    Our realtor recommended US Inspect and inspector Rose B****** to us and we used them to inspect our home several months ago on April 1 2022. Rose assured us that the windows were in good condition but we have already had to replace all of them due to rotting wood. Our attic dormers all also have leaks - there are clear gaps and rotting on all windows and the siding is coming apart. Our contractors were outraged that an inspector had not noticed these issues and assured us that these were easy to spot issues that any inspector should have warned us about. We are looking at $ 35-40k in expenses that we were unprepared for thanks to Rose's negligence. US Inspect has not responded to our complaint filed directly with the company.

    DO NOT USE THIS COMPANY! They not only messed up the report but actually sent me someone else's invoice! They obviuosly do not care about customer's report NOR confidentiality. The inspection was done on Thu, Oct. 5 and I was told that I would get the report on Mon, Oct. 9. I had to sign the Home Inspection agreement by 9 pm on Oct 11. Daniel the inspector, my agent (who is wonderful!), and I followed up numerous times on Monday Oct 9 and Tuesday Oct 10. I finally got the report on Wed Oct 11 at 230p. The original report has mold concerns and I spent a few hours debating whether to buy the home, researching on the severity of molds, and talked to various people. Then at 6pm, I got the revised assessment report and apparently the lab results apparently got crossed with another sample. I spent nearly 3.5 hours stressing out over the report and to find out that there weren't elevated molds. This was unnecessary stressful I needed at that time then I had to talk to people about the report because it was suspicious. At 830p, I got in touch with my agent to proceed with the paperwork to sign the house inspection report and I was able to sign it in time for my agent to send the report 2 minutes before the deadline. I did not appreciate what this company has done to me in a crucial time like this. I'm requesting to refund my fee for the trouble I went through. They only offered 50% refund when I think it should be 100% They did not send the refund until I followed up and guess what they did? They sent me a copy of the refund of ... SOMEONE ELSE'S INVOICE not mine. Did they not learn their lesson the first time? Apparently not. STAY AWAY FROM THIS COMPANY.

    Hello Shahzad. We are sorry to hear that your experience with us has been less than perfect. Accuracy and confidentiality are of the utmost importance to us, and both your report and refund were delivered securely and within the typical timeline. The mold assessment you ordered takes up to 5 business days to process the results at the lab. We followed-up with the lab to receive your results as soon as possible throughout this time, and they were able to get the results delivered on business day 4 of the timeline. As soon as the lab sent in the report, we forwarded it to you to ensure you received a copy of the report as soon as possible. When we were made aware of the lab mix-up we re-sent the correct report ASAP, which was also delivered and received within the 5 business-day timeline. Still, we offered you a 50% refund for the inconvenience, which you confirmed was satisfactory. An ACH payment must clear before any refunds can be initiated, which takes up to 10 business days. We checked your transaction daily, and as soon as a refund was able to be initiated on our end, it was. Your refund was returned and delivered accurately back to your account. Our receipts/invoices do not contain sensitive information, and we sent you a copy of your receipt within minutes of realizing the wrong receipt was initially attached . We are happy to take responsibility for our actions and right our wrongs, but we do not believe the receipt mix-up warrants a 50% refund.
