1 starWe have been renting from this company for 2.5 years they are impossible to get in contact with to resolve any issues . We scheduled to renew our lease in July 2022 submitted all documents they sent ** in regards to property conditions etc. We never received our updated lease and suddenly started getting charges for month to month rental which we did not agree on . We have called and emailed on several occasions attempting to resolve this issue without response . This LLC of investors should really evaluated their property management team because as a REALTOR I know they are in violation of several real estate laws. It is their duty to insure all documents are delivered in a timely manner. It also their duty to ensure safety of the property and from what I'm reading on others complaints they have failed to do so. We have continued to pay our lease agreement rate but we will dont pay the fees for month to month leasing and due to that we got a notification our account is in eviction status ( funny they know how to contact you when they want money )Review fromA. 1 starDo not rent from this company! Everything seems great when you are applying and signing lease, as soon as you sign the lease, the treatment changes immediately. Moved in to a home in *******. Home was in terrible shape. Infested with bugs, yard overgrown in back (neighbors complaining), front door no usable due to keypad lock, warped floors, filthy!, broken sliding glass door that would not latch, broken gate, broken toilet. Property management is not helpful at all. They are completely nonresponsive and give an attitude on the phone. It is all on me to make upteen maintenance requests because Hudson did not have the property in good shape when they rented it out. The latest is that the very old garage door (my only way into home) is now broken with my car locked inside. Cables are broke and hanging. I had to crawl under just to get in house (scraping up knees).Review fromCynthia L

1 starRented home from this company following a tragic loss of our family home due to fire. Company took advantage of my situation. House is infested with mold and drain flies. There is a hole in roof and paint began peeling off walls in a few months. They don't cooperate with state assistance and are now evicting my family making it hard to find new home as a result. In addition, my kids and I are having significant health issues. When I requested Certificate of Occupancy, I was denied access. They state that they don't share this with tenants. This is a document that is supposed to be posted in the home following inspection. Therefore, it appears as if they illegally are renting property without proper inspections. 1 starAbhorrent. Does not care about their properties AT ALL. My home is physically falling apart and they DO NOT CARE bc i keep paying rent, and that is all they care about. Move-in process was absolutely awful and i had no help from whoever was supposed to help me. And after move in? They dont care, house is your problem now. When i asked on the phone if they sent people to check the homes before anyone moved in, she said "...im in *****." (i am a ******* resident.). Meaning, they ONLY operate out of ***** with no representative to at least travel to each home and check on them before move in? Or at least have offices in each of the 20 STATES you offer homes in!!!! That is insane to have homes in TWENTY states and only operate out of one of them!!!! no quality control
The people who DO "check" the homes, (at least in my area), are the same people that you are supposed to submit maintenance requests to, which is TOTALLY SEPARATE from hudson homes. literally all hudson homes does is take your money and then outsource everything else so they do not actually have to deal with the residents living in their homes.
The home i live in was broken when we moved in, but i trusted that anybody knew that and would fix it before people moved in. I was wrong, they do not care, and they wait until you complain for weeks and weeks before they do anything about it. The backyard had a fell tree nobody picked up that lots of bugs like living in too so my dogs are suffering big time.
0 stars for Hudson Homes, a shady and uncaring management company for their paying residents, and 0 stars for *********** maintenance for always half-doing their work.
Sidenote, had to get my garage door replaced, the last tenants had ALREADY asked for a replacement. i had to hound them constantly to get it done. And when they *did,* they outsourced the job to a garage door company. Why is everyone outsourcing??? I just want to live in a proper, clean home!!!

1 starLiving in a home with raw sewage in the mater bathroom for over 2 months. The home also has a door that will not lock. I am still waiting on full remediation of this for over 2 months now. I opted to not pay rent starting in October and informed this as it was my legal right in the **************** since the home was unfit and/or unsafe. ******* law states rent can be withheld if home is unsafe clearly based on criteria that fit my situatuon. Weeks after informing them, I asked for lease to be terminated based on my legal right. No one communicates. Phones not answered and emails not answered. Since I informed them, they have started eviction process on me now I am faced with substantial legal expenses. This doesn't include the physical and emotional toll it has had on me by living in a home thst smells like a sewer and the worry of eviction when clearly I am in my legal right. This is the most unethical company i have ever encountered. Be warned, stay away!!!Review fromMandy S

1 starI recommend never to do business with this company. Two weeks prior to moving in the home that I was renting was not cleaned nor property maintenance was not completed. I reached out to Hudson Homes to ensure that the property would be cleaned. I got no response from them. I had to pay a cleaning company to clean the home. There were dead bugs, kitchen cabinets were sticky, dirt on the floors, windows were filthy, carpet was not vacuumed. The grass was over a foot tall. The filter bank for the well was not changed out in over 2 years. Date was marked on the filter. Notified the company of that and there was no response. The propane tank was supposed to be 2/3 full prior to move in. Notified the company 2 months prior to the colder months. Finally spoke to someone over the phone. They notified us that the tank would be filled within a day or so. It has been over a week and still no propane. Temps are now dropping into the 30's and I'm using space heaters to heat my room. It was also not disclosed to me that 2 people had died in the home prior to move in. This has been the most horrible experience I have have ever had dealing with a Company that is not supportive of their customers. They DO NOT follow through on anything or maintain the home as they should. The owner of the house should discontinue using their services ASAP if they'd like to keep future tenants! I have recently canceled my lease and refuse to pay termination fee. I'm going to contact my attorney and fight this to the end. Looking at the 201 reviews that have already been submitted it looks like everyone feels the same. What a SCAM this company is!Review fromVictoria B

1 starI've had still water sitting in basement now going on 6 days. I've called about 50x and emailed atleast 20. Not a single person from maintenance has come out to help get the inches of water out of our basement. No sump pump or french drain at house so I've told them numerous times basement continues to flood. Now my washer and dryer aren't working after being under inches of water for days. This is just one of many complains. Do not rent from them they either take forever to fix emergency maintenance request or don't fix it at all. 1 starThis will not be the only place I intend on leaving a bad review. Some of the many issues I've had - they increased my rent by $1000 after an argument about taking my ex-husband off of my lease, they shared personal financial data with unauthorized parties, they pick and choose which part of your e-mail they are going to respond to (if they respond at all), I have an eviction on my credit report because of them but I WAS NEVER EVICTED. Their staff is rude and incompetent and could care less about your situation. They take their sweet time doing any sort of task. They are a joke. This management company needs better management. 1 starI would never leave a negative review for a company if they had just a small mix up or minor problems, but when I say STAY AWAY FROM ANY HUDSON HOME--PLEASE LISTEN! We have had a non working septic system for the past month. Mind you, it is illegal to rent a house without proper indoor plumbing. We have stayed at hotels for 6 nights out of the last month (I paid for 4 nights and WILL BE REIMBURSED) and at one point, my 2 daughters and I were using the bathroom in the yard like dogs. A real plumber would have been able to pinpoint the problem in one day but the "repair people" they are sending just keep doing the same thing over and over and the problem continues. We finally got plumbers who knew what they were doing and we are still waiting for the bid to be approved--as we live unable to take a bath, wash clothes, wash dishes and have use of only 1 toilet for now--which will most likely not be working again any day now as it has quit the past 6 times one of their people "fixed" it. At least they pick up the phone for me and the employees sound sympathetic, but the issue is urgent and legally has to be fixed ASAP. So, find you another house to rent, buy one, move in with family, live in a cardboard box under a bridge--anything is better that getting yourself wrapped up in one of these homes unless you plan to pay for all of your own repairs. Please heed the warnings--I read the negative reviews before I moved in and ignored them and I am certainly kicking myself for it now!Review fromPamela K

5 starsI am very impressed with Excellent professional customer and maintenance services been lived here January 2023 three years with few issues had resolved immediately taken care of everything and get the job done quickly beyond and above. I would not have another way. I love ***************** would love to buy this home when they go for sale.
