late not coming out to finsh jobs ect... All this was reported to **** sell.homes they did nothing the worst part of it all is the house did not pass the last inspection due to standing water under the house a hose was left on and water got under there some how they blame us and refuse to do ANYTHING about it they r making us fix it no one from **** sell homes even checked to make sure the house was ready for inspection and im worried our foundation to.the home is not done right they don't care about any of this its been four months. And a nightmare

      In response to complaint # ******* *********************** is not a customer of *************** **********************. She is the daughter in law of the owner and was living on the property in an RV during construction for the new home at her choice. *************** customer had no knowledge or did ****** have the right to file this complaint against **************** Homes.

      **************** was ready for final  inspection and we  received the report from the inspector as to standing water under the home what we found is that ******s kids had run the hose under the home. When the customer was notified of the problem she asked us to help her so we could get inspection. *************** removed over 260 gals plus and dried out under the home to pass inspection. Also all services issues have been completed.

      I hope this closes the complaint against **************** Homes
