    This property management company engaged in fraudulent activity by: **
    * Unauthorized Credit Card Charge: Illegally charged my credit card $476.48 without my consent or approval.
    * Unauthorized Bank Account Withdrawal: Illegally withdrew $462.68 from my bank account without my authorization.
    **These charges were for alleged "repairs" to my recently purchased property, which I was listing for sale through them. These "repairs" included: **
    * Falsely claiming the patio was stained: The patio had only morning dew.
    * Fabricating a feces issue: They staged a photo of feces in the toilet, despite prior inspections showing no such issue.
    * Inflating costs for minor issues: Charging for the repair of small nail holes from previous picture hangings.
    **Furthermore: **
    * Excessive Management Fees: They overcharged for their property management services.
    * Lack of BBB Accreditation: They are not accredited by the Better Business Bureau, and a complaint has been filed.
    * Prior Probation: *** ******* ** ********* ** ********* *** ******** ******* **********.
    **Despite these actions, they continue to pursue the unauthorized charges through a debt collector. I have taken the following steps: **
    * Disputed Charges: Notified my credit card company and bank about the fraudulent charges.
    * Filed Complaints: Filed complaints with the Better Business Bureau and the Texas Real Estate Commission.
    I strongly advise against using this company, as they have demonstrated a pattern of illegal and unethical behaviors as they are already under probation.

    This company has took on some of Texas Property Management properties and has had my lights turned off after we discussed a date to transfer the lights in my name (Texas Property Management did not require me to put the lights in my name since there is a credit on the acct). I have a three (who currently has Covid) and four year old & we don’t have anywhere to go. I’ve been out of power since FRIDAY & still no one has come out to put the power back on. I have applied for electricity but it takes to 3-7 days for the entire process for them to come out and activate services. Kim and I discussed having the electric switched in my name via email by March 1st. Then my electric turned off on Friday around 4PM. Nothing yet!!! Unbelievable.

    This company hires anyone. They have a lady who in my opinion is very racist and discriminatory by the name of Margo ********* from my experience, she has been nothing but rude and very disrespectful throughout my renting process with Emerson Property Management. After being approved and signing a lease. I called to ask for a move-in date change and a sanitization of the property. Upon my request, she seemed very upset that I was asking for a cleaning of the house before I move in.
    Approximately, one day later I received an email saying my lease has been terminated due to a "criminal offense" which was falsifying documents. Immediately I called Margo and she told me my lease was terminated because I did not lease my 10 MONTH OLD DAUGHTER AS AN OCCUPANT.
    It has been several weeks since I signed the lease and my move-in day was approaching, so if I never called and complained about the air vents I would still have an active lease. This is very unprofessional that a tenant can not even ask for a house to be clean before moving in without retaliation.
    Also, I have not received a copy of my application to double check and see if I added my 10-month-old daughter or not, rather I did or did not add her is it a simple fix and Emerson property manager Margo will not add her?
    Why does she have such a cold heart against a 10-month-old? Do you know why because it is about her revenge and making sure I am homeless. I will fight this in court and sue Emerson for emotional distress, discrimination, and more.
    I have been calling all week and during this process, I have been blocked from several different numbers. No one will return my call. I am an educated black woman and I will not stand for mistreatment in any form or fashion.
    This is far from over please call me Emerson property management group.

    Olubunmi and another man were physically removed by police yesterday July 11th for trespassing on a property we manage. This is a frivolous claim and blatant retaliation.
    We have dozens of recordings implicating Olubunmi for harassing our staff and lying on her application.
    We will not apologize for upholding our resident qualifications (that exceed HUD and fair housing guidelines) and protecting our owners’ property.
    We are also in talks with our attorney about filing a defamation suit.

    Just awful rental company! In the beginning I was pleased with them until I realized that they charge for maintenance issues that are out of my control. I was charged $150 for an electrician because I had 3 items plugged in my kitchen and 2 in the bedroom. ( By the way the same items have been plugged up since I moved into the home and they are still plugged up right now) I was told that I overloaded the circuit, because there’s no possible way that the breakers go bad over time due to normal use. They sent pictures to me of what was plugged in and a child can see that there are not many things plugged in, but still no one called me back on the issue. I called the office and requested a call back and I even sent an email requesting a call back, but all I get was a email response back. Then they wanted to charge me late fees on on the repair costs because I couldn’t afford to pay it when I paid rent. They have yet to call be or even come by to see, so I’m going to get another electrician to come out just so I can have this issue disputed because this is clearly wrong. How do you try to charge for maintenance related issues without first letting them know that there’s going to be a charge??? I do still love the home I’m in, I just don’t like being ignored and being accuse of things that are not thoroughly looked into!

    Thank you for taking the time to update your review.

    The electrician visited the property and determined the circuit was overloaded by the use of too many accessory appliances. He took a picture with at least four smaller appliances in the kitchen in addition to the refrigerator, stove and microwave.

    Once some of the accessory appliances were removed, the circuit breaker was flipped and it worked properly.

    In Paragraph 18 of your lease, it states "Landlord will not pay to repair conditions caused by Tenant, an Occupant, or any guest or invitee of Tenant".

    This is why the electrician charge was billed back to you.

    I see we completed several other request for repairs at the property at the owners expense - the thermostat, dryer plug, light outside, and the bedroom door.

    We take tenant charges very seriously and this is why this is the first charge that has been billed back to you.
