    I truly miss when Scout on the Circle was owned by ********* Apartment Group (JAG). When I escalated a complaint in May 2022 in regards to the property manager, JAG stood by the tenant (my) side 100% and immediately even when it required making difficult but necessary decisions about the conduct and accountability of its management and maintenance teams.I hope Gates Hudson turns around and demonstrates it stands by its tenants like *** did. I recently escalated concerns against the same property manager and I am extremely disappointed in how it was handled by Gates Hudson and their counsel. Tenants deserve safety, responsiveness and respect.

    Former employee at ******* views in *************** **. Property manger dismissed me on my first day. Refused to shake my had or speak to me. Accused of not doing any work my FIRST week of employment while having to do my mandatory on boarding process, fair housing.. etc. which is mandatory in the state of VA before you can enter anyones apartment. Reported drug addiction and exposed needles in common area hallways. Grounds and apartments. I was also threatened mutiple times by a tenant that was drinking and using drugs outside the main building at 7:30am in the morning that stated he was going to smoke me. Reported it to my property manager and also called the police as well as other residents. Nothing was done because ******* said she didnt want to lose the occupancy. I addressed this with HR and was terminated by the company for making it a big deal. Gotta love the state of ** where they can terminate you for no reason at all. Stay away from this company.. or at least this property.

    Gates Hudson is an extremely inefficient and incompetent management company.They have been charging me late fees for an unexplained past balance of $34.64 that started in September 2020 and never communicated with me to get this issue solved. Then they put my account in collection which prevented me to pay my monthly condo fees and blocked my online account to make payments and kept the late fee issue running. Then after being instructed by the condo association to drop the late fees they keep charging me late fees. During a condo association meeting a Gates Hudson executive spoke, I asked him to reach out to me to address this issue and never did.Gates Hudson is just seeing its role as a condo fee collection organization so that they can get their cut but customer service is not on their agenda.I spare you here the endless hours I spent communicating with them to solve issues as well as the time spent by the condo association to also solve these ********* conclusion, stay away from Gates Hudson.

    Do not rent from Gates Hudson. I am dealing with rats since March. No one is responding to my calls. Called the Regional Manager know her from a previous position. I am surprised she is operating in this manner. I have called the rental office, talked with Miss ***** at front desk. I don't think my concern went no further then where I stood in that office. Calling them it always says they are closed; I can't use my oven because rats have lived in my oven and ****** and pooped and I learned this when I attempted to cook, and this god-awful smell of heated RAT **** filtered the house; I was told exterminator was coming NO proof that he been there no correspondence paperwork left. Gates Hudson just want the rent paid and action show that, I wrote them a letter gave the 24 hours to respond NO RESPONSE, I am not the only person with this issue. These people are not CARING PEOPLE, but they want the tenant to Care. about paying them RENT. You got 32 apartments vacant you're going to get a lot more, now answer my letter and CANCEL MY LEASE. I have lived in Victory AT ******** since 2013, and rent was always on time you have broken the lease agreement in not address this matter and forcing me to live with RODENTS that are affecting my respiratory system.

    They sent a debt to collections. I called the collection agency multiple times to resolve the debt. The credit collection company would not help or give any information because they said the information we gave them was innacurate so were were unable to resolve with the collection agency. I disputed the collection account and got it off of my credit because nobody from Gates Hudson ever responded to verify the information. Fast-forward I still need to move out and get a new apartment and Im unable to do so because it shows that I owe a debt to gates Hudson under a third-party reporting agency. I have called the property. They said they could not help. I have called the ************************. The young lady who keeps transferring me not able to help the person that she transfers me to. It goes to voicemail. Ive left over five voicemails now and havent gotten any response.Ive emailed three times havent gotten any response And I even put a inquiry on their homepage where it says to contact me and I have not gotten any response. I am trying to resolve the past due debt that is being said that I owe or I would like this information removed from all Third-party ****************** so that me and my four children are not homeless.

    Gates Hudson is one of the worst management company. I do not know what is going on at ********************************** but I suffered from emotional stress and is in the process of gathering information for legal. I have had issues from maintenance to them illegally raising the rent with no notice.

    DO NOT RENT FROM THESE SLUMLORDS!!! OUR IOT WATER HAS BEEN OUT FOR 3 DAYS AND THEY HAVE THE AUDACITY TO SAY THEY'RE WAITING ON A PART AND IT WILL BE ANOTHER 5 DAYS BEFORE THEY GET THE HOT WATER TURNED ON. NO INCENTIVE, NO NOTHING JUST WAIT AND THANKS FOR THE UNDERSTANDING.

    Gates Hudson is the worst management company. They charged me additional rental insurance when I had my own policy
    .Also charged for a parking permit fee when I do not have a vehicle. Avoid renting from these bozo.

    We have been dealing with RATS not MICE with being outside our townhouse to dealing with them inside our townhouse and every time we complain they say we will send maintenance out to see if they need to patch a hole or to see if there are any holes. Well they have patched so many holes and we are still dealing with RATS!!!! So obviously this patching holes thing is not working they are still coming in to everyones homes after they are patched. I should and will not be paying all this rent to Live with RATS and they claim these townhouses as luxury no not at all luxury living with RATS thats FALSE advertisement do not fall for this company please like we did!!!! Then they want you to pay thousands of dollars to break your lease cause you dont want to live with RATS!!!!!!!!!!! Im done with this place
