We moved my daughter in for college on 8/17/22 to maverick creek villas in *********** *****. Over the summer we found out she was housed with a 41 yo adult and reached out and they would not help. So we went with it and moved her in hoping for the best. Well the 41yo was a smoker,drinker and drug user and put my daughter through lots of traumatizing events just the 1st night! So I drove back and found out the complex had plenty of open apartments and were not being helpful. Finally after many hours of begging and pleading, they finally said if we paid them $300 they would move her. Im a single mother and $300 is a lot of money for me but I paid It because my daughter was not safe living with an adult. Shes 20 what if that adult gave her alcohol or cigarettes? The apartments proceed to laugh at my daughter for crying because she spent the night in her car and stayed there until I drove 5 hours to get back to her due to being too scared of her roommates behavior. The complex is giving false advertisement saying they allow no smoking and only students are allowed to live there. The 41 year old woman is not enrolled in school and was paired up with my 20 year old daughter! As we were in the office a group of young men were in there with the same issue and the managers laughed and did not help. They chose to break their lease but I can Not afford that option and this complex should not be allowed to do these things to these students! My daughter is traumatized and is seeking therapy for the events that occurred IN THAT ONE NIGHT and the apartments laughed and took more money as a inconvenience fee this can not be legal! Ms. ********* daughter signed a lease in April 2022 for an individual bed spare in a shared apartment at Maverick Creek Villas, and she moved in on 8/17/22. We were 100%pre-leased by late July and had no empty apartments on 8/17/22. All our staff was well aware of our 100% occupancy so there were not empty apartments that Ms. ********* daughter could have been transferred to at that moment. She came into the office the next day after moving in to express her concerns. She spoke with me, ******************************* (Community Manager) and ************************* ******************** Manager) and she let us know that the leasing manager (***********************) had called her and informed her that there was now one open spot for her to move to because someone did not show up for their lease and informed her, they would not be moving in after all. I personally explained to her that the lease requires a $300 assignment fee to transfer units and that we can only waive the fee if we have a police report from the incident showing there was some type of criminal activity taking place. This is what we do for everyone.
Regarding the age of the woman who smokes in her apartment, we do not advertise to be ONLY student housing, and we do not discriminate based on age. Every applicant completes a roommate questionnaire, and we use that data to match roommates and make room assignments. We do not allow smoking in our units and were unaware this activity was taking place until Ms. ********* daughter brought it to our attention.
We encourage residents who have concerns to bring it to our attention as soon as possible; and if they feel threatened or unsafe in any way, we encourage residents to contact the police immediately. Once this situation was brought to our attention, we offered the solutions we had available. My assistant and I were the managers who spoke with Ms. ********* daughter when she came to the office with her concerns, and no one laughed at her. We take our residents concerns very seriously and laughing at a resident is not something we ever do. The conversation that ******************** overhead about young men breaking their lease was an issue completely unrelated to this issue, nor was it true. The young men were being told we did not just break leases, nor were they let out of their lease.
The $300 fee ******************** is referring to is called a reassignment fee. This is stated on page 3, paragraph ****************************************************************************** ********* daughter. We are very empathetic towards their situation, and we want all our residents to feel comfortable at their own home, but what we do for one, we do for all. We stressed the importance of contacting police if she felt threatened and let her know multiple times that if we were provided a police report from the incident that the $300 reassignment fee would be waived.
