      My lease started 4-1-05. The propery management company has been terrible since they took over in 2023. The are raising the rent on 10/1/24. The sent me a lease 9/12/24 which they have since removed for 4/1/25-3/31/26 in which they raised the rent to $1699. Since I complained as to why they were sending it so early, they decided to cancel my current lease and then as retaliation, they raised the 1699 to 1725 to start on 4/1/25. I asked them to explain why they the rent is increasing every six months and they purposely ignored my question. This compay has poor administrative staff, poor staff overall, lack of customer service, no common courtesy and the men who work there are rude and disrespectful to women. Their misogynistic attitudes is why i cannot communicate with them. They are also charging a $95 renewal fee which because they are money hungry they are wanting to charge to renew the lease but never in the 20 years I have lived here have i paid and they also charged the owner of the company a lease renewal fee as well so why are they double charging the owners an myself. This scam of company should be put out of buisness as they are a hinderance to the community they do business in.

      Ms. *****, this is **** Peoples, the owner of Real Property Management Eclipse.  This is our 10th year in business serving both King and Snohomish counties, I have reviewed your situation with my team and would like to personally respond to your complaint.

      First, we were hired by the current owner to replace the previous management company.  There were several issues the owner wanted us to address.  Two of the most important for him were getting everyone on a lease (almost all were expired) and reviewing current rents as they were substantially under market rate.

      Second, from your correspondence with the Team, I know you are aware that in *******, we are required to give a minimum of 6 months notice for a rent increase.  The rent increase scheduled for 10/1/24 is part of the lease that began on 4/1/24.  The increase for the 4/1/24 lease was delayed 6 months to comply with the rules in the City of Seattle on rent increases.  The lease that runs 4/1/25 to 3/31/26 was sent on 9/12/24 to comply with the six-month rent increase notice requirement.  However, the rent increase ($50) was calculated on the $1649 that you paid in September and not the $1675 you are to pay in October.  My Team attempted to explain the error they found when researching your concerns.   I can see why you believe that your rent is being increased every six months, but it is not.  Your 4/1/24 rent increase was actually delayed by six months.

      Third, I would like to address your complaint about our lack of professionalism and courtesy towards you. After talking to my Team, I understand that multiple Team members over a two-day time period addressed this issue with you in a professional manner.  Your property manager is a very faith-based Christian who has fielded some very tough calls from angry tenants over the last couple of years with great success and *****.  She was shocked by the anger and profanity you leveled at her over this situation.  She passed this on to the general manager who was met with the same anger.  

      Finally, we do charge both tenants and owners a renewal fee.   It is ok for you to disagree with how much or who we charge for lease renewals, but I will share our thought process.  We used to only charge owners for lease renewals.  However, with all the new state and city laws, we are sometimes spending hours with tenants (this is a perfect example) to work through the renewal process.  We did not want to add the entire additional cost to the owners.
