      On March 10, 2023, we purchased our home from Ryan Stringham of RDS Construction, Inc. We did our initial walk-through on March 7, 2023, to identify repairs to be completed. The home came with a one-year warranty per the contractor. During the year, we provided a list of repairs that the contractor requested. He subsequently agreed to complete the repairs by February 28, 2024.
      To date, none of these have been completed. We’ve reached out via telephone, text, and email multiple times. He has not responded. In case his phone number changed, we had a third party contact his current phone and he immediately responded.

      When purchasing a house buyer and seller do a final
      walkthrough. The Buyer made a list at the time of final walk though and  ALL items from the final walk through were
      completed by October of 2023.

      After living in the house for several months this buyer came
      up with more repairs that they thought should be covered under warranty. Most
      of the list were items that are not covered under builder’s warranty. Their
      list was 3 pages long of items they wanted covered under warranty.  Most of these items were cosmetic and cosmetic
      blemishes are not covered in the builder’s warranty. All cosmetic issues need
      to be resolved before the due diligence deadline or at final walkthrough.  All cosmetic issues from the final walkthrough
      had already been resolved by October 2023.
      I reviewed their added list and responded with an approved
      warranty repair list. Most of the repairs we did we would not normally warranty
      but was trying to make the customer happy and listen to her concerns. Only a
      couple items were legitimate warranty claims. My warranty specialist had told
      me the approved list was completed in April 2024 but I have now learned there
      are 2 items that were not completed. I will attach the approved list showing the
      2 items that still need to be completed. I have attached a copy labeled
      approved “warranty requests Kadis.”  I
      circled  the two that I will hire out to finish.
      The buyer has not sent any emails since before my warranty specialist visited their
      home so I thought everything was wrapped up.
      I’m assuming they want more work done that is not covered by
      builder’s warranty. Please note ***The buyers had the opportunity to do due
      diligence and many walkthroughs before purchasing the home. They cannot add
      items later that are not covered by warranty or any cosmetic complaints not
      addressed before final walkthrough.
      Going forward all contact will be done through their realtor,
      Michaella Morgan. I will contact Michaella in the next 7 days to make
      arrangements to complete the final 2 items.(see attached)

      I am rejecting this response because:

      All items were not completed by October 2023, see attached details
      We worked with the builder and our real estate agent to clear any items that appeared to be cosmetic.
      We responded in August 2023 and did not hear from him until October 2023.
      His approved warranty Requests Kadis left out several items that were not completed.
      He did circle cracked
      bricks, caulk, and paint for the front porch area and repair/paint front porch
      pillars, they still need to be done.

      As mentioned earlier the 3rd driveway and garage sidewalk have cracked all the way across again. Should
      still be under warranty from being poured last October.

      The man door has not been
      repaired or repainted, nor has the weatherstripping been replaced.

      The repair and secure loose
      metal stair railing has not been completed.

      He references a warranty specialist. We don’t know who that is nor did that person meet with us and walk through the home to review warranty items.

      He mentions that we have not sent any emails since the supposed warranty specialist visited our home (again, who is this, no visit or appointment ever happened). Regardless, we have sent, called and emailed numerous emails regarding service and have received no response back.

      In the attached document called Chronological Order of Warranty/Repairs for Kadis Home 08/28/2024 - 4 PM, we would like to see the following items completed as previously noted.
      The  7 warranty items on page 2 of the document
      The 3 subcontractor items not completed are listed on pages 5-8, which include the flooring, painting, and gutter leaks.
