This company is a vendor of Texas Homes, a *********** home builder, and was hired to install the tile (grout included) throughout my home. Upon moving in, we discovered there was so much that wasnt done properly. We have mud set showers in our dogroom, master bathroom, and 2d bedroom; every single room had grout discoloration. I mean, the grout is 3 different colors. When the inspector came, he tried to say it was discolored because someone mustve ripped out there work and tried to fix it. None of that made sense, but I wasnt there for the blame game. He said all the bathrooms needed acid wash and he would have the equipment ordered for repair. We were placed on schedule for today, 13 October. When the man showed up, he said he wasnt told there was grout discoloration and he could only fix the chipped tiles and grout holes. Well he showed up after the allotted time and per the attached pictures he did not repair all of it. The owner said she told my husband what they were going to do today, I called my husband on 3-way and he told her (the owner, ***** or *****) they only spoke about our LVP since his wife (me) was handling the tile. She then tried to retract her statement but was already caught in the lie. These companies say anything to not take responsibility or make repairs, they expect the consumer to bend to their will however we are hardworking Veterans that are now Civil servants and cannot be expected to ask you how high when you tell us to jump. The State and ****************** needs to step in and eradicate businesses such as this that think they are above reproach. The owner is extremely unprofessional and does not think she should inform a homeowner what will be completed and when.The man who was here repairing, left without a word with my front door unlocked, I was unaware he completed the job until I looked outside and saw no vehicles. Texas Homes is a very negligent home builder.We have been in the home for 2 months, I requested to speak with the Owner (*********************) twice and have been ignored. Not only have we been disrespected by the sales agent telling us, he didnt have to respond to us because they are allowing us to pay them 10K a month rather than all up front (if that is the case, he should have told us they dont accept our kind), but we have also been ignored since we have moved in. As of today, I have submitted 3 warranty tickets via website; for grout discoloration, inability to open 2 of our doors properly, a gap in our front door, missing Kitchen Aide appliance, missing paint, land sinking by septic tank etc. *********************** says they dont handle these claims because the Construction Manager is in charge of everything after the walk through is complete (although we have documents showing all warranty requests must be placed in writing). The construction manager tells the warranty department to close all tickets and yet fails to communicate with us on anything pertaining the house we purchased for over $850K and nothing was done. I have had men come to my door expecting me to know what they are there for, I let one in to fix the bent tube for the toilet (he showed me his phone which told him what to do), now the entire lower half of the bathroom has to be painted and the tubing still wasnt fixed. The ********* Homes Warranty states there is a one year warranty on defects of workmanship and materials yet, we are being given the runaround with regards to repairs and/or given phone #s and told to contact the vendors ourselves. The Builder has had to refund us 3 times because they told us at contract signing they provided certain items, ****** us along to believe they did/would install the items and never did. That alone is a breach of contract, but of course the construction manager (a week prior to closing) says oh yeah, theyre coming tomorrow, etc.BEWARE!Initial Complaint

We purchased a home that was custom built from Texas Homes and moved in on 12/06/2022 into our brand new home. Home has had multiple issues, but one of the main issues was our lawn. ** Homes never completed grass rolling properly (which was supposed to be done two weeks after we moved in, and they sent someone five months after we moved in, which was impossible to do, because grass was already deeply rooted) and they failed to do proper grading, tree root and ***** removal throughout our property. We pleaded with TX Homes multiple times to send landscaping company to fix these issues (see uploaded e-mails), however, their answer was to add dirt in damaged patches and fertilizer, which damaged grass even more. This is not FIXING ANYTHING! We called independent companies to look at our yard issues and they all agreed that the only way to fix our lawn would be to strip all of it, remove roots and stumps, add soil to even out and fix grading, and lay new sod. We communicated this to TX Homes, but it has been falling on deaf ears. All we ask of them is to fix APPROPRIATELY what we paid for. They can reference the lawn at their model home in ******************* - that is what we paid for, not the lawn that was done at our house. Unfortunately, due to their incompetence and failure to respond to our multiple pleas, the only way to fix it now is to to strip all of it, remove roots and stumps, add soil to even and fix grading, and lay new sod. They can hire their own company to do this or we can hire our own and they can reimburse us. Thank you.Business response

Texas Homes does not guarantee the smoothness of the yard at closing. We will however, in the first year, agree to top dress (fill small depressions) the sodded areas installed by us 1 time. We have done this twice at the home. A specific quantity of sod pallets are included with the home and any areas not installed at closing are the responsibility of the homeowner. In the attached pictures the strip of dirt behind the curb was not finished by Texas Homes.
Texas Homes also does not guarantee the survival of any vegetation after substantial completion of the home, nor do we agree to the complete removal of trees unless located within the foundation or flatwork. These are addressed in the sales contract/disclosures and warranty manual.
Any items covered by the warranty in the first year will be taken care of by Texas Homes. Please send us a comprehensive list of the covered items and we will begin scheduling them immediately.Customer response

I am rejecting this response because:It is not true that we are addressing the part by the curb - the part in pictures and in question is and was installed by TX Homes.Top dressing IS NOT resolving anything, especially because the grading was done incorrectly by the builder. No amount of top dressing will fix the grading issue. Also, the top dressing applied killed all of the healthy grass (as you can see in pictures). Rough patches in photos are the result of top dressing they applied.Also, it was not presented to us anywhere in contract that they will leave roots and stomps and cover them with sod. It was also not presented to us that we will get bouncy, crooked yard.ALSO - grass was rolled four months after we moved in (we were told this must be done two weeks after we move in, before the root catches on)!In any case, if they do not agree to fix this, we shall take this to court (arbitration) and present our case there.

We moved into our home December of 2020. We have repeatedly sent request to this builder to fix specific items that should be covered, and have yet to be fixed. There has been change in representatives that we are working with. The builder continues to give excuses that they are backed up, but it seems to be a lot of run around. Our calls, texts, emails go unanswered. The same issues that we expressed in December/January are the same issues we have 8 months later. Items include a flooded backyard, or water that sits in the yard after rain, doors do not close properly and are very hard to open, our upstairs where our children sleep does not cool, paint issues. This complaint is due to a builder not following through on repairs that should have been completed in the first couple of months. We will continue to pursue this and express how disheartened we are with the way the housing issues have been handled and this builder.Business response

As stated in the sales contract, any cosmetic items must beaddressed or put in writing before closing. On occasion we will make exceptionsto repairing cosmetic items after closing and we have done that in this case. We may agree to fix some cosmetic items andnot others for various reasons. In ourclosing documents (see warranty attachment) we provide instructions on how tosubmit warranty items and other claims through our website. We follow this process so that customersconcerns do not go to an individual employee email where it might get overlookedor in some cases that person may no longer be with the company.
We have one ticket submitted through our warranty portalthat contains additional items not mentioned in the complaint. Our team has been scheduling these items withthe homeowner and the subcontractors addressing the items throughout the monthof July to the beginning of August prior to notifying the BBB they havent heardanything from the builder (see internal email attachment).
We do not grade the entire yard on half-acre or larger sizelots. The yard is graded according tothe site plan (see site plan attachment) which is signed off by the buyerduring the construction process. Thesite plan also indicates the extent of where the builder will place sod and theyard beyond that area will be left as is. During rain events the drainage swale is designed for carrying large amountsof water away from the house. The area ofconcern was inspected and did not meet the criteria for holding excessiveamounts of water in the drainage swale therefore it will not be addressed bythe builder.
The **** contractor was sent out to do an air balance on thehouse in April of this year. After thatappointment we did not receive any concerns in writing to indicate additional coolingissues until this most recent complaint to the BBB. Since then, we have scheduled the **** contractorto review their concern again.
Texas Homes will continue to schedule any remaining itemscovered by the warranty. Items that arenot warrantable will be made known to the homeowner.Customer response

I am rejecting this response because: The contract does give a way to send issues through a portal. Our first representative, *****, who is no longer with the company told us to send our home issues to him directly. We sent him direct emails and text about what our home needed. Since he was representing the company, we thought this method was fine and the builder was aware of this. We were also told by the representative for Texas Homes, that they could level out our backyard since the builder messed it up. The representative had someone come out to pick up trash that they left and it was past the location of the sod. So we have had a service beyond the sod before and now we are told they will not fix anything else beyond that area that they damaged. Why was this doen in the past and not currently? We were also told that a dual a/c thermostat could be added to our home if they cannot even out our air. Even though we have one ticket on the portal our home has been visited by the first representative and the second Texas Homes representative who documented our issues on several occasions. Those visits should be accounted for as well.

A dual thermostat system can be added to provide more control of the air temperature in specific rooms or areas of the home. The damper system (dual thermostat) is an additional cost to the homeowner because it is not required for the main system to perform as it was designed. The **** contractor told Texas Homes that the system was offered to the homeowner and the homeowner declined to have it installed.
