The company has repeatedly ignore requests for maintenance work, or repairs. The refer their 'work' / craftsmanship issues to the warranty company (since they only say that their workmanship is good for a year). The warranty they provide says that their policy doesn't warrant a repair. NewLeaf Homes has touted that they provide adequate manufacturing, and that their quality is good for all the homes they build.I have attempted to get warranty work done by their 'warranty' they provided when we purchased the home. The warranty they provide is deceptive at best, and definitely fraudulent in terms of their manufacturing, The warranty conditions are based solely on arbitrary values they deem appropriate, and those values change from home to home and year to year. They do not have a record of what the values were at the start of the warranty, and therefore it's impossible to prove that the 'foundation' is out of spec beyond (not level).I have several pictures indicating that for a home that is roughly 3 years old, and no 'foundational' issues (as stated by the independant contractor). Thanks for your email. Hire line cracks are not uncommon. Please make sure you maintain proper moisture around your foundation. Over saturation is not good either.
You should have your sprinklers checked annually and youre A/C units serviced twice a year. You should also paint and caulk your house as needed, recommend at least every other year.
Your 1 year workmanship warranty has expired with us. It is not random, if the slab moves/ tilts beyond building tolerances an engineer can verify.

We move to *********** ***** this summer. We have been looking for a home and fell in love with ***********************************. The closing date was set for 23 May 2024. Everything was going well from the processing of the VA loan to the appraisal. Unfortunately, results from the third party inspection were unfavorable and the health and safety of my family (husband, children and dogs) became a concern. We decided to back out of the house given the unfavorable inspection. They will not return the $4K ******* money.The builder claimed they would fix all problems in the report. However given the unfavorable results (and the severity of the issues), we felt it was best for our family to move on from this house. The following are the attempts I have made to request them to reconsider and/or try to engage without legal means, prior to this BBB attempt:*Emailed the sales agent, ************************** twice, no response *Tried to use their "contact us" function on the New Leak Builder website, over a span of a couple of weeks and over 30 times...... each time I click submit, the link breaks.*Emailed the Bulverde Code Enforcement officer, he stated that the house was in the county *Emailed the a few County Commissioners. One replied "Thank you for sending this email. We bought a Newleaf home in westpointe gardens in December 2023. According to Newleafs website, it is a standard feature for the entire yard to be sodded and have irrigation (**********************************************************************************************************************).Our yard is only half sodded and half irrigated. We requested through the builder superintendent to have this standard feature met. Builder superintendent stated his higher *** said no, in paraphrase, due to the size of the yard being bigger than their normal lots. I am rejecting this response because: the seller made it clear all the land is ours, but nothing about sodding, irrigation, or price of those items.The superintendent brought out the sod and irrigation people to add more after closing but only to a certain point stating due to cost.
However, there was zero disclosure that it is advertised by Newleaf the entire yard will be sodded and irrigated but NewLeaf holds a right to pick and choose to meet this advertisement. There is also no documentation that states NewLeaf does not have to meet what they advertise due to cost.
Also, there is zero documentation that states our property is unique and would be the exception to being fully sodded and irrigated as stated in NewLeaf advertisement. On the contrary, it can be seen on NewLeafs community plat that there is nothing showing our property is unique to the others and will be treated different.
I am willing to have only sod installed on the rest of our entire yard with no cost to me, zero added irrigation, to consider this complaint resolved.

Your team had more sod and irrigation installed in the front yard after closing due to not meeting the property line and not meeting your advertised fully sodded and irrigated yard. This is when I gave a copy of the survey to your builder to verify our property line, which after consulting with your team, gave us a response your team will not meet whats advertised because its not cost effective for your Team, contrary to what is advertised by your Team.I was also told I would receive a call last Friday from your Team on this matter and that also did not occur.

I am rejecting this response because:Apologize for the delay in response, we were dealing with the dryer outlet catching fire,which according to your warranty electrician, was due to poor installation with the wire connection being loose.
As mentioned before, it was mentioned about it not being fully sodded and irrigated, hence why your team sent out the sod and irrigation people again after closing, but they did not due the entire yard as you advertised. When asked, it was told it cost too much. Hence why we are here because it is clearly advertised a fully sodded and irrigated yard comes with the purchase.
I think there may be some confusion on who bought the house, as the price was not reduced for us. It actually went up in price from the *******, listed 6/18/2023, to ******* listed 10/20/2023. This price increased was inquired with ****,and asked to reduce it to what was listed in June of 2023, and was told no due to market changes, which we understand and still went with the purchase. Your price reduction statement does not apply to us, as the price actually went up, and was never listed higher then what we paid.
As for your completion statement, here is the punch list given before closing to complete which still has not been accomplished:
Front concrete patio clearly sloped towards the house. Verify this was part of the building plan and address as needed to correct
Front concrete entryway has multiple cracks that need to be corrected
Abundance of grout left on all tile areas. Remove excess grout
All operational windows do not have screens
Abundance of nail pops in drywall need to be repaired
Abundance of missing or incomplete caulking around all tile areas. Correct as needed.
Paint and Stain splatter in multiple areas. Needs to be removed and corrected as needed
Here are the items found at the thirty day walk through:
Second floor wood shelf not sealed
Up stairs bathroom mirror not glued to wall and one of the two holders was stripped loose
Master shower bathroom glass door not able to close all the way and missing top piece
HOA covenant rules state fence must encompass AC units, but builder built behind AC units
Multiple walls and trim not plum
I have to agree that according to census.gov, a complete house is one with finished flooring and occupied, so that standard was met, however, I would have thought by your advertisement However,the standard advertisement your team broadcast was not met regarding the sod. Your advertisement states so we can build your home, the way we would build our own. If all these issues were occurring in your home, would you be ok with it and accept it as the standard finished home?

She was at work and no one else was at her residence when the tile contractor showed up at her residence for repairs. Better communication is needed on the scheduling of repairs.Additionally, the tile repair is only one of many repairs on the warranty list. The other items have not yet been discussed.

We purchased a house in February 2023, we have filed numerous warranty claims, for the in April, July and September 2023 and they have not been addressed. we have emailed, texted and they say their person is supposed to be working on them but we have yet to see any conclusion. The claims include cabinet doors that were warped, their cabinet person came out reviewed the doors and was to replace multiple cabinet doors, but has never returned. The tile floor that is uneven some tiles are not level and cause high spots that can cause a trip and fall. Material from the construction is stuck on the floor that scraping and mopping can not remove. Areas of the house were not completely painted, doors front and garage were not sealing properly, we asked for the ** people to come out as the system blows unevenly in the house, and closing the room vents only makes excessive noises when closing them off. I purchased a home from NewLeaf back on November 2022. Right after my closing date I started getting letters from a ***************** There were invoices and they were trying to collect a payment from the builder. I informed the builder about these letters and they told me to not worry about it. NewLeaf is been lying to me, telling me that everything is getting resolved, it's been over a year since I been dealing with this problem. I'm really stressed about this situation, having people knocking on my door telling I have been served is totally embarrassing!

I recently made a BBB complaint and only 1 issue was fixed out of the 25 pages of repairs submitted by the home inspector. The construction manager came by in early November and got the roof repairs & said he'd be calling to have other repairs done. We have emailed and sent messages multiple times with no answer. New Leaf Homes failed to complete our roof in the appropriate fashion causing us to have an infestation of rats what have damaged our home. We have filed a warranty complaint twice online and have phones the company insisting on the roof being repaired. We have also called the company and no one has ever returned our calls. Rats can do a tremendous amount of damage to a home including chewing wiring which can cause a house fire. This is an urgent issue and must be resolved.Business Response
