On September 4, 2022 the application process was begun to be processed for a home in Phoenix, AZ and payment of $203.95 for the applications was paid on 9/5/2022. Email communication continued through September 22, 2022 where all required information had been submitted several times over again with responses from the company still responding with the answer that the documents provided were invalid, although when speaking with representatives we were told the documents were indeed valid and emails would be sent to the processors for review. An email was sent on September 27, 2022 requesting an answer on the house as all valid documents were submitted once again and informing them that further action would be taken. No response received from the company. The home has been listed for 102 days and it is apparent that it is a scam.Business Response

The home that I rent from Streetlane has a pool which has had a severe leak for over 3 months (since July), which the company hasn't addressed despite numerous calls, emails, and maintenance requests. Additionally, the pool has been inadequately maintained by the vendor they hired, causing the pool to be disgusting and unusable for a period of 3 1/2 months. I informed Streetlane that the pool has a severe leak on 1 July 2022 and 8 July 2022 via phone, and again on 15 July 2022 via work order. I have sent 6 emails over the course of 3 months regarding the leak, the mud hole, and the brown substance coating the pool. Streetlane has failed to address ay of these issues. The pool hasn't been cleaned in 2 weeks, the leak is still flowing water into the yard (and now the neighbor's yard), and water constantly runs into the pool. We received our July water bill which totals $564.87, roughly $460 higher than our normal bill. I anticipate that our water bill next month will be worse, considering the fact that leaks of this nature tend to get worse. Streetlane does not answer the phone when we call, they do not return phone calls when I have left messages, they do not return emails, they ignored my requests to speak with a supervisor, and they refuse to address the claims I have filed for credit for pool service fees. I have, however, been sent two emails regarding the water level in our pool being "too low" from the same person I've emailed and made aware of the leak. I have sent photos of the pool and the mud hole in the yard on several occasions. Another concern is the fact that the pool leak is seeping into the neighboring homeowner's yard, causing the formation of another mud hole. At this point, I have been left with no choice but to provide the HOA and my neighbor with Streetlane's contact information so that they don't blame me for the damage caused to neighboring homes & yards. This complaint was filed well over a month ago for issues I've been dealing with for over 4 months. In those 4 months I have communicated extensively via phone and email with multiple employees including: the property manager, maintenance, maintenance supervisors, and other representatives from Streetlane. Nothing has been addressed. Streetlane claims that they can't fix my exorbitant water bill until the pool leak is fixed and, simultaneously, is refusing to fix the leak. This issue has transcended my simple complaints and is moving quickly into the realm of tort.

We are unfortunately renting from Streetlane and from day of moving in we've had leaks in several places, mushrooms growing inside our home (we live in AZ) and 2 leaks due to rain and an improperly repaired roof. We will submit work orders and they will either get canceled with no notice or they sit in a processing status. The roof we were told needs to be replaced because new tiles were simply put over old ones. This has caused several leaks when there is rain. We have asked for over 2 months already to have someone come out and check for mold. That still hasn't happened and so I had to pay out of pocket just to get someone to come do an air quality check. We never hear from anyone unless they want money. So many calls go unanswered. We even had a rep in our state tell us that they can't even get a call back from Streetlane and they work for them. Anyone who does actually get sent to check if repairs are needed are all taken aback by how horrible a job has been done on this house and have commented on the many short cuts that were taken. I really do not understand the issue with this property management company. We have a property manager Liza Rodriguez who consistently takes our complaints regarding legitimate issues and concerns personally instead of listening and working towards the problem and then states we reach her via email conversation we have going on only to then close out said email. This company should not be in business nor should STKS

The property that I am renting has had nothing but problems. I have had issues with no water in home, this has finally been fixed. But I still have raw sewage in my front yard. I have reached out numerous times to no avail. I have called more than 40 times and no one calls back. I send emails and no one calls or emails back. My water bill is over 20000 dollars and I can get no one from the company to talk to me. This home is horrible and I am paying over 1700 a month. I have over 100 emails to this company at that email address. I have raw sewage still in my front yard. I had to buy heaters because this property does not have a work g form of heat. You cannot take a shower as the raw sewage is backed up into the master bathroom. The pictures are of my front yard.

After leaving me in a home with no heat, no water for half the time, raw sewage in the front yard, sewage backup in the house and a complete disaster of bathrooms. They want me to sign a contract that I cannot Pursue legal action or say anything negative about their company. I absolutely refuse as Streetlane broke the lease first by not providing a home that is safe and inhabitable. The home is a biohazard and I have tried to get them to fix it. I have been reporting this structure issue to my property manager since the end on July 2022 they have not fixed the issue they are only sending different oriole out to look at the damage. I rent with Streetlane homes and there has been an absolute lack in communication especially in a timely manner and how we are not being helped no matter who we talk to. Within the first 2 weeks of moving in, there was a leak that began in one of the downstairs bedrooms coming from the upstairs shower, we submitted a request, didn't get someone over to check it out until a while and then have about 3 different people come in saying the plumbing needed to be fixed because it was done wrong from the start, leave and not come back to resolve the issue. This went on for a month and we submitted multiple requests, called multiple times, sent emails and got no response or update. They barely sent one company out after a month and 2 weeks of trying to actually fix the problem. Not only that, but we also have had no Air conditioning in our house for 6 days. One person came to take a look at it 3-4 days after we called and then the house maybe cooled to 96 degrees? But nothing every worked properly and we've also submitted requests for this to get fixed still . We have had to sleep with doors and windows open because its 100 degrees inside the house. We have not be properly serviced and we are barely going in our second month in renting.Business Response

My property management company changed to street lane less than a month ago. I've been without AC now for 6 days with temps in the high 80's and low 90's. It's over 80 degrees in my home. 4 days ago they had someone come out to look at the HVAC unit. Afterwards, I received an email that said "they had received my work order request and someone would be contacting me" Repairs have to be "approved." No one has contacted me. No communication. I currently rent my lease was transferred to this company. My HVAC unit stopped working on August 26, 2022. I reported this to their maintence department on August 27, 2022. They then sent out a technician on August 29, 2022. The technician said that the thermostat and a control board in the unit went bad. They replaced thermostat and they informed me that they would have to check with their suppleir to see about the part. I was informed by technician that it would take 3 weeks minumum to get the part in. The company then sent out another technician on August 28,2022. Technician #2 said that the unit needs to be replaced. These two options had to then be sent to Streetlane Homes to be approved. Both options were sent to Streetlane Homes by August 30,2022. The approval was just sent out on September 9,2022.This approval was for the repair of the HVAC unit. To my knowlodge the part will take 3 weeks minimum to be shipped. So far it has been 2 weeks of the average inside temperature being at 87 degrees. From the start of the issue to the estimated time of repair, it will have been 5 weeks of now air conditioning. I attempted to contact the company to find out why they think that a total of 5 weeks of a broken HVAC is acceptible, but I was informed that the decision was final and there wasn't anything I could do. In this time I have also been required to purchase fans and a window air conditioning unit. I would like help with expiditing the repair or having them replace the unit entirly. I would also like help in being reimbursed for the window air conditioning unit and for the fans.Business Response

I moved into the address on file on 8/12/22. The rental company is Streetlane Homes. On Saturday 8/27/22, plumbing issues began. Master bathroom shower would not drain for several hours and during shower running, toilet would bubble. Attempting to wash dishes, opposite side of sink would back up. Could not properly flush toilet or shower. As this is a health and safety issue, it should have been addressed within 24 hours. It was not fixed until Wednesday 8/31.
The problem was resolved for about a week and then issues began to start again. As of 9/7, the master bathroom toilet overflowed/ ruptured and spewed toilet paper and leaf/tree debris all over the bathroom and bedroom floor. A call to a maintenance and plumbing facility revealed the issue was because of 50 year old pipes that had needed to be replaced and were out of date. With the septic and sewage problems this has caused, it could not only be a health and safety issue for me as the resident, but could condemn an otherwise beautiful home for destruction. This issue should have been addressed and pipes replaced before any new residents moved into the home. However, they chose to sweep it under the rug and make it the problem of the next resident. I am not unable to properly use any of my water without it backing up into my house and causing immense amounts of stress. I believe I need to be placed in a hotel billed to Streetlane homes, until the issues is completely resolved.Business Response
