    We bought an impression home in sanger Tx in 2023. my main complaint is the grading of the property for drainage was not done correctly. we didn't notice this until Nov. of 2024 when new housing construction started behind our property, and we had heavy rains, and we had flooding in our back yard due to falty drainage grading on our property from Impression Homes. I have a survey from the city of what the property is supposed to be. I also have a new survey showing the true elevation of the lot and the back is lower than the front. it is supposed to drain toward the front. I contacted impression homes and showed pictures and a copy of the survey. after going back and forth with them they told me there was nothing they were willing to do. new homeowners should not have to deal with this stuff, and the builders should do what they can to make it right. this has been like this from day one and Impression Homes knows it. the last person I talked to said I voided my warranty by putting a storage shed in my back yard. then she said even without the shed I was past the two-year warranty period. the shed is away from the back fence and has nothing to with it. also, when I first contacted them in Nov. of 2024 I was still inside my two-year warranty. this makes my home buying situation with Impression Homes a big disappointment! and I would encourage Impression to contact me to rectify this situation.

    If I could leave less than 1 star I would. Do not buy from Impression! We closed on our home in 2021. We had trouble during the build with them not using the materials we had chosen but we moved forward. We have had unexplained dark spots show up on our ceilings, they would come and patch and paint over them but they keep returning. Now we are out of the 1 year warranty so no idea why these spots show up but we are on our own. 2 years into owning this brand new house and we have a cracked foundation and a huge crack in our wall, they told us to file with the structural warranty company. That company wants $300 to just look at our application and I have read they find loopholes to not repair anything. We've been told our lot was not graded properly. We have had massive drainage issues and had to install a very expensive french drain to fix that but we have bad erosion on both sides of the house. The mound this house was built on is steep, our driveway is steep, and the ground is eroding away from the house even with proper watering and the install of gutters also at our expense. Now we've been told that our AC unit is undersized for our house, which explains why we have rooms that never cool down. They did not install a proper number of return vents so the ac system is just barely struggling along. We've been quoted $15-20k to install a system that will actually function for this house. Our indoor humidity is 70% because the system can't handle the load. They cut so many corners on this house its ridiculous. We expected more for a half million dollar home. This house is a lemon.

    I strongly recommend not purchasing an Impression Home at all. I purchased my home in 2021 and have had nothing but problems and just not able to work with this builder. If you value your wallet and your family, stay away from this contractor - builder. I am going to make every effort to get out of this Money Pit. The construction is average, warranty response is below average, response time is below average, workmanship is poor, quality is poor, customer service is poor, nothing is accurate or transparent, and it's not worth the headache dealing with them. The turnover of warranty staff is pathetic and nothing gets resolved.Stay away if you value your Sanity!!

    I bought a home with impression homes back in Dec. 2021. Beginning on 2022 we started noticing cracks on our tiles. we put in warranty request. and they would come out and look take pictures . we called about the same problem over and over and they came out and the tiles were never fixed. We called again today because we are wondering if anybody is ever going to come and fix our tile. now that we have cracks all across our floors. And Warranty stated they can no longer do anything about this. Even though they never fixed the problem. they are now telling us we have to call our builder. which we can not get a hold of anyone. Being first home owners ****. Because now we are at a stomp and dont know what to do next. I may have to end up getting a lawyer on this matter.

    Impression Homes values each of our customers, our records indicate that your home closed with us on 11/30/2021.  Although your home is no longer under the warrantable period Impression Homes as a courtesy completed a 3rd party elevation survey that stated the foundation was performing as intended.  Our Warranty Manager has set up another courtesy inspection of your property for this Friday, September 8, 2023.  Impression Homes makes every effort to complete all warrantable items when submitted.  Impression Homes also suggested that you request a structural inspection of your home through ***********************.  It is our understanding that this step has not been completed.

    Not only did our new build with Impression Homes take 18 months, but now that we have been in the house almost a year, weve had a crazy amount of issues. Weve had to file with our warranty at least once/month, including electrical and water issues among other things. I would definitely not recommend building with Impression Homes.

    Impression homes and their sales reps will decisive you to put ****** money down telling you that you if you don't close they will refund you the ****** money back, its all lies don't ever fall for that, they are liars, I will not even referred my enemy to do business nor buy house with them, they are very mean set of people and heartless. i have being asking for my ****** money to be refunded and they wanna keep my money after the sales rep told me and my agent that the money will be refunded.

    I have a laundry list of issues but lets just go with what prompted me to leave this review. Last fall we noticed a leak in the roof of the garage. I got 2 independent quotes, both less than $1500, for the repair which is a hole in the decking of the roof. Per both roofers it appears the hole was done then shingled over when the home was built. I spoke with the developer who happened to be at our HOA meeting shortly after who agreed this was not a good look for builders in his development. Impressions employee for the neighborhood was in contact quickly after. Hes been repeatedly condescending and rude in prior interactions so I had little hope for a resolution. His solution was someone coming out and being on my roof for 11 minutes applying caulk and done. I was unsatisfied and escalated to the ** of ******** who came to my home and crawled in my attic and said the hole was likely made my someone stepping in the spot, maybe when they hung my Christmas lights (they didnt as the hole was discovered prior to the lights and last year was our first year having lights outside) or when my solar was installed (they didnt, solars on the back of the house, not above the garage). Seems curious that someone could step on my roof and cause a hole in the decking but the shingles are miraculously unbothered. The ** told me since my home was built in 2019 they were doing me a favor by applying the caulk and this was all my issue to resolve on my own.I have little hope for a resolution and am moving forward with the repair myself, in 21/22 I spent almost $9,000 on repairs to my new home that Impression told me was not their responsibility (mold in the ** and vents and drainage issues in yard causing standing water). Id recommend anyone to look for a builder that cares about you as a person who is spending their hard earned money on a home they want to protect their family and not just a company popping up houses and cashing checks. That builder isnt Impression Homes.

    Our home seems safe enough, we will see. The contractors hired must be the lowest of the low bidders. They do not have even the slightest work ethic and there seems to be zero quality control.All concrete work is horrible! our front porch has actual holes in it. They patched them with a black patch and it looks horrible. I know for a fact that the concrete patch comes in colors. My husband power washed the porch and the patch washed out leaving holes. The concrete all over out part of the neighborhood is many, many different colors and textures. Our driveway has deep gouges and lots of discoloration. Per our contractor laying tile the foundation is not level and he had to use almost double the thinset to level the floors. Several people have had their entire driveways replaced. I just hope the foundation is better than the concrete outside.The person who designed the kitchen has probably never cooked a meal in their lives. The appliances are cheap. The oven is a wall oven placed under the counter. It is very low and not that easy to see in to the oven. Our oven broke in the first month. When you are cooking soup or something steamy the water accumulates on the microwave and drips into your pot! Extreme poor planning!The painters are every bit as horrible as *******************. There are drips on the tile and carpet around the walls in every single room. We have been scraping the tile since we moved in January 2023 and the carpeted bedrooms are being tiled as I write this. The electrical work is suspect, too. My husband was installing a fan and in two rooms the wiring was not correct. Scary!The landscapers are also horrible. Part of the plants were plopped in with out any thought at all. Our 1 tree is dead, most likely dead when planted. Our lot was not leveled before the sod was put down. It was very dangerous to walk on. The sod is 6" apart in some areas. Again, the workmanship is absolutely pitiful!

    Your response is completely unsatisfactory! An excuse, and if you had looked you would see that we have been on the portal! Also, I bet you love buyers like us because we have learned that you are so terrible that we should just go ahead and fix the issue instead of waiting to hear if you ever received our warranty request. ****** is nice and I feel very bad for him. He is stuck between keeping his job on one hand and trying to fix the messes of terrible workmanship and unhappy buyers on the other. We have left warranty request on your portal. About your portal, when we submit a warranty request we have absolutely no idea if Impression ever received it because there is no response a warranty request was ever made, if anyone ever looked at it and when the request might be answered with a sorry that isnt covered under our warranty or we will be right out to take care of that. The lack of a response from your company on the big dark grey smears on the porch werent paint smears at all but filler for all of the holes, YES HOLES! They had to know. The smears were left there as though you had fixed the problem. You didnt. I guess we were supposed to just accept that these smears were ok and that our company for the rest of the years we live here would just walk over them. About the landscapers, people in our neighborhood ************** that agreed to have cushion sand put down in their yards have said that they had to have their yards dug up and redone because the cushion sand turns to something like concrete. Not surprising because it is used under pavers and PVC pipes. We have had our yard leveled and we are putting out grass seed hoping that the huge areas with no sod will eventually be covered with grass. We have also replaced the dead tree given to us with a live one. I didnt expect you to forever replace our plants but did expect the tree to be alive.
