1 starIm writing to share my terrible experience with The Mansions at Mercer Crossing in **************, **, where I was billed $5,594.22 in lease termination fees for an apartment I never moved into due to habitability issues. My scheduled move-in date was March 13, 2025, but after inspecting the unit voluntarily the day before, I found mold near the sink and dishwasher, a broken kitchen sink, and grease buildup above the microwavemaking the apartment unsafe and clearly not move-in ready. When I brought this to the managements attention, they admitted they would fix everything by move-in even thou they claim to clean everything they fail my inspection and said they have it ready by tomorrow I know for a fact theres more things that didn't get taken care of just to see if they will mention other things got replaced they failed to meet their legal obligation to provide a livable space under Texas Property Code ******. Despite this, they sent me a bill and threatened to send it to collections. I acted in good faith, never took possession of the unit, and did everything right, yet theyre punishing me for their own failure to deliver a safe home. Ive sent a formal email to handle things and will pursue legal action if necessary. Im also filing a BBB complaint and sharing this publicly to warn othersthis complex looks luxury on the outside, but the way they treat tenants tells a very different story. ***** them.Review fromAisha T

1 starDeceptive, Unethical, and Retaliatory Beware of W3 Living W3 Luxury Living and Mansions Mercer Crossing are the absolute worst rental experience I have ever endured. They misled me into signing a lease for a filthy, uninhabitable apartmentmold, grime, broken appliances, disgusting odors, and trash buildup everywhereonly for their staff to completely dismiss my concerns hours before move-in. The leasing team refused to provide a different unit, wouldnt acknowledge their own negligence, and then had the audacity to charge me outrageous termination fees for a unit I never even moved into.Despite documented emails, photos, and legal references showing their clear violation of Texas Property Code ******, they chose to ignore it all and reported me to collections in retaliation. This is not just bad businessits predatory and abusive. They misrepresented the unit, failed to provide access to the lease copy, blocked communication, and then acted like I was the problem. Their customer service is nonexistent, their management is evasive, and their business practices are deceptive and ********** not be fooled by their appearance or fake promisestheyll trap you with lies and destroy your credit while hiding behind corporate silence. W3 Living should not be BBB-accredited, and Im pursuing complaints with the Attorney General, CFPB, FTC, and legal action.Avoid this place like the plague. Youll thank yourself later.Review fromKA E

1 starA waste of money and effort for decent tenants wanted to be treated with respect. These so-called community managers of ang W3 property are a JOKE. Especially at the Luxe of McKinney. Bias and definitely have no interpersonal skills. I urge everyone please keep driving past any W3 property. It is a nightmare and what they are doing should be considered illegal with excessive fees and low quality buildings.Review fromVictoria B

1 starToday was my final straw, I have never complained to the office of my issues because I figured it was growing pains of a new location. I dont like to discuss my health but I have been actively receiving cancer treatment for months, I have my meds sent to my home because there is a parcel system and I know its safe. I get multiple package a month from random offices. Today I went into the office and let them know I received an email that my package was received but nothing was there. I asked them to check the parcel to see if they could see anything to which they replied no. I went home to check my email and call the vendor, they explained it was delivered and a picture was attached. Sure enough the picture was there with a time stamp. I called the office back asking for help. ******* or however you spell it was extremely rude just repeating it had nothing to do with her and I needed to contact the company who delivered it and when I did I read their response which was to contact my leasing office. She just kept telling me it wasnt her issue, she did not care at all. I got so frustrated because I have done nothing but eat crow since I have been here and been nice, today I snapped, I cursed and told her how angry I was. She proceeded to laugh and hang up on me, I called back and asked for her bosses phone number or anyone above her and she refused to give me anything and told me to check the website. She hung up again and everytime I called back no one picked up. I am 1 1/2 months into a 18 month lease. Imagine as a chronically ill tenant having these issues and now knowing no once cares and I could have meds locked in a locker I dont have access too. The fear, anger and anxiety is more than anyone should deal with. I no longer feel comfortable living here, going to the office and now know I cant even call because no one will answer. 1 starMost backyards are unusable. Severely slanted or directly underneath resident walking paths. Expected to remove any lawn furniture weekly for mowing (and place it on a 3x9 patio). Staff living in complex kept off leash dogs in his front yard and apts did nothing about it. Have been told they charge exorbitant amounts when you move out. Leasing and corporate staff are rude and the idea of customer service doesnt exist.Review fromPra S

1 starDo NOT .. I REPEAT DO NOT move to the Luxe at Mercer Crossings (1790 Mercer Pkwy, **************, *****). It is managed by one of the worst management teams. After living there for three years, they charged us double the rent for the last month or right before we were scheduled to move out, ONLY after we requested to extend the lease by two months. We were not informed of this in advance, and were obligated to pay it since we didn't want to be evicted the last minute. Also, the leasing agent "Trinity" was rude and so was the manager. ******* was fixated on the fact that an email was sent out to us about the new leasing price (which was literally for one month), which we did NOT receive. Tell me one thing - if you ever sent us an email, would there be no follow-up? Why did they not follow-up if they sent us an email about doubling of the rent? I could just go on and on about this worst experience but right now, do me a favor and withdraw any lease you have applied here. NOT WORTH IT!Review fromNONe N

1 starIf I could give them a zero I would. Do Not move to the Luxe of McKinney property. The walls are paper thin and they will let anyone move in. The property manager Brooklyn has zero social skills she speaks to people in an extremely condescending way and offers no help. 1 starIf I could give this company 0 stars I would. I would not recommend leasing with this company based on the level of customer service and how they do business. I was at the towers of Seabrook for almost 2 years. After my first year they raised my rent up $150 dollars with no justification other than keeping up with market prices. The property looked like s*** other than the front area for potential tenant attraction. I renewed anyway because it was 5 minutes from work then. unfortunately due to the impacts of Covid on my company I was laid off shortly after renewal. I fell on hard times near the end of my lease as a result . As Covid impacted everyone and everything it was hard to find work. Even for someone with my qualifications. I made some late rent payments while trying to stay afloat but it was always paid in full. As my lease was coming to an end I turned my 60 days notice to vacate in a little late as I was scrambling trying to find a new job still and figure out where I was going to live, what about my dogs, etc I couldnt afford to live there anymore and I had ran my savings out paying all the bills for the almost year of being laid off. I tried to work out a payment plan with the office as I only had 2 months left. However they were not willing to work with me. ********* (property manager) and ***** (accounting/assistant property manager) instead of being kind and understanding, the attitude towards me came out and I was treated like a piece of s*** I was making every attempt to find a solution being there was only 2 months left and I didnt want a broken lease on my credit. Sure enough it got to the eviction point. I was new to this, *** never had an eviction in my life. So the day before we are supposed to go to court, ***** calls me and stated that if I get all my stuff and get out by end of next day (5:30PM) and turn in the keys then it will be considered a broken lease. please read the rest of my review on ****** or yelp as space is limited hereReview fromMatthew K

Extremely friendly and helpful staff. ******** (one of the leasing agents) went and above and beyond to assist me in the application process and ensure everything was taken care of for my move in.
