The business stated that the offer they made was not going to be reduced and that we would close on the property regardless of whether or not they had a buyer on the date they provided. They let me move from the property and waited until days before we were supposed to close to tell me they couldn’t close on that day because they didn’t have a buyer. They then told me that they were dropping their offer almost $50k because they didn’t have a buyer and needed to make repairs. I told them about all of these repairs before they made the initial offer. I had to go along with the offer because I had already moved from the property and couldn’t afford to make two mortgages.This is a terrible company that scams consumers and they do not need to be in business.

At the time this complaint was submitted, we were still awaiting the judgment for the credit
card lien on Ms. ********** property, as well as the necessary documents related to her second
mortgage.
On September 24, 2024, we had a conversation with Ms. ******** during which we informed
her that we would not be able to close by the originally targeted date of September 30, as
these critical documents were still pending.
Additionally, before receiving notification of this complaint, Ms. ******** also spoke with Sean
at 10:28 AM that same day, during which we again explained the outstanding documents
required to clear the title. We further advised her that we might need up to two additional
weeks to finalize the closing, contingent on receiving the necessary paperwork.
We have been transparent about the delays and are working diligently to resolve the matter as
soon as possible. We are committed to ensuring a smooth and timely closing once all the
required documents are received.

Thank you for your response. We apologize if our previous explanation did not fully address Ms.
********** concerns.
As stated in our prior response, the primary reason the deal did not close as originally
scheduled was due to pending critical documents and the title not yet being cleared. On
September 25, 2024, Ms. ******** called our office and spoke with Sean, who explained in
detail which documents were pending. While Ms. ******** was also informed that we had not
yet secured a buyer for her property, this was not the primary reason for the closing delay. On
September 26, we informed Ms. ******** that the closing date would be extended to October
11, 2024. We received the final “clear to close” and all remaining documents on October 7,
2024. We wish to reiterate that even if a buyer had been secured before September 30, the
closing would still have been extended until we had a clear title.
Regarding the price adjustment on Ms. ********** offer, we base our offers on information
provided by each seller and our initial assessments. During our initial call, Ms. ******** indicated
that the property was in good condition, noting only that “some” foundation repairs might be
needed. When asked if she had specific knowledge of foundation issues, Ms. ******** replied
that she was “not sure.” As we awaited title clearance, we sent our partners to inspect the
property and received feedback that indicated additional conditions not initially disclosed.
These findings included overgrown landscaping, pet odor, extensive dirt, and mildew presence.
These factors affected our repair cost estimates and, consequently, our offer.
Foundation repairs typically range anywhere from $5,000 to $35,000, depending on the extent
of the work required. In Ms. ********** case, the bids we received for foundation repairs were
all over $25,000—much higher than anticipated based on her initial disclosure. While Ms.
******** had mentioned only “some foundation issues,” it was determined upon further
inspection that the entire property would require significant foundation work.
In most cases, we do not adjust the price after an initial offer. However, in a small percentage
of cases, unforeseen repair needs for significant items lead to necessary adjustments.
Unfortunately, Ms. ********** property required more extensive foundation repairs than initially
expected.
Our process is to accommodate our clients’ timelines wherever possible. In our discussions with
Ms. ********, she indicated a preferred sale timeframe of 30-60 days but also mentioned that
she planned to move to her new home within two weeks of our first conversation. To support
her transition, we offered complimentary moving services, which she chose not to utilize.
We would like to ask what further action would best address the client’s concerns. We closed
on the property on the revised date, October 11, 2024, as communicated to Ms. ********.

Dear BBB Team,
Thank you for reaching out. We sincerely regret to hear that Ms. ******** was dissatisfied with
our prior response.
As outlined in our previous communication, there were several undisclosed conditions present
in the property that required significant repairs. These included:
• Drainage and Plumbing Issues – Plus Landscaping: Due to drainage problems,
remediation and landscaping were necessary, totaling approximately $7,000.
• Pet Odor: The extensive odor required the removal of flooring, with demolition costing
approximately $2,500 and the installation of new flooring totaling $9,000.
• Mildew Presence: Remediation to address mildew was essential, with an estimated cost
of $4,000.
In addition to these issues, we discovered an extensive foundation problem that required
immediate attention. While we anticipated some level of foundation repair, the scope of the
damage was far beyond what was expected. Foundation repairs typically range from $5,000 to
$35,000, but all the bids we received to address the issue exceeded $25,000. This was an
unforeseen expense, as we did not anticipate the property would require such extensive work
to ensure its safety and structural integrity.
The combination of these unforeseen repairs and their associated costs necessitated a price
adjustment. The reduction was not made lightly, but it was essential to account for the
significant expenses required to bring the property up to acceptable standards.
We have attached a copy of the Seller Disclosure signed by Ms. ********, which does not
mention any of the above conditions except for the foundation issue.
We remain committed to resolving this matter amicably and are open to discussing further
steps to reach a satisfactory resolution. Please let us know how we can assist in addressing this

They are a company that scams people who are in bad situations. I moved from my house knowing I had an offer from them which they told me on multiple occasions and in writing that it would not change. They waited until after I was supposed to close, after I moved, after I had no choice but to accept their offer, to lower it by $50,000.

I was not aware of the plumbing and mildew issues they are referring to. Everything was working fine when I lived there. I did have dogs but they didn’t use the bathroom inside the house so the pet odor shouldn’t have been difficult to remove. I would like to be compensated fairly for the sale of my home.

I have not been compensated fairly. I was forced into accepting an offer $50,000 lower than the offer they promised originally. Multiple people with the company assured both myself and my realtor that the offer would not change. They waited until I was already moved and ready to close to tell me that their offer would change. I do not accept their response and I will not remove my complaint unless I am compensated at least some of the difference.

Shawn Sold property and did not pay all siblings after my father’s death . He Sold a home for 130k and only paid one sibling for the home in cash! The sibling came too his office and lied about being the owner of the home because he has the same name as my deceased Father and the sibling that sold the home never worked a day in his life never owned a home are payed taxes and Shawn knew it and still bought the home from the sibling. 2 months later another house needed too be sold so I had too receive information that the home my father was living in was getting sold bye the same people Greenligjt so they counted me in because I found out and they lied about a bunch of stuff they will do for u just so u can sign the paperwork! ! Thank you for bringing this matter to our attention.
To address Ms. ******** concerns, we would like to explain how we came to have Mr.
****** Jr. under contract and the subsequent process that took place.
In November 2023, Ms. ******** brother, Mr. James ****** Jr., contacted our office
through one of our online marketing campaigns, expressing his intention to sell the
property at **** ******* St., Houston, TX, USA. Mr. ****** Jr. signed the contract with
us on November 7, 2023. On November 9, 2023, we initiated the process to open a title
for **** ******* St.When a title is opened, title examiners conduct a thorough title search. They review
transfers, mortgages, caveats, liens, transmissions, leases, writs, easements, and other
relevant documents to ensure compliance with the appropriate legislation. They also
verify that all required documents are either on record or accompany the document to
be registered. After completing the title search, the title company provides a deed for
the property, confirming the owner’s name and listing the necessary documents to
proceed with the sale.
In the case of **** ******* St., Houston, TX, the title search revealed a clear title,
showing that Mr. James ****** Jr. is the sole owner of the property. (Please see Exhibit
A for a copy of the deed.) The transaction was completed, and funds were sent to Mr.
James ****** Jr. only. (Please see Exhibit B for proof of the fund transfer to Mr. ******
Jr.) This property was under contract with Greenlight Offer for $92,000. Mr. ******
received a fund transfer of $82,992.73 after applicable deductions. (Please see Exhibit C
for the purchase agreement with Greenlight Offer and Exhibit B for the wire transfer
confirmation.)
In February 2024, Mr. ****** Jr. contacted our company again to sell another property,
located at **** **** ***** Dr., Houston, TX 77066. The same process was followed.
After the title search was completed, it was revealed that the deed was owned by the
late father of Mr. ****** Jr. and Ms. ******. In this case, we completed an affidavit of
heirship for Mr. ****** Jr., Ms. ******, and their other sibling, Ms. *******. Upon
closing this property, each sibling received an equal share of the sale proceeds for **** **** ***** Dr.
We have also attached screenshots of Ms. ******** repeated harassment towards
Greenlight Offer. We had to block her due to the disturbing and vulgar nature of her
messages. (Please see Exhibit D for the screenshots.)
Ms. ******** accusations of fraud against Greenlight Offer are unfounded, as title
searches are conducted by certified title examiners from accredited title companies.
Greenlight Offer has no capacity to alter these legal documents. The accusation of
excluding Ms. ****** from the deal for **** ******* Street is also baseless, as it is
evident that the property is solely owned by her brother, Mr. James ****** Jr. Hence,
Greenlight Offer has no further obligations to Ms. ******.
In conclusion, Greenlight Offer conducted all transactions in accordance with legal and
ethical standards. We ensured all processes were handled professionally and
transparently, relying on certified title examiners and following all legal requirements.Please see attached files for response. Thank you.
