      If I could give less than 1 star I would. Leasing: The leasing agent, Pam, was wonderful to work with. Pam was very prompt in answering questions and the application process and really generated a false sense of customer service for all of AIM Realty. Make-Ready/Move-In: We were told that AIM Realty has a ‘make-ready’ coordinator, whom is responsible for overseeing and ensuring the home is move-in ready. During our initial tours in May 2021, it was noted that the home had been vacant since September 2020 and would need to be cleaned prior to our move in. We agreed, especially during COVID with so many random guests having been in the home that this would be beneficial, but there was also fruit loops in one bedroom and a few critters from the house being empty. We originally were scheduled to move in mid-June but had apartment mold issues which forced us to ask for a quicker move in, to which AIM gladly revised our lease and gave us keys early. This is the end of our positive experience. After moving in, we noticed the house had not been cleaned as the evidence of cereal and bugs were still in their resting places. The air filter had not been replaced in SEVERAL months, so bad that the filter was bowing in and caked with dust and dirt. More than half the light bulbs were burnt out or not matching, clearly had been pieced together. We had to put a work order in to replace the master ceiling fan because the motor was burnt out. There was several other issues we ended up having to replace ourselves because we didn’t want to wait on AIM to send someone (garage flood light broken, etc.) Repairs: Fast forward to October 2021, we had recently had issues with our dishwasher: running a cycle but not actually washing the dishes, ran for a full 5 hours, and now there’s a pool of water in the bottom of the dishwasher, hasn’t drained in 11 calendar days, and initially leaked water and suds onto the floor. Per the lease agreement, the tenant is to report this issue to the property management company in writing, which we did via email on Monday, October 11. The lease agreement states “The Property Code presumes that 7 days is a reasonable period of time for the Landlord to make a diligent effort to repair a condition…” It has now been 11 days since we reported the issue. There was communication between ourselves and the repair coordinator, Maya, until Wednesday, October 13 as she informed us the repair person would contact us to schedule repair. I have reached out via email on Monday, October 18 and Tuesday, October 19, with phone calls in the evenings requesting a follow up. It has now been 9 business days (11 calendar days) since our reported dishwasher issue and we haven’t heard a follow up and when to expect a repair since October 13 (6 business days). Unfortunately, the lease agreement states the tenant is not to make repairs without Landlord approval, however we can’t get ahold of anyone to request approval. So we are paying x amount of money in rent, and the home owner has paid money to a property management company to oversee their property is leased and maintained, to which AIM is failing miserably. In conclusion, they have a wonderful leasing agent that tricks you into renting one of their homes then they neglect their tenants and the homes they are responsible for maintaining. Walk, don’t run, away from AIM Realty if you are a home owner seeking a property management company; rent anywhere else if you are a tenant. I have worked in property management for several years and this is by far the most unprofessional property management company I have ever experienced.
