    We are selling a condo located in a Condo Association property managed by the Select Group. We had a buyer who made an offer, and we were due to close the sale next week. However, due to the Select Group HOA project manager’s refusal to provide any documentation to the mortgage lender related to roof repair, concrete/brickwork repair, etc. over the past few years, there was no way for the lender to ascertain the seriousness of the concerns related to any roof repair, concrete/brickwork repairs of the units, and they declined to proceed with the buyer’s loan. The lender stated that they will be reporting these concerns to ****** ***, as required by law.
    - In addition, the lender also had concerns about the Condo Association’s reserve fund being depleted, which resulted in the Condo Association securing a $$ *** ******* ****** loan to pay for roof repair in 2025. When I learned anout the condo sale falling through, I contacted the Select Group HOA Project Manager via email with a cc: to the Association Board President and Vice President to try and remedy the situation.
    -Here is the response I received from the HOA Project Manager:
    “The lending agent was given all the current information on the roofs and the loan. The issue with them came up when I told her that the association is not required to provide the lending agent with copies of reports, invoices.etc. on the brick work that go back several years. I told her reason the brick work was being done, I told her that it has been ongoing for a few years as we are dong it in phases. So she has information see needs. We have had several sales in the community over the last couple of years and no one has ever asked for this information. I did let the lending agent know that these units are not FHA approved. They are VA approved and conventional loans are done all the time.”
    The lack of accountability and poor customer service reflected in this HOA Project Manager’s response is concerning to say the least!

    The Select Group has absolutely nothing to do with lending or types of loans that can be obtained for owners purchasing or selling their homes.  As the managing agent for communities we have no authority to authorize any monies to be spent as we work at the sole direction of the board of directors who are elected by the membership of their community to make those decision.  Ms. ***** contacted our office as the managing agent for ***** ****** (her community)  advising that her buyer wanted to use FHA financing and that the association was not FHA approved .   The manager of ***** ****** advised that the board of directors did not authorize association moneys to be spent to obtain FHA loans.  However, we did tell Ms. ***** that we would be more than happy to assist her by providing any association documents that FHA required from the association.  The Select Group  in accordance with our contract could have charged for our services however in an effort to assist her we provided all documents requested.

    In closing it was 100% Ms. ***** decision to get the association FHA approved so that she would not loose the sale of her home.

    If you are currently considering The Select Group as your management company, I strongly urge you to reconsider your decision. My experience with The Select Group was profoundly disappointing. Never before have I encountered such consistent levels of unprofessionalism and poor communication as I did during my time with this management company. The majority of the employees I interacted with were both negligent and incompetent, with the Director of Community Management being the most notable example. Furthermore, their business practices and financial accounting methods were questionable, at best. To worsen matters, I observed a clear absence of attentiveness and initiative on the part of the owners when it came to addressing the recurring grievances that were brought to their attention. With all things considered, I wholeheartedly advise that, if you are in need of a management company for your community, you thoroughly research and consider alternative options before hiring The Select Group.
