*******************************, Email: ****************** * In May 2023 I purchased a Masterclass for the Women's Real Estate Investor's Network for $17 in May of 2023. This class gave valuable information for a beginner getting started in real estate investing. There was a huge push with a deadline for you to get in the program to join a yearlong mentorship program for large sum of money. I was guided in to take out a loan for this payment. I checked my credit union. They said I wouldn't qualify. They referred me to Upgrade loans which gave me a loan plus a $9000 credit limit credit card. They never explained before the commitment to program that you will have to continue to spend additional funds to get started: marketing materials, financial services, business start up advice and websites membership. I was under the thought this was all included in my membership. In my communication with them, I advised I didnt have extra money for all the extra services. But it was suggested to just get started to secure my financial future and I could build financial security for my family. I expressed hesitation in the not having the money available. I was continued pressure I only had a certain time to decide to joined the program. The contract that I signed stated I had 3 days to cancel the membership, but I was not granted access to the material for 5 days. It was stated that there was a robust network of women around with a ******** Network of 100's of women. The strategies suggested in the course are targeted at areas with robust wholesale networks, which also do not pertain to my current location. The Master Class was just enough information to hook-up that is program will give you everything you need and all the support to get your business up in running in no time. The paying off the loan and the more money coming in and it would happen on your first deal. Once I joined there were a listing of module to listen too to review and learn from. This was not as I understood it to be. If you werent spending the extra money needed on the additional services, websites, and spending money on marketing your business you really dont have enough information to get started. I sent emails saying I wanted out of the program and someone would be calling me but this did not happen. I did receive a call after their ***** Live event in July trying to sell me another package for additional monies. I spoke with that person and advised them I couldnt afford any of programs. I was told just to start with one program and this will get you started. Plus I was told I was standing in my own way to get this program up and running. The days/time is not there days to understand what it is required to make this program work as simple as they explained in the master class. The mentorship suggested by the title of the product I purchased suggests some level of individualized attention but is in fact a series of network calls containing hundreds of women. There is no one-to-one guidance available. By listening the information provided you think this is a group of women that are there for you to reach out to that will mentor you to get you started. But it is 100s women on a ******** Network page that you have to reach out decipher and discover who will fit in your own network. I live and hour and half to any large city and the time needed to meet up with other network investors was not feasible to make this work in the area. It is definitely not as simple as they projected to be. Through the classes it was stated to join all the investing networks as you can to start building your network so you could establish relationship so you are not using your own money. This process does not happen overnight on in the first ***** days when you are just getting started. They advised you can do this part time to get started. The program was misrepresented in the Master Class and before they required payment for the program. There are many moving pieces needed to do this program.

Run for the hills. This $20k program is a danger to any individual who comes in knowing nothing about real estate and relies on ***** to teach them everything they need to know before jumping into financial and legally binding contracts that have the potential to up end one's life. The "trainings" are elementary level and do NOT cover all the bases that one needs to be educated on, most especially when it comes to lending and borrowing. After having multiple calls with the "leadership" team to discuss deals I leant on for fix and flips, I was gaslighted and told I chose "bad deals". Zero accountability on their end for poor training. When I told this "leader" we were never taught to do a background check on the borrower, I was told "There is no need for that. I've never done that and look at how successful I am." When I then pointed out that we were never taught to collateralize the deal (as I have since learned is necessary), I was told that isn't needed either. My partners and I have leant over $1.1M to fix and flippers across three deals. In all three, we ended up with the house instead of our money back due to the borrowers defaulting and running out of funds to continue paying interest on their loan. The extreme stress, headaches and additional funds wasted could have been avoided if better training was provided. In good conscious, I cannot recommend ***** to anyone. Save your money and sanity! If they truly care about their students and stand behind what they offer, they would refund my $20k. Instead, they called me multiple times to ask if I would pay another $20k for year two!!!
