Purchased shed *or backyard on 8/26/2024 *rom Garage Buildings (GB). Since GB is in the state o* VA, asked i* they installed in CA. They said yes, they have a warehouse in CA.

Price was $********* *** ****** down to GB.

At no time were we told that GB would not be the company that would be installing our shed. They had ******* ***** ********* (***) install our building. Install was Nov 23-26. I sent a check in the mail *or $******** on 10/29/2024 to ***.

When building was complete, it looked nice *rom the outside & inside. Signed o** that the work was completed & paid the remaining balance o* $******** to ***.

Not knowing that the bubble wrap was holding water *rom rain & that several screws were not put in properly, Hired a local licensed contractor to put up real insulation, wall board, ceiling *an & 2 lights & painted the walls.

Rain came & the roo* did not meet the sides o* the building in several places. Bubble wrap covered the walls & the ceiling. Water *illed the walls o* the building between the bubble wrap & the walls. The water between the bubble wrap & roo* was holding water & getting heavier by the day as it rained.

I had a licensed contractor here & he said we need to pull the bubble wrap o** the ceiling. It’s holding water & causing damage. So we took it o** the ceiling. Tons o* water pour out. Contractor went on the roo* & said, the screws were put in sloppily. The shavings *rom the screws were le*t on the roo* & with the rain, the shavings have rusted & adhered to the roo* in just a week. He said the bubble wrap masked the ability *or us to see that the roo* did not match up with the walls and allowed the water to come down into the walls.

Went through the proper channel o* trying to get *** to *ix the roo*, but they are not cooperating. We then went to GB & asked *or help since our contract was with them. As consumers, our things are sitting outside in the elements with tarps over them. I **** ******** **** ********* ** *** *****

    Better Business Bureau:

I have reviewed the response made by the business in re*erence to complaint ID ********* and *ind that this resolution is satis*actory at best. Please note that this company is deceptive to the public and they had another company do the work that they led me to believe they were going to do. I am still working with the ********** *********** ***** over their actions. The bank gave us back our initial deposit o* $****.00.  Note that we are out thousands o* dollars because Garage Buildings did not do the work that they led us to believe they would do and that they picked an * rated company by the BBB to build our structure. I speci*ically asked i* they built in Cali*ornia and they said they had a warehouse here and that it would not be a problem. Well, it was problem. A big problem. And because o* Garage Buildings we are out thousands o* dollars. went through unnecessary stress and things o* ours are ruined. And I see no remorse. I will still be leaving bad reviews on this company on several places on the internet *or others to beware.

    Sincerely,

    Kathy ******

Sorry to admit that I did not search this company on the BBB before I gave them my money. I write this so that others may be forewarned.

On September 17th 2024, I signed an agreement for Garage Buildings and ** ******** to build a garage rated for 125 MPH as per my request, and required by the town. I Paid a deposit to Garage Buildings of $***** and was promised that I would receive plans from ** ******** within 5 days suitable for submission to the town. My plan was to get the permit from the town and get the concrete in before the frost.

The drawings I received did not specify the 125MPH wind rating as specified. ** ******** now said they want more $ for that. So I paid them $*** more for "expedited" drawings to match the contract. They promised delivery in 10 to 15 days.

Finally 4 weeks later on October 15th. They sent the second set of drawings, but they sent only specified only 110 MPH wind rating.

When I wrote back to ** ********, they said they wanted more money for the heightened specifications. I pointed out that the 125 MPH rating was in the original contract, and that they owed it to me, but they refused. Following this I requested a cancellation of the contract and a refund of my deposit.

More weeks went by with me arguing they owed it to me and they arguing that I needed to pay them more money. I made more requests for a refund. Ignoring my request, finally on November 13th, some 57 days after they first took my money, they agreed to send a third set of proper drawings to match the specifications of the contract at no additional charge.

After that I received the third set of drawings but still with mistakes making them unsuitable for submission to the town. Having lost all confidence for this company ever to deliver the finished product, I made still more requests for a full refund of my deposit.

Then on November 22nd they promised to send a fourth set of drawings, but its too late. The snow is in the forecast.

    Business Response

    Date: 01/15/2025

    Better Business Bureau,
We appreciate the opportunity to address Mr. Mark ********* complaint and provide our perspective on the matter. At ** ******** and Garage Buildings, customer satisfaction is a top priority, and we strive to maintain transparency and professionalism in all our dealings.
    1. Background and Chronology of Events:
On September 17, 2024, Mr. ******* signed an agreement with Garage Buildings for a structure rated for 125 MPH wind resistance. This contract outlined the scope of work and included terms for additional fees if design specifications required adjustments beyond standard engineering parameters.
Mr. ******* paid an initial deposit of $***** and subsequently paid an additional **** for expedited engineering plans. These plans were created by *** ***********, an external partner, which adheres to strict compliance standards based on local building codes.
Over the following weeks, we engaged in multiple rounds of revisions based on Mr. ********* requests. These revisions included adjustments for wind ratings, structural specifications, and foundation designs.
    2. Key Points of Dispute:
    Engineering Plans and Wind Ratings:
The initial plans were provided within the agreed-upon timeframe; however, Mr. ******* requested personal modifications to reflect a higher wind rating of 125 MPH. Additional costs for these changes were necessary, as they involved calculations and amendments outside the original scope. Despite this, our company absorbed significant costs to expedite and fulfill these changes.
    Delays in Submission:
While we acknowledge that there were delays in delivering some revisions, these delays were due to the complexity of the requested changes and the external engineering process. We communicated these challenges to Mr. ******* at every stage and worked diligently to resolve them.
    3. Refund Request:
The terms of Mr. ********* contract clearly state that deposits and payments for site plans are non-refundable. This policy is standard practice to account for the time, resources, and third-party services required to produce custom-engineered plans. Despite Mr. ********* dissatisfaction, we have fulfilled our contractual obligations by producing plans tailored to his specifications.
    4. Communication Efforts:
Our team made every effort to address Mr. ********* concerns promptly and professionally, including:
Regular updates and responses to his queries.
Offering corrections and adjustments to plans, covered costs.
Reiterating the terms of the agreement and explaining the rationale for additional charges related to enhanced specifications.
    5. Resolution Status:
The final set of plans was prepared on December 5, 2024, but was not sent to Mr. ******* per his explicit instructions to cease communication. We regret that Mr. ******* felt his concerns were not adequately addressed, but we maintain that all actions taken were in good faith and in accordance with the signed agreement.
    Conclusion:
While we understand Mr. ********* frustration, we firmly believe that we have acted within the bounds of our contractual obligations. We respectfully decline his request for a refund, as the services rendered and costs incurred were in line with the agreed-upon terms.
We hope this explanation clarifies the situation. We remain committed to upholding the highest standards of integrity and welcome any further inquiries from the BBB.

    Complaint: ********

    ***** ******
    ******* ******* **********
    The business' response is NOT
satisfactory to me. I wish to pursue whatever next steps the BBB is willing to
    assist me with.
    In point 1 of their
response Garage Buildings has confirmed that the original agreement was for a
building rated at 125 MPH, however in Point 2 they state that the dispute was because
I requested “personal modifications to reflect a higher wind rating of 125 MPH”
This by itself is an admission that they had no ability or intention of providing
the building as per the original agreement. Rather, they claimed revising the
plans (to match the written agreement) would be considered a “Modification” for
which they would need to charge more money.
    This to me sounded like
    the classic “Bait and Switch”
To be clear ALL of my requests
were solely for them to correct their mistakes and send me the plans matching the
specifications in the original agreement, but throughout multiple email
exchanges they continued to claim that my requests were for personal modifications
and/or “complex”. For them to claim that the requested changes were “complex” is
very unprofessional. Delivering as promised would only have been complex for
them if they were not prepared to deliver as per the original agreement.
So we were at an impasse. As
of November 1st 2024, after months of wasted time, they would not agree
to correct their mistakes and provide the plans for the 125 mph rated building,
and I would not agree to pay more for it. When this became clear to me, I lost
all confidence in Garage Buildings and ** ********, and I began asking for a refund.
It was only after I asked
for a refund that they then offered to charge me for only half of the upcharge,
to which I still would not agree, and then finally on November 22nd they offered
to waive the upcharge and offered to send me the correct plans. However, I explained
that it was too late, the opportunity was lost to get plans to my town for
approval in order for me to pour concrete before the frost. I explained that I
had lost all confidence in Garage Buildings and ** ******** and that the past
ten weeks of interactions with them had gone so poorly that I could not even
consider going forward with them in the spring.
    My complaint is simple, in
that Garage buildings was not able, or did not intend to deliver the plans per
the specifications in the signed agreement, but reluctantly was forced to do so
by me and only after months of lost time. This to me is a breach of agreement.
I ask again for the full
refund of deposit in the amount of $*****.00 from Garage Buildings because only
paperwork on their part has been performed, and there appears to be no out of
    pocket expense.
    If Garage Buildings agrees
to this refund I will drop my complaint against their partner, ** ********, in
the amount amount of $****** for the drafting of several iterations of unsuitable
buildings plans because it appears this expense was out of pocket for them.
    Thank You, Mark *******

I paid garagebuildings *****. Deposit for metal building, om April 19, 2023, May 18th

Complex, engineering took *****., For engineering, and promised I would go to engineering 2 weeks ago.
They lied to me again, because I had asked for a refund.

My apologies for the delayed response. I was communicating directly with the customer trying to find a solution for her. Unfortunately we were unable to supply the type of building required by her county regulations. A full refund was given to the customer on June 9th. The customer was happy with the refund.
