In November of 2023, I submitted an application to Pecan Lake Mobile Home Community in Wilmer, TX. The manager of this property (Jessica Z*****) treated me with more utter disrespect than I think I have ever experienced. I went from excitement & elation at qualifying to purchase my first home, to horror and disgust at her total lack of concern, communication, and professionalism. Jessica completely ruined my trust in this property as well as my desire to enter into a mortgage for a modular home located there. A representative of KMC (Bateman) reached out to hear more about my experience, offer an apology, and assure me a refund on my deposit. I received an email in January that the deposit would be mailed to the address of the home I was NO LONGER MOVING INTO! I responded by email & proceeded to call the property on January 31, February 14, March 1, & again today. I have yet to receive a call back from KMC acknowledging their failure to apply professionalism, human decency and common sense when issuing my refund. This entire experience has been horrifying. If there is a fine in existence, for attempting to defraud future or non-residents of deposit money by first demanding money orders then treating them so badly they'd never move in in a million years, this business deserves to be hit with it. I live in Forest Hills Village in Illinois. For over a year now I have been dealing with office manager Tiffany harassing us and causing issues. It all started when I parked a trailer in my driveway, they said I couldn’t have it per the lease which is fine, I put it in my garage, however we brought up the point that the office managers that work under her have a dump truck parked in their driveway and that if they want to harass people over the rules then they should set an example and follow them themselves. She argued back with us and we all exchanged words. The next day she has her husband, or boyfriend pull up in front of our house trying to fight us in the middle of the road over an argument. Ever since then they do nothing but drive past our house everyday taking pictures of anything they can find to make a complaint. It’s about litter in the yard. I look at the pictures they send of the “litter”, and it’s a playpen or kids playhouse that my kids play with Everyday. So yes, it’s in the yard everyday. We actually have a life here, our house is not just for show. Why am I paying lot rent for a yard im not allowed to use? She filed an eviction for litter in the yard and it says we were served a 10 day notice when we never were. We know for a fact they purposely did not give us the notice to try and evict us. All she has done the past year is harass us, provoke us, and come up with b.s to try and get us evicted over personal issues. It’s absolutely ridiculous. Anytime there has been complaint, we resolve it. So now they have to pull shady and dishonest stunts because they have no other way to get us out. And we are not the first people to deal with this. She is on a huge power trip. She treats people like shit and when she gets the same energy in return she tries to get “revenge”. I just want to live peacefully here with my kids, I didn’t move here for people to go out of their way to mess with me everyday.Initial Complaint

They are absolutely slum lords. They have homes whose roofs and floors are caving in and refuse to do any repairs, they repeatedly violate city codes and laws, they threaten to evict veterans while refusing to maintain their property according to code, and they also are made aware of numerous homes who do not meet fire regulations such as not having appropriate exits, smoke alarms, and carbon monoxide detectors but they refuse to replace or repair them all the while maintaining that it is the tenants responsibility even after the city told them it was theirs. They then attempt to send threatening letters while knowing full well they are the ones causing the issues. The manager, Sean, repeatedly refuses to make necessary repairs stating that it was the responsibility of his predecessor and his assistant, Patricia, is just as bad. They also refuse to update tenant records to reflect names and tenants when the fees and clearances are completed.Initial Complaint

My home recently was sold and went through escrow and the management at the park gave them the wrong rent information that was owed the escrow company prorated it for a week and the management company gave it for the whole month so I was basically double billed and the manager will not even listen to me she keeps telling me that I need to talk to the escrow company and it's not the escrow company's problem because she gave them the wrong numbers it's her problem and she won't even deal with me won't listen doesn't understand it was her problem I need help I want my money back and I want an apology from her for treating me the way that she didInitial Complaint

I live in childs lake estates and can't believe the management here have had ongoing neighbor issues for 2+ yrs with no resolution other than threats of eviction just had the managers husband doing 35 mph+ on icy snowy roads with no regard for safety or property when confronted I was told he can do whatever the f$%^ he wants because his wife is the manager and proceeded to threaten me several times until the police were called. They raise rent every year before leases end, the water is so bad it is unusable for even washing dishes, someone really needs to look into these places being ran by employees who look to push issues aside instead of actually following protocol and handling them properly I have made attempts to have meetings and sit down to rectify situations and am always dismissedInitial Complaint

I moved into a Mobile community Colonial Manor Mobile owned by Kinsley Management . This mobile home park is being managed by a NON licensed manger . Statue In the state of Florida requires All parks with a 10 or more units (mobile homes) we have 225 MUST CARRY A CAM license.They are selling and leasing homes with in the community without a BROKERS OR REAL ESTATE license. The rent increases are OUT OF THIS WORLD .WE are 30.6 % over the fair market value .I lease just a small lot with NO amenities,on there website they say lawn care and water. There is no lawn care (false advertisement and your water comes from third party which means you OVER PAY FOR EVERYONE within the park. Water pipes breaks and you pay for them ,if a main breaks they are forcing the elderly to pay .I did NOT sign up for any of this .Then when questioning the manager she gets nasty ,rude and out of control . The septic is foul and reported to Department of Health for sewage coming back to homes spillage on grounds .Then told by management the reside is responsible to get plumbing underground NO WE ARE NOT ! I lease the land my home rest on KINSLEY MANAGEMENT purchased this land NOT I, or the residents of this community .They follow UTAH Law not FLORIDA .We are not allowed to use our club house un less we ask permission.That is a part of my rent , the management rents out our club house to public ,taking from residents , we are adults and we have rights under Florida Law . This is a 55 and older park and we have many underage drug addicts living here. They vandalized the property numerous times, one is a convicted violent felon who beat and strangled a 74 year old man, to the point of unconsciousness. He is staying/hiding in a home directly next to the management office. We do not have any staff on the premises so the park is a sitting duck for squatters, homeless people, drug addicts and even prostitution. The park management harasses the elderly about weeds or leaves but put us in a dangerous situation. We've been burglarized by these illegal tenants as well. We have large holes in the streets, no security and many illegal underage tenants. Please, we need help!Initial Complaint

Over the past 2 years I have been in contact with the office of my landlord, Kingsley management, about the home they rent to me falling into disrepair. The bathroom leaks, the screen door needs replaced, the home has fallen off its foundation, a tree hits the home and knockes it off its foundation during storms, siding is missing, the interior walls are separating and paint is pealing from the walls due to the home being knocked off its foundation. I have escorted landlord supplied contractors in and around the home, they told me they couldn't believe Kingsley is renting this home and people live here.Initial Complaint

Date of email from manager at BRENTWOOD ON ************, ****, ** TODAY 7,19.2021. The manager approved an application on a new tenant Lot 311 who lived in one of my mobile homes that I own in BRENTWOOD ON SOUTHERN 55+ PARK. The manager when going over this new tenants application noticed that her prior address, manager knew that this tenant was from the same city the manager of this park. The manager was also from surrounding city ******* and knew the tenants prior address was the WORST PART OF *******. Knowing this, approved tenant's application, tenant moved in May 15, 2020.March 3, 2021, evict this tenant through legal means 3 months unpaid rent and utilities, caused $24,000+ water damages to this mobile home, then submitted Bankruptcy eliminating all her other debts except for the $24,000. 7.19.2021 received email from the manager who threatened to evict me for not renting Lot311, not knowing inside water renovation. Everyone complains, manager needs a new job somewhere else.Business response

Thank you for reaching out to us, we always appreciate feedback. We are aware of the complaints at Brentwood and are working to solve the problem. Our managers do not approve applications, that is done at the corporate level. Their prior address would not have affected this in anyway. When we evict we do so legally, and have no control over if someone else files bankruptcy. Passed: Raw sewage, refused to clean up and repaor until health dept force repair. Refused to clean up. Please see the photos showing the numorous types of fungus growths along the floor of the laundry area next to the outdrain.
