      We bought this home at castlerock community at ************************* . Address: *************************************** From the beginning we had all bad experiences. 1. We had Glass breakage on one of the windows even before we got in to the home and castlerock disowned to pay for the window. We had a huge dent to the Lennox airconditioner even from the time of installation and Castlerock did not take care of replacing the airconditioner and declined to do any kind of replacement. 3. Now just after 2.5 years of the building of home, a huge retaining wall came down damaging a whole lot of myside of the building, like wooden fence, damage occured to the whole wall as it came down as one piece and damaged the airconditioner, compressor, and wood fence and the gutters .. lot of damages to my next door neighbor as well due to this wall coming down. 4. now the wall is being built but the airconditioner damages are causing lot of delays and Castlerock is denying to fix the airconditioner repairs , and also the Lennox aircondtioner do not have the wires laid inside the air conditioner through a conduit and did not safe guard the cable wiring through a conduit and due to this the damages are heavy inside the airconditioner too. Lennox airconditioner should have had that protective cable conduit and to my surprise how the Lennox ** unit is wired , which is a safety hazard and violation of building code for the ** unit. Buying in this community built by Castlerock has a huge risk taking on part of the present and future home owners. castlerock is still debating and lot of arguments about the issues getting fixed and this need to be done to out satisfaction as this was a total failure on part of castlerock group..

      They just want your money and don't care. We are currently building a 4300 sq ft Gold series home with CastleRock. Right off the bat, so many issues. The construction manager is way in over his head and cannot handle the amount of homes he has been given. We have brought countless issues to their attention and they say it will be fixed but it hasn't been.
      The kicker is the interior paint. We were shown several colors at the design center, chose one (commercial white) and when they painted the house it came out yellow. Castle Rock - Erik ***** - refuses to correct the mistake and spent two weeks of his time trying to find a way out of repainting our home. PPG has verified that they used the incorrect paint. After having a meeting with us today, Erik tells us that both the correct paint (the one that matches the swatch that I chose) and the yellow tinted one that his painter picked up, are correct. I would love to know how they are BOTH the correct color when one is obviously tinted yellow. So now I'm stuck with a yellow house. CastleRock does not care about the customer. You pick something, they do something else, and you just have to get over it.

      We are sorry to hear that they are not happy with the interior paint color. We have had one of our managers in contact with the homeowners and they agree that our paint sample looks like the current wall color. This is the color they chose at the Design Center. Our manager has an appointment with the customer on Friday morning to go over their concerns.

      Purchased our Castlerock home September of 2022. We have submitted several warranty requests for minor issues that were more cosmetic than anything else. All of these issues were due to workmanship on the part of the subcontractors and were similar in nature to complaints by customers of other builders in the community. For example, a door seal was not installed on the door leading to the backyard, cracks in the sheetrock seams due to poor taping and mudding of the seams, scratches on a kitchen cabinet door, improper installation of shower door (door was hung in the opposite direction of how it should have opened), cracking in the mortar of outside brick work. All of these items were immediately addressed and corrected by Castlerock.
      If there is one complaint, I would suggest better oversight by the construction managers to inspect the work done by their subcontractors. This would help to eliminate a lot of the cosmetic warranty requests. Structurally, the house is well built and we have not experienced the type of HVAC or water heater claims I see complained about most on these reviews. Many of which appear to be due to lack of homeowner maintenance rather than anything else.

      The worst experience with the construction manager. I am not pleased and I have spent hundreds of thousands of dollars. I am in need of a resolution for my house that is still under warranty

      It is unfortunate that you have encountered damage from the hurricane that came through our area. After having our roofing contractor and door contractor out to inspect installation it was our finding that everything was installed correctly and the water intrusion was due to the forceful wind and rain we experienced during the hurricane. We did adjust the door weatherstrip as a courtesy during the inspection and would recommend you contact your homeowners insurance carrier to discuss options.

      Had a contract with Castlerock to build a new home in a subdivision in TN. The entire family was excited over it. About 2 to 3 months before we were to close on the home, we noticed the concrete in the garage was cracking badly. We brought it to their attention, but were told that concrete just cracks sometimes. Our concerns were blown off. Fast forward to the walk through about two weeks before we are scheduled to close. We discover a zig zag crack in the bricks on the side of the house. We go into the crawl space and find the foundation to be cracked. A little more investigation and it was discovered that the back of the house was built on over 12 feet of fill dirt and it is sinking, basically, splitting the house in half. They had a foundation company come out to confirm everything. Pillars would be needed at the back of the house all the way to bedrock to shore up the house. The back of the house would have a lifetime/transferable warranty through the foundation company. The front of the house would only have the standard 10 year warranty. Given the gross negligence shown in the building of our house, I stated they would need to provide a lifetime/transferable warranty for the entire foundation, not just what was shored up. I was not going to get in an argument later if there is more foundation issues as to whether the cause was from the front or the back. Castlerock refused this compromise, so I decided not to purchase a brand new house that already had to get foundation repair. We also know for a fact that there is at least one other house on the same street with the same issue. Now, Castlerock wants to keep $10,000 of my earnest money (25% of the total cost of the interior upgrades we did on the house). Castlerock bought out Jones Company that had a stellar reputation in our area. They a quickly ruining it. This has been one of the worst experiences of our life. I am appalled that a company wants to charge a buyer for their own mistake.

      We understand the frustration experienced when a modification to a foundation must be performed to ensure long term integrity for the home as we understand how important a solid foundation is for any home.
      The client purchased the home under a Jones contract and we are reviewing the contractual agreement binding both builder and client.
      CastleRock stands behind its homes and its product and although this home was started by Jones and built on a lot purchased by Jones, we remain obligated to ensuring the home performs long term.
      Once the Nashville Division provides all necessary information, we will reach out to the client and confirm the decision or make any necessary alterations if the circumstances require it.

      Corners cut everywhere. After 1 year, and the fence has fallen down 3 times. Once because we didn't get enough rain, once because we got too much rain, and then the final time because of wind. Fences aren't supposed to just fall down. My fence repair company found out that the initial install was not adequate. There isn't enough concrete in the holes and the poles are not deep enough. The repairs will cost me thousands of dollars since they can't reuse the inadequate materials. Castlerock determined that the fence isn't warrantable because weather caused the issue. Weather exposed the issue, not caused.
      I have a sprinkler system that is buried, but it is only 2 inches below ground. I have received quotes from 2 other companies that both say the sprinkler was not installed properly. The lines need to be buried 6-10 inches or it will break every time the temperature drops below 30. The repair will cost hundreds of dollars to fix the poor installation, dig down deeper and put the system at a proper depth. Castlerock says it isn't warrantable because it was caused by weather. But again, improper installation was just exposed by the weather.
      They also forgot to connect the wall to the ceiling in the living room and had to come back and fix that. The only reason I knew about this issue was because when the wind blows out of the north against the wall, the house groans loudly. I won't know if the issue is fixed until the fall when the north wind returns.
      I have several plumbing issues that happen when the temperature gets cold. The pipes in the exterior walls are not properly insulated, their solution is to insulate them myself, and buy foam board to further insulate my brand new house, that wasn't properly insulated. The hot water heater is in the exterior wall in the garage with no access to warm air, so when the garage gets below 32 degrees I lose the hot water heater unless I put a space heater in the garage to heat the wall.

      It is unfortunate that Mr. Johnson is unhappy about certain aspects of his home. We believe we built a quality home and where warrantable issues have arisen, we have responded timely.
      Mr. Johnson's depiction of "corners cut everywhere" is subjective and not substantiated by the facts. We have addressed each of the items the client claims as substandard work below with details:
      1. Fence: We have received only one service call in regards to the fence having any problems -dated 6-3-2024. The attached pictures show were the fence post (metal) are bent at the ground in both directions, which contradicts his claim that the post have inadequate concrete or proper depth. We had the original fencing contractor inspect and attached is their comments stating that the high winds that occurred in late May are the cause of the fence blowing over. We also had our current fencing contractor inspect the fence and he confirmed there is enough concrete. Mr. Johnson is aware of the storm, there were numerous fences blown over in this community that are not on CRC homes. Also attached are pictures of soil erosion due to inadequate watering. See attached pictures.
      2. Irrigation: The irrigation system was not winterized by the homeowner. The irrigation system is inspected by the city and the control valves were placed at the proper depth initially. In an effort to address his complaint MLB increased the control valves depth and repaired the leaks in his system at no cost to him. If he fails to winterize his system again, they can get damaged again.
      3. Tankless Hot Water Heater: The hot water heater is located in in the exterior wall of the garage. His claim is the wall is not insulated and he had to use a space heater to get it to thaw out. Again the homeowner did not winterize his system, in this case, drip his faucets. The location of the hot water heater meets the manufacturers requirements and homeowner action is required when a hard freeze is expected. The Rheem manual describes the required action.
      4. Noise in Northern / Game Room / Family Room Wall: We removed sheet rock, insulation and sheathing in the corner of the game room exterior wall. We discovered a couple of brick ties that were not properly attached to the studs. We repaired and reinstalled, sheathing, insulation and sheet rock. Textured and repainted the wall. We could not recreate the noise he reported. We responded, addressed and corrected despite not being able to recreate the alleged noise.

      We stand behind our homes and work hard to address all concerns within the guidelines of our written warranty. We have multiple third party and city inspections and while not perfect, we are willing and obligated to repair any defective workmanship.

      Much of this response is not consistent with what I was told by both Castlerock employees as well as by third party companies hired to come and inspect.
      1. Fence. There were 3 tickets submitted for the fence. every time I call I have to remind them to look in the old ticket system for the other tickets. They switched systems early this year and only the one that was submitted after the switch shows up in the new system. The current fence contractor told me in front of the construction manager that he agrees that there was not enough concrete. I have pictures of the inadequate concrete. I had 3 different fence companies also tell me that the poles are not long enough and therefore are not deep enough. and that there was not nearly enough concrete.
      2. Irrigation. There is no procedure for winterizing the system. the manual states that the master valve will drain the system when off. This was confirmed by Castlerock's irrigation company that made the repairs. The technician told me that no winterization is necessary when I asked that he walk me through winterization. The technician went on to tell me that the issue was not that it needed to be winterized, that substandard glue/adhesive was used in the original installation. The system did not crack due to the pipes freezing, the glue broke down. The technician did not find any cracks and the leaks were coming from the joints where pipes where glued to other fittings. I have this conversation with their irrigation company representative partially recorded by my ring doorbell camera. I fully expect that other spots with the substandard glue will need to be addressed in the not too distant future as they breakdown, since the entire system was not dug up and re-glued with proper adhesive. The company that fixed the irrigation at the direction of Castlerock, had to come back several times because they tied part of my system to the neighbors sprinkler system, and they didn't test and verify the fixes before they left. Also, Castlerock only agreed to address the irrigation issue after this complaint was submitted. I was told that it was not warrantable which led me to make this complaint. So Castlerock's response is someone disingenuous, since it's this complaint that compelled the above mentioned actions, and that it was discussed and written off as non-warrantable multiple times before this complaint.
      3. Tankless water heater. The solution proposed to me by the construction manager was for me to insulate the water heater with additional pipe insulation and foam board myself. I figure a new house shouldn't need upgrades to function in marginally cold weather. The exterior installation would probably be fine if the interior portion of the wall were not into the non-climate controlled garage. We did in fact drip the faucets during the freeze, but we lose the hot water heater every time the temperature drops below 30°F which is far from a deep freeze. The problem is that the garage is not climate controlled, so both sides of the wall drop below freezing.
      4. Noisy wall. I confirm that the issue was addressed, but since I can not reproduce the noise without stiff north breeze, I can't confirm the success until the conditions repeat.

      Just wanted to make potential home buyers aware that this builder does not honor warranty issues. I have lived in this house for nearly two years with the same problem and Castlerock’s solution was to not address the problem any further. The hot water in the master bath shower turns cold after a few minutes. This issue has been address by both the warranty plumber and ***** and since they have been unable to find the problem, the issue has been closed. I would never buy another house by this builder. The neighbor across the street has had a problem with A/C and ultimately sought advice from an attorney. Good luck if you decide to purchase a Castlerock property.

      We will gladly pull the warranty file and re-engage Rheem. They are one of the largest hot water heater manufacturers in the world so it is odd that there is an issue but their tech's cannot find it? Either the water stays hot or it does not. We absolutely do stand behind our product and am sure there is more to this story...but if the plumbing contractor (since 1976) and Rheem (since 1920's) along with CastleRock (since 2004 and over 17,000 homes built) cannot duplicate it that is another issue. We will be reaching back out to the client this week.
      Unaware of the neighbor who needed an attorney to get warranted work done but happy to reach out to them too. An attorney is only needed if there is nothing wrong or the product is out of warranty and a client thinks warranty periods should not apply to them. Our team does make the wrong call on occasion..we certainly are not perfect so we are happy to send a second set of eyes to verify any warranty claim denial.

      We contacted Rheem and The plumbing contractor. They, along with our service rep. have confirmed that the filter on the water heater has mineral build up and must be cleaned. This is a homeowner maintenance item and is documented in the Rheem product information as such. Areas with hard water may require more frequent flushing or a water softener can be added to reduce or eliminate the need for more frequent filter care. The warning code noted by the client is specifically for mineral build up on the filter. Removing and cleaning the filter is a simple process and once completed, the inconsistent hot water supply problem will be eliminated.

      Pay more to a better builder. Driveway is less than 3 year old and the top is crumbling over most of it. Cheap finishing, and paint is left on the tile floor and carpet.

      We are sorry that you feel your driveway has not performed to your expectations. The surface area of all flatwork is subject to weather, chemicals, etc. The time of year and weather and time of placement can also have an impact. We make every effort to do a thorough quality walk and of course, you as the client also walk the home prior to close. Sometimes even this effort misses some cosmetic imperfections and we understand that it is frustrating.

      Cheap materials used in our brand new home and they don't honor any warranty so buyer beware. Flooring started coming up after a year and we use minimum water to clean and nothing can be done. Plus, someone was suppose to come back to do touch ups after we closed and it's been 3 years. Once you pay and close, they forget about you and customer service goes down the drained.

      We absolutely honor our warranty. We do not come back and do touch ups after closing and this complaint references over three years ago. Flooring is warranted for one year with wear warranty on carpet that is longer. If the flooring failed in the warranty period due to defect then it would be addressed.
      Although this home is well out of the warranty period, we will have management review the file. We keep a complete file on every warranty request and require that each item be addressed by our team at the time. We of course disagree with this clients statements and are proud of the service we provide and the quality of the over 16,000 homes we have built.

      Poor construction. Nails popping through panels, crooked walls and terrible brick work wall outside. Be careful - If you are interested go look with at the model with someone who has knowledge. Those homes will become a money pitt. Layout is okay but quality of work is very, very poor.
