            Beware. The initial process was quick and easy, I went under contract in January on a new (under construction) home that I just loved. As soon as I signed the paper, our contact there (Nick Wintrek) would no longer give us the time of day. My realtor literally had to chase him down at open houses to get answers to literally any question. The construction continued, and I hired an inspector to do a pre-drywall inspection. I provided the report, and once the drywall had been installed, looked for indications that anything had been done. For example, there were a couple missing fire blocking studs, so I took a stud finder to them, and lo-and-behold: Nothing. Urban Living did not do anything, and just said that the items had been addressed, which was clearly untrue. Then the substitutions started: the dishwasher, wine fridge, faucet, and range hood were all swapped out for lower end models. The most egregious was the faucet, which the $450 Moen was replaced with a ~$70 no-name. I eventually got the promised faucet, but it took a LOT of fighting. They traded out the tile, and I was forced to go buy my own tile for the master shower, as the only option given was downright hideous, and didn't match anything in the home. And just today, I noticed that they replaced the promised ceramic tile in the 2nd bathroom with much cheaper vinyl imitation tiles. And then, there were the delays. In January, they said our home would be ready on April 27, so we built in a couple weeks of padding, and set closing for May 13. Well, May came around, and they delayed to June 13. Then June 29. Then July 15. Then July 27. Then July 28. The two weeks I had taken off work to move leisurely became 3 days. The worst one was that we had our inspection set for June 21 when we expected to close on June 29. We got there, and it clearly wasn't even close to ready. No one from UL had communicated anything to us. I sent an email basically saying that the biggest problem of all was the complete lack of communication... an email that was ironically never responded to. They provided almost no documentation on closing, including the most basic things like manuals for several of the appliances and the paint colors so that I could purchase touch up paint. I emailed them for 3 weeks asking about the paint colors before I managed to get a hold of the on site construction manager directly, who got the info to me in 24 hours. This is not even including the defects, like the completely clogged drain that caused downstairs flooding, the cable internet conduit not being fully installed, or the non-working exterior lights. All in all, I'm fairly happy with the home, but my experience with Urban Living has been quite possibly the worst customer experience I've ever had. Ever. If you do decide to buy a home with them, just make sure to steer waaaaaaaay clear of Nick ********, the most incompetent communicator on the face of the earth.

            Over the last couple years, there have been many delays in the home building process for many of the builders we represent due to supply chain issues caused by the pandemic. We have done our best to accommodate various concerns of many of our buyers. As the listing agent, we have very little influence on the home building process and the issues and delays that arise during these difficult times. We pride ourselves on doing everything within our control to avoid long delays and unhappy buyers, however we, along with the buyers, are ultimately at the mercy of the timelines provided by the builders. As for Mr. Dombrowski’s review of the communication, or lack thereof, while working with our agent, Nick, we truly appreciate the criticism. We have addressed this concern internally and have a plan in place to improve the communication skills of Nick and the other agents we employ. We are constantly working to improve the customer service and purchase experience for our buyers, and we will continue to address shortcomings as we become aware of them.
