    I had a very positive experience as a tenant under GPS Renting. The property management, led by ****, was professional, responsive, and fair from start to finish. Key aspects of their excellent service included a seamless move-in, prompt attention to maintenance requests, and a completely straightforward and honest move-out process. It is evident that this company operates with integrity.

    AVOID ******************************** LIKE THE PLAGUE My experience as a domestic violence survivor seeking urgent safety was ABYSMAL. Julidee and GPS Renting repeatedly DENIED my application THREE TIMES, citing "past balances" and a MISERABLE obstruction charge ALL DIRECTLY RESULTING FROM THE HORRORS OF ABUSE I ENDURED. These are the EXACT factors that the Violence Against Women Act (VAWA) is supposed to PROTECT survivors from being discriminated against for! Julidee demonstrated a SHOCKING and HEARTLESS disregard for these fundamental legal protections and my desperate need for SECURE HOUSING.I even had a message explicitly conveyed to them, outlining the UTTERLY DIRE circumstances faced by domestic violence survivors when rental agencies like theirs callously refuse to uphold their legal and ETHICAL obligations. This plea for basic human compassion and adherence to the *** was met with COMPLETE SILENCE and Julidee's CONTINUED DISCRIMINATORY PRACTICES. It was as if my SAFETY and WELL-BEING were UTTERLY IRRELEVANT to her.The fact that a MINOR obstruction charge from YEARS AGO, directly linked to the CHAOS and DESPERATION of my abuse, was WEAPONIZED against me is UNCONSCIONABLE. The "past balances," ACCUMULATED while I was desperately trying to SURVIVE and ESCAPE a life-threatening situation, were held against me as if they were some inherent flaw in my character, completely IGNORING the TRAUMATIC ORIGIN of these financial ********* entire interaction with Julidee and GPS Renting has been FAR beyond mere frustration; it has been ACTIVELY RETRAUMATIZING and has CRUELLY JEOPARDIZED my ability to find the SAFE and STABLE housing I URGENTLY NEED. Their BLATANT DISREGARD for VAWA protections and their STONE-COLD, INHUMANE treatment of my vulnerable situation are UTTERLY DISGUSTING.If you are a DOMESTIC VIOLENCE SURVIVOR relying on the LIFELINE of VAWA protections, or if you have ANY past financial or legal issues that are a DIRECT RESULT of ABUSE, then stay away!

In your case, your application was denied based on a combination of factors, including but not limited to your credit score, credit history, and criminal record. These criteria are applied uniformly to all applicants, and while we understand this may be upsetting, we are obligated to uphold these standards.

    BEWARE OF GPS RENTING!GPS provided me with my first home in *******, which is really the only part of this experience I am grateful for. Here is what else they provided me with: -A filthy apartment upon move in, carpets appeared not cleaned, walls had holes everywhere, grease splatters -Carpet that was worn to the bone, luckily I didnt get charged for it upon move out -Carpet that got soaked from the leaky foundation during storms (which I submitted a WO for and it was never addressed)-Mid lease inspections (luckily I live in ******* or else it would have been a $100+ fee as listed within the lease.. to have my apartment inspected!) -A $35 monthly convenience fee to have access to an online portal.. which is actually illegal in *******.. Im not talking about a fee for paying, this is literally a fee to be able to pay your rent online through a portal. -A small list of vendors to use for move out cleans (apartment clean + carpet clean cost me over $500 for a 1 bedroom apartment.)-A charge for broken tile that was clearly documented upon move in, they remedied this but I had to be on my toes upon move out to not be nickeled & dimed -A breaker box that was attached to the common area hot water tanks and washer/dryers. This has now been a back and forth for about 2 months, as I was paying ************ Light bills near $500. At first they were understanding & looked into getting me a refund, now, they are illegally battling it by saying I was never charged the flat rate for utilities. And somehow that is my fault, also, they have passed the 21 day **** listed within RCW 59.18.280. They are now trying to back-charge me $1200. Not happeningOverall, not a good experience.

    We sincerely appreciate your feedback and would like to address your concerns regarding the cleaning and carpet cleaning in the apartment. It is important to note that the unit was professionally cleaned before your move-in date, along with the carpet. We had no prior knowledge of any dissatisfaction regarding its cleanliness after your move-in. We encourage open communication with our tenants, and had we been made aware of any issues, we would have taken immediate action to rectify them.

    Regarding the damages you discovered after moving in, we appreciate your effort in submitting photos for documentation purposes. We take such matters seriously and always strive to ensure that our properties are in the best possible condition for our tenants.

    As for the water damage due to the storms, we have conducted a thorough review of all work orders and have found no record of such an issue being reported. Regarding the breaker box issue, we made considerable efforts, collaborating with SCL and ***************, to address and resolve the matter promptly. Upon investigation, it was discovered that the breaker box usage was attributed to your usage, and there is a separate house meter that we pay for monthly.

    Discriminates - Has breed restrictions and requested a photo of our dogs after I informed them they are mixed breeds and even our vet ****** their breeds cannot fully be determined without a DNA test, though their documented burst guesses are not restricted breeds. All of our dogs legal documentation state mixed breed, which is what they should refer to by law. The manager (not a professional in the realm of dog breeds) incorrectly determined from the photo they are a restricted breed. Would not recommend any property managed by this company.

However, it is important to note that unfortunately, we do have certain breed restrictions in place and that information is located on our applications and on our website. GPS Renting evaluates all pet applications on a case-by-case basis, which is also stated on each rental listing. We do this to ensure that all pet policies are consistent and fair for all residents. 


    These restrictions are in line with our policies and regulations set by the property owners and our insurance company. We apologize that you had such a negative experience and wish you and your two fur babies the best of luck in your future home endeavors.
