1 starI work as a construction superintendent. Honestly, Ryan Homes is one of the worst builders. They charge you outrageous prices but those prices are not reflected in the home you purchase. I would stay away from this builder at all costs. *** had issues with this builder from the beginning. When I closed on the home, my home was not professionally cleaned. I did a punch list walk through with their team prior to closing in which they told me everything would be taken care of. Fast forward to closing, I went to my house after and seen that all my punch list items werent done at all. When I pointed this out their superintendent gave me a hard time in which I had to go over him and directly to his boss to get a resolution. The resolution was not the best as the subcontractors they sent out wanted to rush the job and not do it right, and let my dogs out the house which caused me to chase after my dogs for a hour straight. Fast forward to this year (2025), I called to do my one year warranty for nail and drywall repair, and the guy they sent out had the worse attitude. I had tape every where and I told them not to remove it far from the location so we could walk it after. They removed it, and I couldnt remember where all the spots were. So I needed up walking the house again, and pointed out location and their response was you didnt put blue tape in which I said how would you know where I put the blue tape if you removed it after I asked you not to. They made me sign a ticket for 8 hours of work when they only worked 5 hours, and they did a rushed job. Now Im at my one year warranty and **** home planted weeds in my grass, and all my neighbors agreed and said that no one else on my street had weeds planted by Ryan homes. Now theyre telling me it isnt covered under my warranty.Review fromSamantha D

1 starAs young, first-time homebuyers, my husband and I knew this process would be overwhelming but we still hoped it would be exciting and memorable. Instead, we found ourselves just wanting it to be over so we wouldnt have to deal with NVR Mortgage any longer.Our closing was delayed by 11 days, and we werent even informed until the day of our original closing. When we finally closed last week, the disorganization continued. Even on the day of closing, we didnt receive confirmation until just three hours beforehand a clear reflection of their ongoing lack of timeliness, communication, and professionalism.We rearranged our schedules, missed work, and adjusted appointments multiple times all to accommodate their delays and mismanagement. We worked with **** ********, **** ******, ******** *******, ****** ******, and ********* *******, and not once did we feel prioritized or respected. To make matters worse, they intentionally left our real estate agent out of key communications, which felt completely inappropriate and unprofessional.We gave this team far more patience than they earned and in return, we were met with confusion, delays, and disregard. 1 starJust bought a house at ********, starting from sales associates to customer service after sales associates were horrible. We were promised to get the same house as the model , however the paint were completely different, also whenever you submit a ticket for work to be done the ***** home representative named **** always comes saying there is nothing we can do about your ticket the closes it, really horrible customer service.Review fromDarren L

1 starHorrible experience with Ryan Homes - Wellsprings in *******, ** From the beginning, the issues started with my sales representative, ******* I honestly think that she is either married to someone high up in the company or a member of the **** family, because no matter how much I complain about her incompetence to her manager **** *. nothing has been done to correct her lack of accountability or professionalism. She should not be the face of any company's sales efforts. He is clearing covering up for her making this entire experience for me far more frustrating than necessary.The most egregious issue, however, is Ryan Homes' deceptive customer service practices. Initially, they treated me with a decent level of respect, but that all changed the moment they received my full ******* money deposit. Once they had my money, all niceties and pretense of customer care disappeared, replaced by indifference and a complete lack of accountability.Lets talk about the build quality of my home. Maybe my expectations and standard are too high, I think their builders are horrible to say the least. I was forced to hire my own independent inspector to meticulously go over their work because there were numerous mistakes made during construction that I feel in my heart of hearts that I my inspector would not have caught none of them would have been corrected. It is clear that quality control is not a priority for Ryan Homes, and they rely on homeowners to catch their glaring errors. I find this unacceptable for such a significant investment.Lastly, Ryan Homes outright lied about the final appearance of the house. What saw on the brochure during the model selection process bores little resemblance to the finished product. This is a warning to anyone considering purchasing/building a house by Ryan Homes GET EVERYTHING THEY TELL YOU IN WRIITING. 1 starPurchased a new home in October 2024. Submitted a warranty claim for the refrigerator, which has a huge crack inside the freezer compartment, from the front to the back and its wide open. Warranty tech came over when my wife was home and applied RTV silicone, literally a wide finger width of silicone, pretty ugly. ************* said oh, its cosmetic and nothing wrong with the unit. Bull snot! I paid a ton of money for this house and appliances were included so for the next 30 years I have to pay for a crappy cracked refrigerator. Had I known they would use such inferior low-grade appliances I would have opted out and bought my own. Ryan Homes better step up or I will be displaying this crappy refrigerator on my front lawn for all the neighborhood to see and expect nothing if you have the same issues.Review fromJameka G

1 starMy ********** were excited about this new community. During our first visit in early March, we spoke with ********, a Ryan Homes representative, and explained our intent: my spouse would be on the loan and title, and I would be added to the title. She assured us that this arrangement was possible, which gave us the confidence to move forward with building our first home together. We were reassured that Ryan Homes offered a seamless, all-inclusive processsomething that initially appealed to us. Encouraged by this one-stop-shop approach, we proceeded with the build & felt secure in the guidance we were receiving. Just a week & a half before our scheduled new closing date, we were unexpectedly asked to provide lease documentation to verify my status as a domestic partner. Since my spouse pays the rent and I pay other household bills, we submitted a utility bill in my name & even offered joint bank account information as additional proof. They raised concerns about the different addresses listed on our drivers licenses. We explained that while my license still reflects my parents home addresswhere Ive lived for over 25 years and get important mailbut we do, in fact, live together. Despite this, just 4 days before closing, we were informed that I did not meet their criteria to be considered a domestic partner and therefore could not be added to the title. We feel misled by the initial assurances, and being told this crucial information just days before closing was both unprofessional and distressing. Had we known sooner, we would have chosen to work with our own lender or consulted a real estate agent or attorney much earlier in the process. When we finally did seek legal advice, we were told it was too late to make meaningful changes so close to closing. We now regret not securing independent representation from the start. They presented themselves as being customer based company and did nothing to help facilitate suitable resolution so beware.Review fromDan H

1 starI want to express my disappointment with the walkthrough experience. It was a nightmare. I felt for the first time in my life that instead of walking in a brand-new house, I was walking in a 3-year-old house. I was not motivated to buy the house, and the future seems very uncertain for me and my family. I feel that the house is not worth the money we paid for, and we were not told the truth by the seller. In the opposite, I feel taken advantage of. The apartment was not what the pictures were showing. I expected a better presentation and care. I feel like we were not taking seriously enough the money we spent. The whole experience has been beyond horrible. I felt forced to close the apartment at the point that I spent the whole closing crying. We were not given time to read the *** paperwork, and I had to basically fight back and forth to get anything done. When they did everything I requested, it was a lie. I was basically told that my contract would be canceled if we had any issues while closing through text message, also told that the closing needed to happen that day and could not be delayed. The seller basically rushed and forced to close. We were taken advantage of as a military family who were in need of a home. Please stay away from this builder, I regret my decision and will continue.Review fromQualonte H

1 starI have been trying to get a release from contract for over a week now. The project manager refuses no matter how many times i express I want nothing to do with this horrible, unorganized, poor communication, and neglectful company. Because of this it has caused me to miss out on another property that was ryan homes ( before I realized I just hated them). Also despite our ******* money only being $1000 as stated in contract, she refuses to refund my total deposit of $7000. I have now seeked legal counsel to help me deal with this stubborn and uncooperative employee. I have tried contacting their regional manager ***** ********* to also no avail. I will never understand any circumstance ever do business with this company or any of their affiliates again.
