Purchased a home in the Hadleigh at Cedar Creek Subdivision in Youngsville, NC. To be fair, we were fortunate to get a new home at this price. However, we should have backed out of the sale at closing. Sacrificing the $1000 would have been a small price to pay to get out of this obligation. Too many warning signs to count. They would not accept our real estate agent, cracks in the foundation, poor craftsmanship and little to no follow up from the sales agent when communicating concerns. By far, the absolute biggest issue myself and all the neighbors on my side of the road have, is with the grading of the land. Water erosion is so bad coming from neighboring properties that the water pools up mud 3 feet from my foundation. They told us, that this is not a warranty thing and that the water will soak into the ground within 48 hours. To LGI's credit, they did have a landscaper come and re-grade the land and lay down SOD, but he dug a trench right in the middle of the back yard to make sure that the water stayed at least 10 feet away from the foundation. Who doesn't love a backyard that has an occasional swimming pool. No, thats not really sarcasm. The water is that bad. I have about 6 warranty claims in, 1 email to LGI corporate office, called the town, and gave the HOA a fair warning, all because they make excuses as to why the land is this way. They do not assume responsibility. I have my life's savings in this property and I am very disapointed. LGI rushed these homes and it shows, Land development ignored warning signs. I cant believe inspectors signed off on this. LGI corporate. If your reading this. Please have your people at Hadleigh at Cedar Creek subdivision invest in a real fix for this water problem. Not house by house, but a real drainage solution that spans across all properties towards the back of the property lines, not in the middle of their yards. Hi Matthew, congratulations on your new home! We are glad to hear that our team has worked with you to help mitigate some of the drainage concerns and see in the warranty portal that they have informed you they are working with some of your neighboring properties. We appreciate you bringing this to our attention.Review from Jasmine S

Run. Run as fast as you can, and far away. They took our $1000 check and told us it was refundable. We were allowed to visit the property multiple times, and when we came back to do a thorough walkthrough before our loan meeting, we discovered several issues that concerned us. We then did more research and discovered a class action lawsuit against LGI where LGI left customers out in the cold for their shoddy workmanship. When we got ahold of the manager to ask for a refund on our $1000, we were told that we didn't show up to the loan meeting and therefore couldn't get our money back. How does this make ANY sense? We didn't purchase anything from them. They are essentially stealing our money, and it's technically legal because of some loophole we don't fully understand and was not fully explained to us beforehand. LGI is a dishonest organization and will not look after you. As I said, run. Run as fast as you can, and far away.LGI Homes Response

Terrible , we were lied to by the sales man , he took my $1000 check and assured us multiple times that it was 100% refundable if we decided to change our mind. All we did was look and had more questions about a house . We were talked into putting the $1000 since he could not answer a lot of the financing / loan questions and said we could pre qualify and meet with loan officer in a few days . That was going to be on February 01,2024 . However on January 31 , 2024 that check had already been cashed before the meeting even was scheduled on February 01 ,2024. We decided NOT to move forward with that house due to size was too small , no doors on bathroom closet for cloths and we didn’t agree with the buy down type financing. So a text was sent and received by the salesman Ed ***** * Of course we’re not going to still go and talk to loan officer about a house we no longer were interested in. I was told it would take up to 10 days to get my money back . My realtor stayed on top of it and said there was no reason they should be keeping that money . Our home is not even on the market ! The manager told us NO ! He said it was his decision and he was not going to give it back. I have asked for the reasoning in writing and nothing !!! They refered us to the legal department with a number no one answers ! Buyer beware … I am Still hoping to get my $1000 dollars back ! We were blatantly lied too by Ed … **** the manager was rude and not forth coming at all .LGI Homes Response

The builder of this company (LGI in Fairburn Ga) is very unprofessional. I have placed several work orders on-line through their customer care app. The builder refuses to speak with me in reference to when someone will be coming out to correct the issues. I have placed 3 service orders he has not completed any order and states on line they were completed. This is a brand new build. That should not have door lock issues, window issues and toilet issues. The office manager refuses to assist and states you can only speak with the builder and will not give any information on who can assist with getting these issues fixed. I had one service request put in when I first purchased my home. The builder stated the only time someone can come fix the door lock (which should have been corrected before I moved in) is between 7am-10am. I had someone wait at my house (all day while I was working) due to the fact I have a job and work during those hours. No one ever came or called to reschedule. The builder text me on a Sunday stating they would be out on a another(without prior notice) since the original day they were scheduled they were in the neighborhood and didn't come to my home. The company clearly wants the home owner to work on their schedule instead of working around the home owners schedule when it comes to their mistakes. No one from this company has reached out except the sales associate who has tried his best to help. The builder ignored every request I have made. I attempted to request his boss contact number and email and he stated he does not have it. It very dishearten to purchase a brand new home with so many issues and the builder refusing to fix any. This is my third home with this being the second new build and it has been the worst experience ever.LGI Homes Response

My rights as a customer under the consumer protection rights have been violated due to shoddy building construction and poor installation. My roof had to be replaced in 3 years. The siding to my house was not properly installed. Other houses in this community siding is falling apart. The 1 year inspection was not honored. After I made several calls to company to adhered to their policies were not honored. Also, I followed all protocols and was given a bunch of negative responses. I have bad Sheetrock work and I was also told it would be taking cared of during my closing and to no avail it was not completed. They say that they homes and services are back by a 12 month warranty and a 10 year structural warranty, but I was informed that I needed to hammer the nails back through my siding because it was considered normal wear and tear. My siding is cracked and have an 1/8 of separation between boards and in some areas the boards are warped. I was told the siding was hardy board and it is not. I should not have be able to see nails at all in my siding. The construction manager here was fired right before the house was completed due to his bad management of the construction here in this at that time new community. It is said that pride and customer satisfaction is their goal but It has not been obtained in this community. The house siding looks terrible and improperly installed. Ultimately, I and others in this community feel widely mislead in the quality of construction. Neighbors fences have fallen within 2 years of completion. My and other garage doors have been improperly installed as well. In two years I had to pay $1300.00 to have it replaced. My siding will cost about $30,000.00 to be replaced. The electrical boxes breakers in this community have to be replaced due to their shortages in varies areas of the house. I do want to continue anymore. I have respected this company, but LGI homes and staff have ** me in all communications.LGI Homes Response

Hi Arnez, we are disappointed to hear that you have been unsatisfied with the construction of your home. Our homes undergo several inspections throughout the construction process to ensure quality, and as you have mentioned, we do include a 12-month workmanship warranty and a 10-year structural warranty with our homes. When requested, we also do an 11-month sheetrock inspection where we can address some of the nail pops or other items that arise due to settling during the first year. We are unable to locate records of any warranty claims to determine the reason that your concerns were not addressed, but we can confirm that you are still covered by your 10-year structural warranty. If you have any concerns you believe will be covered by this warranty, we invite you to submit a claim.Review from Tay H

Hi Tay, we're extremely sorry to hear that you did not have a great experience with your loan officer. We work with a preferred lender, so the loan officer is the employee of a third party, but we appreciate your feedback. We will use it to evaluate what we can do to improve the experience of working with the loan company to make it as seamless as possible for our customers.Review from Victoria R

I would never recommend LGI to someone looking for a home. We built/purchased in 2022 and the entire experience from going under contract up to our "11 month walk through" today has been a terrible. The customer service is nonexistent, never clear answers, zero follow through, and the workmanship of the homes are awful. Our home looks like we have lived in it for years and it hasn't even been one year. If something isn't right they just caulk/spackle over it. Almost every piece of sheetrock in our home looks like it was dropped, rough edges that are just painted over. We had to call them twice on our closing day because there was mud and paint throughout the home that was never cleaned up. The 11 month walk through is random people showing up to your home with buckets of spackle instead of someone actually fixing the issue. Our master bath cabinets never had the drawers installed in them, I mentioned this on closing day and was told they were back ordered and when they came in they would install them. Almost a year later, and after trying to get ahold of LGI I still do not have drawers in my master bath. I have called every phone number I can find for LGI and left voicemails for someone to return my call and crickets. For a companies website to say "we exceed our customers expectations for quality and value" they really underwhelm my expectations!LGI Homes Response

Hi Ms. *********, we are disappointed to hear that you have been unsatisfied with your experience. We take pride in our quality, but we know items can come up after closing. Each of our homes are backed by a 12-month workmanship warranty and a 10-year structural warranty so that these items can be addressed. We always recommend submitting any items you are concerned about to our online warranty portal, as this allows our management team to track the progress of each item and ensure everything has been addressed. We see in the warranty portal that you had submitted claims in December 2022 and January 2023; you signed confirming that these items were complete in January 2023 and February 2023, respectively. No other claims were submitted until November 2023, and those are currently being addressed by our team. If you have any other concerns, please feel free to submit a ticket in the portal for our team to review. We appreciate you choosing us for your new home and we hope you enjoy it for many years!Review from Siria H

I have made numerous calls to LGI homes to request a refund for my home purchase after I received notification from their preferred lender, **** ****** stating my income is insufficient for the amount of credit requested. I spoke to my sales agent, Allison and her manager (Bakersfield CA)and they refused to return my deposit of $1000. This is misrepresentation of the contract stating “Deposit is refundable when you re unable to obtain financing for the home.” Consumers need to be very careful with LGI when they give you verbal disclosures as well. I was verbally told I would get a lower interest rate than the loan could be financed. I am truly heartbroken that I wasn’t able to get the home I was hoping to be in for the holiday. And now out of $1000. Consumers be aware of LGI homes practices!!LGI Homes Response

Hi Ms. *******, we are concerned to hear your feedback. The earnest money is certainly refundable when a customer attends their loan application and is unable to obtain financing. We see that the financing was not the reason provided for cancellation in our system, which would be why your earnest money has not been approved for financing.Review from Michelle R
