    I want to begin this review by saying i am a senior citizen and at or around the middle of december i was in search of securing a new place and i came across Beamer Place Apartments so i attempted to go through the process, i was given a tour of the available apartment and i was ready to take the next step and fulfilled most of the requirements they requested from a list. Turns out their website had glitches, and it was difficult for me to navigate so I opted instead to provide them
    with my documentation in person. During the interim all I received were Generic emails stating they were overjoyed to have me apply, that is it and not once did anyone reach out to me by phone for updates or status so i became very frustrated and so I applied to another place while i waited for them to reach out to me, but nothing happened. I then proceeded to pay Beamer Place a visit in person and was convinced to reapply on their office computer. That is when the man in charge walked me through the whole application online and then asked for the "application fees" and "application deposit" which I mistook for the "security deposit". It should be noted that the other property i applied to did not request an application deposit like Beamer Place did, which to me is highly suspect and in many ways deceptive. In other words, I strongly feel i was duped into paying the "application deposit" and given the impression it was a "security deposit". While i was waiting for Beamer Place to come back with an answer on my lease application i received a call from the other Property that i was approved so I immediately called Beamer Place, within the hour to withdraw my application and requested a refund but the man refused. So unfair and he, in my opinion deliberately and intentionally misled me knowing that I was easily manipulated, as a senior, into thinking all along i thought the deposit i put down was not at all a "security deposit" but an "application deposit". Bottom line he tricked me.

    Dear Mr. David *******,
    As per the TAA Application, we may keep your application deposit as liquidated damages and terminate all further obligations under this agreement. Since you withdrew your application, the application states the application deposit will be credited toward the required security deposit once all parties have signed the lease OR, it will be refunded under paragraph 7 if the applicant is not approved; OR it will be retained by us as liquidated damages if you fail to sign or withdraw under paragraphs 4 and 5 of the Application Agreement. You chose to cancel your application once it was approved so therefore, we retained your application deposit as liquidated damages. On 12/23/24 you disputed the credit card payment to get your funds returned, this amount will be reported to our collection agency and be put on your credit as owed to Beamer Place Apartments. Once again, we appreciate your feedback and the opportunity to address this matter.

    We went to apply at Beamer Apartments in Houston, TX thinking this place would be a good place to stay, but passing by we always wondered why this place was so empty (now we know why). Finally applied online after doing a tour and getting more information about the place before we decided and we asked about collections and was told "AS LONG AS YOU PUT IT ON THERE AND ARE HONEST YOU WILL GET YOUR DEPOSIT BACK" so TRUSTING that they were telling the truth we applied and were denied the next day WITHOUT refund. "Have you or any occupant listed in this application ever been evicted asked to move out or move out of dwelling before the end of the lease term without the owners consent"? DOES THAT ASK ANYTHING ABOUT COLLECTIONS? Stating yes will mean I have and that wouldn't be true so of course I put NO but to them that means I have no collections either even though it was not stated in the question. Seeing this we spoke to the manager we brought her proof of the application and showed her that it doesn't say collections but we did mention it anyway on the application so she said we Will get it back since we came and showed proof. But a few days later we called and was told since we put no we were not getting our security deposit back even though we were honest on the application and also were denied. SO WHY ARE WE NOT GETTING OUR MONEY BACK?? That question that they have on there is a trap to keep people's money.

    I am planning to move. I submitted a 60 day notice, which stoneforest refused. Stating it has to be a 30 day notice. When the new apartment manager called for my rental history he was told if had to be 60 day notice and refused to give it to him. I feel they are playing games and do not know what one person is saying from another. Please reach out to me I need to downsize.when I go to speak to the manager she is always unavailable even though I see her talking to the person who is assisting me. They hire only Spanish speaking people when you try to explain what the issue is they talk over you they do not listen. I have been on this property for 6 years always pay rent on time. Why can't they give my rental history?it feels like they are try to get more money or wait till they have a renter for this unit. I I need to downsize among other half fixed refused to assist issues.

    Ms. ***** came to the office wanted to give a 60-day notice. We explained to her per her TAA lease contract she signed, we required 30-day notice. We accepted the 60-day notice from Ms. *****. She is scheduled to move out 10/31/24.
    I have enclosed a copy of her lease renewal.

    Filled out the application and put in my security deposit and they denied me and never gave the deposit back and when asked for the grounds that the deposit was withheld the reason they gave didn’t even apply to me. After scouring all their terms and conditions as to what could apply to me I found that nothing did yet no matter who I talked to they said it was out of their control to reverse the decision. These people are thieves.

    I was sued for eviction in retaliation for putting the complex on Fox 26 after an incident with a live bat in my unit at Stone Forest Apartment complex. Their response to the news reporter was they had no bat problem, and they would work with me to resolve the matter. Shortly after the report aired, my online account was closed. Even after speaking to Loretta in the SMI Realty office and coming to an agreement, the office manager Norma called stating they would not take my money and she would sue me for eviction. I have videos, emails and voice recordings of the bats in the walls. For a complex with no bat problems, they had treatments placed in my walls after I had to kill the bat myself and I had already consulted with animal control and started treatments myself. They had devices placed throughout the apartments as well. I was never rude to any of the staff, but I was handled very unprofessionally, especially by the complex manager. It is not odd for her to be rude and ruthless. Other tenants were afraid of coming forward at the thought of being evicted if they complained. Guess I should have feared that as well.
