1 starRUN AWAY FROM ANY PROPERTIES MANAGED BY THIS PLACE. IF I COULD GIVE -5 STARS I WOULD.See other tenants experience here: *******************************************************************************************************'s what you can expect from this garbage property management company:* They will take $250 deposit for a pet, have them genetically tested (another $65) claiming they will fine anyone that leaves their dog ****, only to find that they don't enforce picking up after a dog at all AND in fact, won't regularly stock doggie bag dispensers throughout the property to pick things up in the first place. That results in dog s*** being left everywhere, so much so that it ends up smeared all over the sidewalk. * Tenants regularly move other random people in without disclosing it on the lease, meaning you always get random people coming in and out of your neighborhood.* Tenants that are accepted by this Company regularly disregard the 10pm noise ordinance, to the extent that ******** police had been called several times and have reports on file. Everything I have pointed out above all VIOLATE THE LEASE and what does this property management do about it? You guessed it! ABSO-FUCKING-LUTELY NOTHING. But when it comes to taking your money, They will take everything they can from you.* Upon moving in they will make you take detailed photos of the unit BUT then promptly ignore all of the existing damage THAT WAS THERE PRIOR TO MOVING IN and instead opt to take it out of your deposit (jokes on you *************, I have pictures before and after moving in)EXAMPLE: My partner and I put down $3800 for deposit + 1 month's rent (it was steep but we did it). Upon moving out they charged us: $301 for carpet cleaning, $331 for cleaning (after we cleaned that place top to bottom, and $2351 for painting and repairs for issues that were disclosed in the inspection prior to moving in. 1 starNo stars for this company. NEVER RENT FROM THEM! After 4 years in my apartment, when I was ready to move out, I spent the first 4 weeks of my summer, (Im a teacher) cleaning and painting day and night. I asked **** more than once for the exact paint codes so that I could match the walls. I was told to take a paint chip to the paint store to match. I left my apartment looking beautiful. There were just a few items I knew I would get charged for. After about 25 days, I received a bill. They kept my $1350.00 deposit, and told me I owed them $1430.00 and had 5 days to pay it! They had repainted the whole apartment even though I had already done that. They claimed the color did not match. They paid for cleaning that I had already done. I did not expect to get my whole deposit back, but after all the time and money I put into it, I expected something. I never expected to owe $1430.00. Who has that sitting around and ready to pay in 5 days or go to a collection agency? PLEASE PLEASE NEVER RENT FROM THIS COMPANY!!!!MAXX Property Management

1 starThis property management is the biggest scam DO NOT UTILIZE THIS PROPERTY MANAGEMENT or rent at Village on 4th. You might as well take the your deposit, shred it, and not spend a single second of your time cleaning. This company is an absolute joke to the tenants who keep them in business. We dealt with weed smoking neighbors for 6+ months and I had police reports filed and they still didnt care. Then, I get a text from the land lord acting like she did anything for us in the past 6 months of having horrible head aches, and our apartment smelling like horrible weed multiple times a day. Texts me saying the problems been resolved? Im sorry, what exactly did you accomplish? I went and asked the neighbors and they said their lease was up and they didnt want to renew. She hounds us about not renewing our lease and wonders why we didnt. This property management truly is the WORST place Ive ever interacted with.Please for the love of your sanity do NOT rent from this place. I would rather stay at a rat infested motel then ever interact with this sleazy, corrupt property management ever again. They had somebody living in our apartment within 2 weeks of us moving out, we were still in touch with the neighbors that lived across from us, they said nobody came and did repairs. They did a final walk through and that was it. But they will shell out money to their own companies I mean.. other companies to fix things oh and wear and tear doesnt apply for this company. 1 starapplied to one of their rentals, called for an update said application was pending. Now I can't seem to get ahold of anyone and when I request a call back I don't anymore. I even emailed them as well. Hopefully I can get a refund because it doesn't seem like they're well organized.UPDATE:They had called so quick when I posted the review above and we had sent over everything else they needed. She then AFTER stated that she couldnt proceed with the application for the bad review. Asked for a refund mainly for the inconvenience and denied since application said no refund. 1 starEver since the first day of our lease, we have had horrible interactions with the managers for our property. Day 1: we entered the home to a broken fridge that was leaking oil therefore it did not release any cold temperatures so it completely ruined $200 in groceries because they did not want to come same day to help us. When we called, not only was the primary manager completely disrespectful to my wife by asking why dont you just feed your family pb&js? And having passive aggressive attitudes, but the emergency line for their company would work avoid, hang up on us, and tell us they couldnt help.In the previous year prior to renewing our lease, one of the managers (*******) came to inspect the home, she acknowledged that the laminate they put on the floors was very weak and that she would put a note on our account stating that we would not be held liable for the poor quality of materials they chose and also admitted that they are already redoing a lot of the other units because of this. When we called 8 months later, ******* was no longer working there and the next lady said there was no note and that I would be held responsible. Today, 9/11/2023:There was a scheduled inspection for their yearly requirements - I sent a text at 9:53 AM (ETA started at 9:30am) asking if they had an approximate eta because my wife and I work at home and have meetings all day so we needed to plan our agendas accordingly. I go no response. Nobody arrived until 12:30pm. My wife was escorting her up stairs and while they were walking up, my wife mentioned that I was in a meeting and that I couldnt be disturbed. She rudely replied with no, Im going in and then started threatening us with a fee because she didnt wanna wait. My wife was still opening the other doors to let her into the laundry room and second restroom but the lady then decided to retaliate/discriminate against us by saying okay now Im making you pay the fee and said we were not letting her in the houseMAXX Property Management

Please find our detailed response to the concerns raised:Fridge Issue: Upon receiving the complaint on 4/1 about the refrigerator, we immediately forwarded the issue to our vendor the same day. It was unfortunate that a brand-new appliance in a new community had an issue, but we worked diligently to have the matter resolved by 4/8.Flooring Concern: There was a work order submitted concerning the flooring, which was later canceled by one of our team members. The damage observed appeared to be a result of tenant-related activities, such as furniture movement, rather than a defect in the material, see photos attached. We requested evidence from the tenant to substantiate the claim of a property manager ensuring no liability, but no such proof has been provided. Furthermore, the flooring material remains consistent across units, and we continue to use the same during repairs or replacements.Annual Inspection: For annual inspections, tenants are informed of a broad window from 9:30 AM to 5:00 PM. The notice clearly states that inspections cannot be rescheduled, with a fee applicable for rescheduling due to certain constraints. The account provided by ******************** regarding the inspection day seems to differ from the information we have. Our manager was informed of restricted access to a specific room due to work, which contradicts the notice given to tenants that all rooms need to be accessible. When the inspection was halted due to safety concerns, the tenant's behavior, as documented, was not conducive to a productive resolution.Regrettably, this encounter escalated in an unanticipated manner, marked by aggressive behavior and inappropriate language from the tenant. The safety and well-being of our staff is paramount, leading to the decision to end the inspection.In line with ********************** desired settlements, we are open to engaging in a constructive dialogue to address the concerns and work towards an amicable resolution. 1 starCan you post a 0 star review? I would if I could. I lived in a house in **************** with two roommates. We lived pretty clean and I made SURE that when I moved out, I left it in great condition. And then we were charged $2370 in excess of our security deposit. I would challenge ANYONE to find issues with the state we left the house in.But somehow they found a reason to charge us $875 for landscaping (we mowed and edged regularly), $845 for a FULL house cleaning (we cleaned EVERYTHING), and $1820 for repairs/painting (including an hourly "regular labor" rate of $77/HR for 16 hours of labor and all of the missing and damaged things that were issues before we moved in) Honestly, what repairman can charge $1200 for 2 days of work?On top of it all, once they sent us the invoices, they gave us only 1 week to review the charges, submit any disputes, and pay the charges before they would hand it off to collections and tack on an additional 40% in attorney fees. When you're not sitting idly by waiting for unannounced charges from the last place you lived, you're not available to suddenly dig up evidence as to why you don't owe $2000 to a property manager with attorneys sitting on standby. They strong-armed me into paying before I could even think. Plus, I'm not in the state anymore so the idea of going to small-claims court to go over what reasonable landscaping and house-cleaning should cost isn't an option. And they know that.Obscenely unethical and perverse property management who takes advantage of people who don't have time, energy, resources, or knowledge to fight back.MAXX Property Management

1 starI dont understanding why legal action has not been taken to stop this company from continuing to abuse its tenants! We are senior first time renters in an ADA ********** We had automatic payments and never a complaint against us. We where going into our third year when **** notified us that they where not renewing our lease..and by law they do not have to give any reason! We where never very happy with the poor management; but, moving at our ages is very difficult and expensive.We spent the next month repairing nail holes from pictures, bought paint, rollers, sand paper and brushes and got ready to move out. We followed the move out checklist to be sure we did everything on it. When we moved out, everything was cleaner and better than when we took occupancy. We took pictures and made sure we had witnesses there the day we moved. Out of the $1200.00 security deposit we where refunded $82.00! When we protested and sent our pictures, they sent their pictures. Ridiculous! A few clean baggies forgotten in a kitchen drawer and a roll of paper towels under the bathroom sink! The cleaning invoice from ************************ for ****** are u kidding me! Repair fees for touching up baseboards and doors and a additional charge to the carpet cleaning for stretching the rug! I am definitely taking this company to small claims court with my pictures and witnesses. Maxx needs to be stopped and only we can do it. Stand up for yourself and fight them.MAXX Property Management

1 starMaxx property is the absolute worse they do not care about their tenants and will take every ***** they possibly can from you. We had our roof start leaking in November and again in the same spot in January. My husband went into the attic per instructions from ***** the maintenance coordinator who said it would not hurt to place a bucket under the leak to prevent any further damage. He found multiple spots of sheet rock covered in black mold. With how much mold we found we suspect it was there before we moved in. The office would not let us leave we tried to work out a walk away agreement with them, we explained my husband is asthmatic and that we were concerned for our own ***** and safety but they did not care. We continued to live there during the demolition and removal of the mold and lived without multiple sections of our walls and ceiling for a couple months before it was fixed.
