      If it were possible I would give this company a 0! ***************************** cheated an elderly property owner by placing a fraudulent lien on my home. An agreement was signed with a deadline of a set date. She asked for me to sign an amended agreement for a future date, claiming that there were issues with title clearing and inspections. These "issues" were delaying the process. Meanwhile, my house is being offered on ******** and *********** This is all happening while she is telling me there is already a buyer in place. Apparently, she said I gave permission for her to post the pictures online. I have read the contract and nothing is noted in regards to posting pictures of my house. The date for closing was extended and she did not deliver. I refused to sign another amended agreement. A week after our contract was null and void, she placed a memorandum/lien on a person she was NO longer bound to. Then when we contacted her about the lien, she claims to have "equitable interests" on our property. Therefore, in order to release the lien we would have to pay a "fee." When questioned about the fee, she pulled $10,000 from the air, because that was no where on the contract. Nonetheless, she held us cornered because we needed to close on the house. My advice is RUN from this company. They placed a fraudulent lien on a property belonging to an elderly person. I have proof of what I have claimed.

      My experience selling my father's home using Liz ***** and team was horrible. I 100% DO NOT recommend it to anyone. Although there is much to mention about the transaction, here are the major highlights: First, her real estate license was on probation when we did business with her. Had we known this, in no way shape or form would we have used her services. As of the posting of this review, 4/18/22, she remains on probation: https://www.trec.texas.gov/apps/license-holder-search/ Be sure to click on ‘Print License History’ to get details on the two (2) disciplinary actions against her; both resulting in probation. Her registered name with TREC is Elizabeth *** *****, sales agent license six 3 seven 8 nine 3. Second, she represented herself as the home buyer but in reality she was the sales agent. She even went so far as to sign the sales agreement as the buyer and left the broker portion blank. It wasn't until nearly two months into the deal, and I was ready to abandon it, that she finally admitted she indeed was not the buyer but the sales agent. Although she heavily markets herself as a buyer; in this case that was 100% untrue! Third, she posted our property on ****** (and affiliate websites) without our prior written permission. In the ****** posting, she represented herself as the property owner. At no point was she the property owner in this transaction, nor was she authorized to represent us. Fourth, she took 8 weeks and 4 days to sell our place. Granted, we did have a somewhat complicated title clearing process. However, we clearly stated the challenges up front and they nevertheless stuck to a turnaround time well under two months. The sales agreement was signed on 11/29/21. We received the final closing documents with a statement from the title company saying the transaction had been funded on 1/28/22. Good luck with your home sale and if you want to keep your stress levels down I would recommend steering clear of Liz ***** *** ***

      In response to this complaint. My name is *********************************. I have a real estate license in the **************. I work with my husband ******************* as investors that buy houses for cash, fast! We made an offer on this property and got it under contract. The title took some time to clear because of other family issues but that's ok because we are here to help the seller as much as we can. A complaint was also filed with the ***** *********************** We consider this complaint handled due to the **** response. Sincerely, *********************************, Owner - We Buy ALL Houses San Antonio Dear **********************:The ***** ********************** has completed its review of the complaint you filed against ***************************** concerning the sale of the property located at (address) in San Antonio. We have reviewed all of the information available to us and are unable to conclude that we have a basis to pursue any disciplinary action against ***************While you complained about the delay to closing, it appears, at least in part, due to the fact that the title company, as part of its responsibilities, had to ensure that the title to the property could be properly conveyed to the new owner. It required you and the other three persons with an interest in the property to sign the Affidavit of Facts Concerning the Identity of Heirs. In addition, ************** wasnt being difficult and delaying things because to do a proper closing the title company needed to send documents that needed to be signed and notarized to several of you who were out of state, which ended up taking a couple of extra days, and was not something she had any control over. As you have indicated, while you had wanted to pull out of the deal because the closing was taking too long, the other owners overruled you and the transaction closed.You also raised issues with her advertising the property even though no closing had taken place. However, she was free to do as she had the property under contract and had something known as equitable title that allowed her to do so, and no permission was required from you. Finally, there was nothing wrong with her offering you an additional financial incentive to stay in the deal, even though you thought there was something wrong with that.While we will not be proceeding with further action in this matter, ************** does need to note that a license holder (or any companies they own), if they are a principal in a real estate transaction, are required to give written notice of their license status to the other side. This is best done in paragraph 8 of the 1-4 resale contract. We are also reminding ************** that if the Commission opens an investigation and requires the license holder to submit a written response, that signed, written response needs to be sent directly to the Commission and not necessarily only to her sponsoring broker. This concludes our review of this matter and we are closing the file at this time.Sincerely,************************************ Attorney
