This tenant is currently in eviction, due to owing a balance of $6289.00 in past due rent.

************************ Complex Review, if you are looking for an affordable apartment to move into this is the place but, do not trust their photos of the one bedroom apartments that they will show you on ********** they show a much nicer apartment than what you will be moving into into is an 80s designed apartment and not the newer one they show you on **********. However, prepare yourself to know that when you first move into the apartment that you could experience different maintenance issues and expect that unless, you write a letter asking for compensation that you will have things destroyed because, even though they say they did a walk through the dishwasher could flood the first day you go to use it. The bathroom sink leaks underneath on anything youve placed underneath the bathroom sink soaking everything including the bathroom floor. Make sure if you do decide to move into the apartment you check underneath the bathroom sink for any old water stains as I discovered underneath mine. Unless you are in desperate need of an apartment at a low cost to move into, I would not move into this apartment complex. Also, the apartment unit I lived in was not a secure unit. My front door had a gap between the door frame and the top of the door, it would be a door that could easily have someone break through the door. Plus, the construction of the apartment falls short. The walls and ceiling are paper thin and so you will hear everything upstairs and possibly all night long as I did. Id hear all hours of the night it sounded like the tenants were renovating the upper floor apartment all hours of the night, thumping noises. I ended up needing to call the local police department ten times in just two months. I have Never had to call the police that many times in my life. The tenants did not end up being evicted until a week prior to moving out of this apartment. In an entire year I ended up with maybe seventy-two hours of sleep in a year.

I am extremely concerned about the management I've been here since the summer of 23 and theirs been numerous landlords now we're under new management in *****. My neighbor is a racist woman who constantly harasses me and my kids as dv survivors my kids get scared easily and my neighbor bangs in my walls abd kicks them I have told management but at this rate I'm not sure who is in charge on top of the massive black mold in the whole house. And the high traffic of my neighbors constantly having cars come and go. What a shame it's a nice location to love but the people and management is trash. 0 starts I'm not walking on eggshells because of my neighbors my kids have a home to play In but I live next to a ***** it's so bad that I had to write a review . I pray this stuff stops

Move from ************ and started renting with Olympic Management Company in ****** by the ******* Never have I been late on rent, always pay the month before, never had a complaint or problem from me. On Dec. 7 as I was leaving for work the water heater bust and started leaking all over the floor. I turned the water off and called maintenance. They arrived 2 hours later and tried to fix the problem. Even brought a water heater from another house cause they was trying to get me hot water during the freezing times. This started on a Thursday morning and they couldn't fix because the pipes were old and clogged. No water pressure or hot water. Friday the 8th they come back and try to fix it with no luck. At this point I am calling the rental company asking if they would pay for me to stay in a hotel because it has already been 2 days without hot water and i am on blood thinner so get cold easily. Told them I havent been able to shower properly, wash dishes, or carry about my daily routine. They never returned my call Friday, Saturday, or Sunday and then when I finally got a hold of them on Tuesday they act like they didnt know the problem was that bad. They never check to see if the problem was fixed or if I was content with the work.

On August 31, 2021, Olympic Management Company sent me a letter regarding my utilities. The new utility billing system required residents to pay the landlord a flat utility rate. The flat utility fee was based on apartment size. Staying in a 1 bedroom / 1 bathroom apartment, I was required to pay only 70 dollars. On my November 1st 2021 rental bill , I was ordered to pay **** dollars in rent /utilities. I noticed the error right away. ******************, Olympic Management Company wanted me to pay 110 dollars. The 2 bedroom / 2 bathroom apartments had to pay 110 dollars. I was only suppose to pay 70 dollars. Inequality should not be tolerated. When I called the landlord to discuss the discrepancy, it was clear to me that she did not know what floor plan I agreed to lease. Over email, she wrote to me thinking that I stayed in a 2 bedroom apartment. I had to clarify to her that I stayed in a 1 bedroom apartment.Even after the conversation, the landlord still charged me the 2 bedroom utility rate. Harassing emails were sent to me by the same landlord to pay rental insurance. I tried to get my money back for overpayment on utility fees to pay for the rental insurance. I was denied the refund.I know that I paid extra in utilities. Am I now paying extra for rental insurance. Why didn't this company just pay for my rental insurance through their agency? On July 29th 2023, a new lease agreement was taped to my door. Well, at least the landlord put the utility rate as 70 dollars. This was the correct rate I was suppose to pay on November 1st 2021. However, the rent went up to **** dollars. On 10/01/2022, my rent was only 1640.00.This landlord finds countless ways to make more money from me. I hope other tenants do not suffer under her wrath , as me.

Please provide information about your utility charges to ************** and if an error occurred, a rent adjustment will be made. Arendal does not pay for tenants renters insurance, it is the tenants responsibility to fulfill this requirement. If a tenant does not get renters insurance, they must pay a renters insurance fee of $50.00 per month. The rent increase is a reflection of rising rents in the ******* market.
