Poor customer service and communication failures have been the issues for several months.The contractor comes and goes and dictates his schedule as needed for his benefit and not the company's. The general manager has not provided good communication or a proper explanation for the delay; sometimes emails go unread or unacknowledged. The company has had me and my wife miss work for at least 2 weeks each to wait for empty promises, as they never show up when scheduled. Our family's mental health state is poor, and all we want is for Oak Creek Homes to uphold their end of their obligation for the home they sold us. The company has failed to provide us with their copy of the punch list, as we had to produce our own, or else nothing would be completed properly. The list, as follows, includes:- Uneven doors within the home, and for the front and side entrances.- Missing screen door hardware- Randomly missed areas of caulking throughout the house, to include door trims, baseboards, and ceiling trim- The kitchen cabinet door will not shut and opens once closed; the tracking needs replacing. - The dishwasher will not drain at all when operating- Random areas are missing the matching paint of the walls.- Random areas creak and must be adjusted to prevent future warping or floor issues.- The water heater that came with the home needs to be inspected to confirm proper operation.Additional Videos and Pictures can be provided to explain the full scope of work still needed.This will include showing and explaining floor creaking and uneven doors.Business Response

Thank you for the opportunity to respond to the concerns raised by Mr. Abrego.
Our records reflect that our authorized service contractor has made multiple attempts to access the property in order to complete the assigned work order. However, on each occasion, the contractor was unable to gain entry due to a locked gate. Additionally, when the contractor attempted to contact the homeowners by phone and text to request access, there was either no response or a delayed response. The contractor cannot wait for an extended period of time on-site without confirmation of access.
Regarding the list of items submitted in this BBB complaint, we have not previously received this list through our service department. Most of the items described are cosmetic in nature, which were covered under a limited 90-day cosmetic warranty that has now expired. Only the structural and systems warranty remains in effect at this time, as outlined in the warranty documents provided at closing.
It is also important to clarify that the final punch list is not created by Oak Creek Homes. It is completed by the homeowner since they are residing in the home and are best positioned to identify cosmetic concerns. That said, our trim-out contractor did walk the home with the homeowners during their scheduled visit and addressed the concerns they identified at that time. As stated in the warranty materials, Oak Creek Homes does not create or maintain multiple punch lists and does not return for additional cosmetic requests after the 90-day period has passed.
We remain committed to addressing valid warranty-covered items and are willing to proceed with the necessary work as soon as timely access to the property is made available. We respectfully request the homeowners coordinate directly with our factory service department, as stated in their closing documents, to schedule a mutually acceptable time and ensure the gate is unlocked for entry.

I purchased my home in July of 2024. It was not delivered until September 2024 and wasn’t official put together with the inside closed in until November 2024. Once I moved in after a week my flooring became weak and that is when I notice I had a water leak. I contacted Jon H. and informed him and he said that he would get some one out. Almost 2 weeks later I was contacted and informed that someone would be out. Also there were other issues that I informed him that needed to be fixed as well and as of today nothing has been resolved. Water still leaking from under my home and fixtures still needs to be filled along with my roof leaking when it rains.Initial Complaint

Purchased a new mobile home paid in cash, the house has been set on property for 1 month and I havent been able to move in. No one from Oak Creek will come repair issues in the home. Roof has leaked and flooded a bedroom after a 1 & 1/2 of rain , the entire floor has tears and nails coming through the linoleum, Hole in wall of the A/C inside unit, no latch on the front storm door, patio door screen is wrong- contractor told me I could go buy a new one myself because he doesnt have one to fit, nicks on walls and cabinets. I also paid for under pinning and covered front and back porches. The person in charge at the (Lancaster) factory (*****) is rude and hung up on our call then will not return calls or messages. The contractor arrived today (11/22/2024) @ 3pm and said he would be back in 3 weeks!Initial Complaint

Our complaint with Oakcreek Homes started in the hallway, 8 drywall nail heads have pushed the finish on the wall out, there is cracks on these push-**** contacted Oakcreek Homes well before our year time frame was up. No replies and then finally we were told that this was cosmetic and they do not warrant cosmetic defects. This problem is part of the warranty. The drywall sheets are now loose from the wall studs. We were lied to and told in the beginning they would fix the wall, and we have texts messages to prove it. We do not trust them now and paid many thousands for our home. I bought a home 3 months ago and the house they delivered has crooked wall and sheetrock hanging below the floor in the bathroom. the salesman just keeps saying he has called the factory . for two months now he keeps saying he has done all he can do. the model home we looked at was almost perfect and thats why we made the purchase. they claimed to have another house just like it on another lot for $20k less. but two walls are bowed and crooked ,not like the house we were shown. Justin the salesman just keeps putting me off blaming it on the factory. the people at customer service will not answer the phone and have said they are not coming back to fix the problems. Rabecca at customer service has told me to file a complaint, because they are not coming back. This seems to be a tactic of this company. If its not something simple they send someone out to say "there is nothing wrong" or claim" its fixed" and they never fix the problem. then they just stop answering the phone. BUYER BEWARE!!!! Do not purchase a manufactured home period. Go with a home builder!!! These people are TERRIBLE…they don’t care about you. They care only about your MONEY. We’ve been in our home for 8 months more and our roof is still leaking badly and we have lots of other leaks. Sewer was badly installed. Kara, the manager has promised a million times to fix them but we continue to be ghosted. The air conditioner breaks every 3 weeks, I’ve demanded a new unit but they refuse and continue to patch on the old one. There’s more, I could go on! We pay a nearly $2000/month mortgage for this crap. THIS PURCHASE WAS THE WORST PURCHASE OF OUR LIVES! We should have went with a home builder!!! They had the nerve to comment on one of my reviews that I refused to let one of their workers in…come on y’all forgot to mention that it was the middle of Covid and their worker REFUSED to put a mask on in my home with my 6 KIDS. Cut the crap this piece of shit mobile home should have never been delivered to my property as raggedy as it was. We initially went to see a modular home at *** ***** ***** in Lytle, Texas. I was assured that they were the best option for what we wanted. The house would be finished on the property within 8 weeks of delivery. We have had two people at the office that we have worked with. The first was Kimberli *****. She was fine until the plumbers left the water off on our property for over 36 hours without informing us, killing 2 of our whitetail deer. When my husband called, she told him to turn it back on if he wanted to. He said how do I know there is not a leak in the house, she said it is on you if there is? He said oh no ma'am it is on y'all. She hung up on him. Then we started working with Melissa Koenig. She assured me that she would take care of us and that it was not acceptable what Kimberli did. We have had nothing but the run around with her. House was delivered on June 23rd after being ready for delivery since May 25th. The house is not level, has never been level and at this point will never be level. The guest bathroom does not flush. The doors, cabinet and bookcase are all nicked up and cracked. The deck in not like the blue prints. We paid for every upgrade and this house looks like crap. I am beyond frustrated. We have still not been able to move in since it has not been finished or inspected. They have already received all but 10% of our money. I just want things completed so we can finally get into our house. No one will answer at customer support, phone or email. I guess I will have to hire a lawyer?Initial Complaint

On August 4, 2022, I was looking for a home. My husband and I. We were told by Keli W***. We had to put in 1,000 dollars but it was completely refundable. Well, we didn't choose to buy a home from them. I went and spoke with them a few days later. She said no problem and it would be refunded in 2 weeks. It is now been more than three and she won't answer the phone and she is not returning my voice mails. I have the receipt showing I can have a refund but have been unable to get one. The store is in Burleson and I can not keep driving out there just for her to say we are refunding you or just let me hold on to the money for you.Initial Complaint

We have had problems from day 1 of this Mobil home being set on our property December of 2021. The foundation ( pad) was set by their 3rd party contractor and it looked like it would not pass inspection..Chris L******* from Oak Creek confirmed it had passed inspection. Needless to say we did not move in to this house until April 2nd of 2022 because of repairs needed to be done... 4 months into residing in this house the doors frames, walls, and main joint where the double wide comes together is coming out of alignment.. I have asked of proof of their 47 point inspection before move in ( none provided) This house is still under one year warranty and Oak creek will not perform another water level test and relevel this house.. there are more repairs to be done in house but it makes no sense to do trim work when house is shifting. I bought this home so I could move my mother in since her husband died 3 years ago and didn't want to live alone no longer..I just want a safe place that's going to last so my family can live in..please help
