      Possible fraud in condo HOA fees and associated ************************ Company slow in response to the customers 2. *********************** such as sidewalks (concrete falling apart) and landscaping way below standards (I have pictures that I can share if needed)3. Possible selection of condo insurance company based on people they know rather than on best pricing in the state of *********4. With only one month notice, condo fee almost doubles with no payment options. This sudden increase is abusive in the current economic environment.

      In Nov 2024 I applied for a mortgage refinancing with Navy Fed ***. The lender requested SFMC *** to fill out a condo questionnaire, the task of filling out financing documents is outsourced to Condocerts. Since I belong to a condo *** and a master *** I was charged $175x2 or $350 plus $10 processing fee. Condocerts failed to provide proper information, they replied N/A to questions that required yes/no answer re on structural safety, outstanding repairs underway, engineers report, municipal violations, multiple ownership in the community, if any. These were easy questions. The lender pressed Condocerts for answers and finally we were advised that "no further answers were available as instructed by the *** representatives". I then followed up with **** ****** SFMC's on-site property manager on Nov 20th who then put us on a holding pattern, and kept referring us back to Condocerts. I pleaded repeatedly, despite reminders about deadlines and how critical their response was to my loan approval, Ms. ****** ignored my emails and kept referring me back to Condocerts. This communication went in circles, the hesitation raised concerns and annoyance with the lender, six weeks later the rate lock deadline arrived (Jan 14) , and my loan was DENIED quoting: the decision was based on collateral type insufficient based on information from third party. I wasted a total of $962 in fees related to this loan application **** home appraisal and credit report, other fees. I would have saved $560/month had my loan been approved. I have an 800 credit score/excellent financial position. Despite two emails to Ms ******* and a message to her manager ***** ******* telling them about my loan denial, she still continued to refer me to Condocerts as if she did not know my case, up to this day there has been no apology, no accountability from the ***. I would like SFMC to be reprimanded, for failure of duty and to return the $962 in total fees that had gone to waste.

      My vehicle was towed from a visitor spot on October 19. I had to pay $230 to retrieve my vehicle from the impound lot. I wrote an email to *** ******** on October 21, 2024. I followed up a couple of times and I was told that the complaint had been turned over to the Board for resolution. When I followed up a third time, I was told that the Board was consulting the parking committee. Bottom line is that my vehicle should not have been towed. I was not in violation of the rules governing the use of the visitor spot. I want a refund of the $230 that I had to pay for no reason. I sent a copy of the receipts for the amount paid the towing company.

      I am a new owner of a condo in The Signature in *******, **. The community manager does not respond within a reasonable amount of time. He never responds to CCs from others communicating with him. There is flashing missing from the building near my condo. There is siding melting from the sun near my condo. These have been reported, but to date, nothing has been repaired. In addition, I was sent my bills for the next six months to pay this organization $640 monthly. They provided me with an account number. When I tried to create an account, the account number wasn't recognized nor was my address. I contacted the company via email and received a response from ******. By end of day after that, I heard nothing. Offices open between 9 and 5 only. I have not received any information from this management company about how to deal with trash and recycling nor have I received info about how to create an account so that those visiting me or delivering goods can get into the building. I only received notice to pay my ***************.

      SFMC is not properly managing our community. The trash is not being picked up on time. When a request is sent in to build a deck its not being answered in time. I requested to have my deck built on 7/25/22 and it is now 9/26/22 well past the 45 days for a response and I still have not gotten an answer. There should never be a reason a homeowner has to wait that long to get an approval to upgrade his or her home. This company continues to get complaints from community members. I will never buy another *************** home if this is the management company it uses
