      I have a weird cocoon that has developed on my window that I cannot reach. I sent a maintenance request to my landlord who states pest control is my the tenants responsibility.I keep a very, very clean apartment so this is not caused by dirt or leaving food out.I cannot find in my lease that I am responsible for pest control yet they are saying that I am.

      You were notified on Friday, May 10, 2024, that pest control is a Tenant responsibility per your Residential Lease Agreement.  However, as a courtesy, we are contacting the Owner to request approval for the removal of the dirt dobber nest.

      Although I am still waiting for a response from the owners stating they will actually resolve this. Its been over two weeks with no reply.

      Century 21 Judge Fite Property Management has moved to ************************************************************************************. Phone number ************.I received a letter from (Century 21) regarding the condition of the property located at ************************************************************************* we leased from January 5, 2022 to March 19, 2023. We moved out of house on February 27 and still paid them until March 19. We disputed the allegations by email to property management company and **************************. We have detailed before and after pictures and video of the property, along with a detailed inventory report with time stamps throughout, which shows the poor condition of the property at the time of the lease. Additionally, we have proof that the property was left in immaculate condition upon moving out, which was better than how it was rented to **. (law states that property is to be left in the condition received). Pictures show the anchor holes nor any other holes in the walls were not made by ** as tenants, they were already there. Owners also left broken mounts with missing pieces on the walls. We immediately reported the holes they left on the walls due to the incomplete mounts they left as we removed them and it was reported to the company during move in as shown on inventory report on 01/06/22. We have receipts from a professional cleaning service for both the house and carpet cleaning upon moving in and vacating, which demonstrates that we not only left the property ** a superb clean condition but fixed the hazardous condition we received it in.Century 21 and ******************** have falsified information in an attempt to steal our security deposit . It is not letting me attach after pictures and a before video. I do have all before and after pictures and video to send. We also left 2 new AC filters in the garage when leaving.

      At this time we have communicated with the consumer directly and believe this matter has been resolved. The consumer provided secific information for the charges they were not in agreement with and we reviewed the photos and documentation on the file. An additional refund was provided to the consumer and we are not aware that there was any issue to the resoloution. We apologize on behalf of our Team that mistakes were made on the initial assesment. We will use this as an opportunity to train our team again and remind them the impact this has on the consumer when we fail at making proper assesments.

      Thank you for speaking with me and allowing me the time to research this matter. I have reviewed your inventory and condition form submitted at move in, the photos you provided me of move in and move out, as well as the move in and move out inspection photos our office took. Below are my findings.

      Detail Cleaning due to debris/dust on surfaces - $400.53 After reviewing all photos and documents, it has been determined that the cleaning was in the same condition at move out as it was at move in. Although the Oven and Microwave were slightly dirty at move out, you will not be charged to clean these items. You will receive a credit of $400.53.

      Carpet Cleaning - $129.90 You have provided a copy of the carpet cleaning receipt from move out. You will receive a credit of $129.90

      Wall Damages due to texture damages - $573.73 After further review, it has been noted that the texture damage from the ** mounts (Living Room and 1st Bedroom) was present at move in. The nail holes in the formal dining room and the primary bedroom are minimal, therefor are considered normal wear and tear. You will receive a credit of $573.73

      Replace Air Filters - $59.54 The air filter was new at move in, however was dirty at move out. This charge will stand.

      I have included an updated link below to the photos of the items in the remaining charges.

      **** called because the quadruplex was facing a problem with the electricity being turned off. We called the seller's boss, ************, he was very demeaning, refused to help, had a very aggressive tone of voice on the call and he came across as a very disrespectful person. He was putting **** down, shaming and almost tried to humiliate him by saying he had no experience buying Real Estate. It was a very unpleasant conversation and then he abruptly hung up the phone.

      I rented a home from Century 21 Judge Fite Property Management Company. I payed a $1600 deposit and payed a $700 pet deposit. From the first day I moved in, there were multiple things broken or run down on this property. The fence in the backyard was rotting and there were multiple holes where my dogs could get out. The faucet in the shower was not attached. There were stickers all over the bathroom wall. There were broken drawers in the kitchen. There was an awful smell coming from the freezer and it was leaking and not freezing anything. I reported all of these and it took weeks for them to be repaired. In the two years that I lived there, the repair man that came out to repair the fence 3 different times, told the company it needed to be replaced and it was never approved. So, he would patch the holes as best he could, but rats would come into the yard through the holes that were not patched. When I moved out, I had professional carpet cleaners come in to the clean the carpet and my family and I cleaned the house, to where it looked better than when I moved in. I knew there were several things that the company would need to fix and I knew I would not get my full deposit back. (large holes in the bedroom wall where a TV was hung, back door scratched and weather stripping ruined by my dogs). But, I never imagined that they would keep my entire deposit, and the pet deposit and charged me an extra $325. There is no way the repair work they did cost $2625. That is absolutely absurd. There were small holes in the wall from nails or staples, where I hung pictures and posters. There was many scuffs on the wall, from living in the house for 2 years. All of this is described as "normal wear and tear from living in a home". The disagreed and called it negligence. I wish I would have read the reviews about this company before I rented with them. This is the worst rental company I have ever rented from. They are very unprofessional and con-artists.

A deposit of $1595 was paid along with a $700 pet deposit in which $350 was a non-refundable oet fee leaving $1945 as the total deposit. In our original letter to Ms. Moore that detailed the damage charges, she was provided direction on how to dispute any charges. On August 16, 2021 she did this. I have attached that letter. We responsed to her on August 28, 2021 that includes a link with the photo documentation. It is stated in that letter that if she has additional documentation she would like to be considered to provide it to us for further review. I records do not show that we ever heard from her again. The items that Ms. Moore disputed havs been reviewed and it was determined that the charges were accurate. Attached is a copy of the original deposit disbursement letter with highlighted item and letter of Ms. Moore dispute. The next attachment is the deposit dispute response along with a copy of the invoice of completed work. I will be happy to review any additional information that Ms. Moore can provide to support her claims. We are always willing to treat all parties fairly based on documents. I do not accept this response because I do not feel like the majority of the charges that they want me to pay was negligence or neglect on my part. There were minor scratches/rubs on the wall, which is normal wear and tear. They charged me to paint every room, where there were either minor scratches or small nail holes - all of which is considered normal wear and tear for living in a home for 2 years. There have been multiple complaints about this company and how they keep and "steal" your deposit and refuse to refund due to absurd "damages". Like it said in their statement, I already paid a $1595 deposit and a $700 pet deposit. They kept the entire thing and are still trying to charge me over $300. There was in no way, shape or form $2295 in damage done to this home, let alone the $2620 they are claiming. The pictures show that the majority of the "damage" that they are claiming is normal wear and tear, which they cannot charge for. I wish I had taken pictures of the house when I left to truly show what the condition of the house was in when I moved out. I didn't think I needed to. I never dreamed I would be charged the amount of money that they are trying to charge me with. I do not agree with it and if anyone else looks at the pictures they took, they will see that the majority of what they are trying to charge me with is normal wear and tear. It is not normal wear and tear to rub the paint off the wall, down to the sheetrock. It is not normal wear and tear to leave light bulbs burned out throughout the property that were functioning when you moved in. It is not normal wear and tear to leave black scuff marks on the wall. It is not normal wear and tear to spill or splatter food or liquids on the wall and not clean it off. It is not normal wear and tear to not clean the blinds and windowsill when you can visably see the dust and pet hair. It is not normal wear and tear to leave dog feces throughout the yard. Paragraph (17) (D) (3) stated "Tenant may not make holes in woodwork, floors or wall, except that a resonable number of small nails may be used to hang pictures in sheetrockk...". Unfortunatly, you chose to use screws in several areas which required repair at the time of your move out. Again, we are offering to review any specific item you are disputing. You have been provided an itemized list of charges and photos. If you will provide a specific item with an expkanation of your dispute for that item, we can address your concerns.
