1 starI called trio multiple times and they only operate with an answering service. The last response I received was from March 1, and it was a generic email. I called to clarify the programs and information on the new program that never launched. I even convinced 2 clients to apply this week and they have yet to get a response after a week as well. I left a message with face book messanger and on their page with nothing. No voice mail nothing. This is the worse company I have ever dealt with and I am super embarrassed I referred people to them, but I was just trying to do my job and help get my clients their dream home by any means. That's the type of agent I am. They may respond here and say they respond to me, but I can assure you they have not since March 1, 2023. I have the email to prove it, my voice mail is not full. And apparently Trio team does not know their own products either because if they did I wouldn't be calling over a generic general email. And my clients need a response about their pre approval, you can't just run someone's crest and not say anything. Beware of triTrio Residential, LLC

Our initial response didn't post, so we are following up to ensure this information is visible to others who might find it useful. The only communication in our system from this individual is dated from the year 2020. We also do not see any applicants that referenced them as their agent at the time of application. We've made a lot of program changes in the most recent year and launched further changes in early 2023 that might have caused confusion. We are no longer accepting applications directly except for our Trio Ready Homes. If your clients submitted a general application, that would have routed through our partnered lender instead. 1 starHorrible customer service. Have called every day for the past week and they say someone will call back. Previous conversations with their customer support indicate a lack of knowledge of the platform and product. As a Realtor, would not recommend this for your clientsTrio Residential, LLC

5 starsThis business is horrendous told me that I was approved and gave me a letter saying it told me to pick out a house I paid for the inspection and ******* money paid and lawyer fees $ **** at the day of closing they said I was denied this company is horrible with everything please do your homework before working with this company beyond disappointed and will never recommend for anyone I pray they get right because u are crushing people dreams of becoming homeowners just sadTrio Residential, LLC

It's sad for us when consumers don't ensure they have the documentation to meet our requirements before entering into a purchase contract, and then proceed to leave negative remarks about their experience in this public forum that's so limited actually in understanding any details about what happened. However, simply put, income and housing documentation are minimum requirements that are clearly outlined on our website before you make application. We also follow up for this documentation many times before we sometimes have to make the tough decision to deny an application for financing.Review fromShalonda D

1 starThey took me all the way to the day before closing, after inspection, pre approval and appraisal and then sent us a email saying our application was declined. - due to not being able to verify income. I told them that I had the wrong verification number on the app and they have not responded. 1 business day prior to close!!! Myself and the sellers have wasted time and money. Your choice not to provide us with the information we require, or ultimately let us know that you couldn't, is what led to the denial of your financing application, unfortunately. It is standard for any financing application that the applicant be able to document their stated income and Trio is not any different in that regard. The documentation requirements are posted publicly on our website and we requested via email directly to you as well. Learning a new process and product can be a challenge, we understand that. Your company is signed up as a wholesale broker and therefore, the communication runs through that channel, not directly through Trio. This isn't a customer service issue, but rather by design. 1 starTrio is horrible. There is no communication or follow up. Things are left till the last minute. Closing date was set and was told it would definitely be that date over and over only to have it pushed back on the day we were supposed to close. No concern for any inconvenience there mistakes have made. Would not recommend this program to anyone.Trio Residential, LLC

We are disheartened that you chose to post a public review with BBB rather than contact us directly. The lease you signed with Trio states that we will confirm a move-in date with you, but that it might not match the date originally estimated for you depending on when all parties are able to complete all work required for closing including the lender, title, Trio, and most importantly - you. We received your contract on July 16th and did not receive all requested information to clear your underwriting file until August 29th (the same date as your original close date) despite our teams many attempts to reach you. Sure, maybe you waited a few hours for a response from our team on that day when things became urgent for you, we responded to your multiple calls that same afternoon. Wed been trying to collect the information from you for weeks at that time. The delay of your move-in date is not a result of Trios negligence and it saddens us to receive a complaint for what has been a normal, albeit delayed, real estate transaction at the start of our partnership for your path to homeownership. 1 starI need to speak to someone my information was utilized on an application as a ** ****** for someone that I did not authorize. I received an alert on my credit report that stated Trio Residential, LLC. I called and left a message last week, with what I presume was the answering service and I received a return call from a ****** leaving me a voice mail stating that I was listed as a ** ****** on an application for something that I know nothing about. I did not authorize for my credit to be ran, I did not sign any documents stating I was ** signing for anyone, nor have I ever ** signed for anyone or utilized Trio Residential, LLC. I have **ntacted all the credit bureaus and listed a fraud alert and freeze on my information, as well as **ntacted a fraud attorney, My next step is to file a **mplaint against Trio Residential, LLC with the BBB if I do not have a response from someone in regards to this matter. Now when I call, I only get the answering service even during business hours and Ive left several messages now and no one has returned my call back again. I will be pursuing legal action if we cannot get this this rectified immediatelyTrio Residential, LLC

Our team followed up with you the same day we initially received your inquiry to our customer service line. You spoke with us again on Monday afternoon (the day you submitted this complaint). As noted on the call, you advised us that someone applied to our program using your information without your authorization. We contacted Equifax to request the inquiry be removed. We were advised that you should contact their *************************** directly to open a case. They are aware of our inquiry into this matter, but require the official request to come from you as the consumer. Additionally, as we shared with you on our call, all Equifax inquiries through our application are soft inquiries and should not impact your score or history, or be visible to other creditors. It will appear as an inquiry when you view your report, however, depending on the provider through which you view your report. The application that was submitted to us has been closed in our system and there will be no further action from our team on the application. Please let us know if anything further we can do. Thank you for your response and yes you are correct that I was now able to speak to a representative from your company that advised what you are stating.
