1 starSTAY AWAY. STAY VERY FAR AWAY. This is absolutely the worst company I have ever worked with. Not just the worst property management company. The worst company period. They managed one of my investment properties and it was a complete nightmare. You have 17 different departments that would have to answer for any of your needs. One for billing, one for repairs, one for leasing, one for customer service etc.... You speak to a new person every time and they are hourly employees based out of another country. Yes, their door fee is great. $109/mo but they bring a new meaning to the word cheap.This is the biggest JOKE of a company. I promise you with all of my heart and soul..... DO NOT WORK WITH THEM. This company is temu property management. They lock you into a contract because and once you're locked in... you're stuck with the incompetence. There are no amount of words to describe my disgust with the employees, management and owners of this company. I have had to speak to every layer of this company to get things done.I do have ONE positive thing to say about this company..... You dont HAVE to sign with them. 1 starI am extremely dissatisfied with Specialized Property Management. The most glaring issue is their complete lack of communication. It's virtually impossible to reach a live person. The phone rings endlessly, and while you can leave a voicemail, it's a black hole no one ever replies.When attempting to follow up on a voicemail, the callback number provided simply rings again, creating a frustrating loop of unanswered calls. This isn't just my experience; my tenants have also expressed significant frustration with the inability to get in touch with anyone. This lack of responsiveness creates a stressful situation for both owners and tenants.Unfortunately, I'm currently locked into an agreement, but I want to be clear: I will be seeking a new property management company at the end of this term. I cannot recommend Specialized Property Management to anyone who values timely and effective communication.Specialized Property Management

1 starThis company mismanaged my properties repairs, listing and tossed me around to different agents within the company. Also when I canceled they did not refund the deposit after making multiple attempts to get a timeline of that refund. Please stay clear of this company.Specialized Property Management

1 starThis company has extremely poor communication. Throughout the management process it has been very difficult to get into contact with the company when there are issues. One of the issues cost us $600 and our tenants received an eviction notice that they were not supposed to receive. When we expressed our dissatisfaction they only provided justifications for their poor service and refused to compensate us for their failures. Even after you requested to terminate services due to your intent to sell, we continued to provide prompt updates, including expediting the move-out assessment to accommodate your familys travel schedule and your efforts to make repairs and prepare the property for ******** mentioned that an issue cost you $600.00 and resulted in an eviction notice being sent to the tenant. We would like to clarify that there was an AC issue reported by the tenant back in 2022. Our maintenance team was in contact with both you and the tenant upon receiving the work order, which contributed to the tenants high electric bill. The only delay in addressing the issue was due to your request for a second estimate from your vendor, as you did not approve our vendors estimate. After receiving the second estimate from **************, you ultimately declined it and proceeded with the first estimate.We understand that unforeseen events can create complexities, especially when coordinating with outside vendors. Despite these challenges, our team worked diligently to resolve the issue once we had your approval. Additionally, you, as the owner, agreed to and approved a concession to assist the tenant with their high electricity bill.Regarding the eviction notice, we would like to clarify that the tenant was issued a Notice to ****** (***) for nonpayment of rent. This notice is only sent when rent is unpaid, as outlined in the lease agreement. It is our policy to issue this notice if the tenant has failed to pay rent, as it is required should we need to proceed with filing for eviction, which did not happen in this case.Our ***************** Manager and Director of Operations reviewed your concerns and provided a comprehensive response. 1 starI moved into a property after it had been sitting vacant for almost a year. After being here almost 3 years - they decided to send me to evictions after paying rent consistently for almost 3 years.. After raising rent over 200 a year with no explanations. After giving this homeowner and company no issues. I have also requested from ****** a ****** with all amounts paid from move in until current. She refused to send it. Terrible customer service. No empathy. ********************. This homeowner will be upset because this home will no rent if I decide to move. It is way overpriced. Terrible customer service! This company also add in fees that do no apply. I also lost access to my payment portal with no explanation.Specialized Property Management

Wed like to take this opportunity to address your concerns and clarify the situation.First, the time the unit was vacant before you moved in on 10/03/2022 is not relevant to your account, as we did not manage the property for the owner until August of 2022. The reason you were sent to eviction was due to non-payment of rent and other lease-associated fees, as outlined in your legally binding lease agreement. As per the lease, rent is due monthly.Please understand that extension requests are not determined by us, the management companyit is ultimately the owner's decision. According to our records, the owner agreed to give you until the 14th to pay your rent. Our rent collections team sent you a reminder on the 13th, notifying you that the owner would proceed with eviction if the payment was not made. Since payment was not made as agreed, the owner proceeded with filing for eviction.Your portal access was restricted due to NSF returns, which placed you on a payment restriction. This meant that payments needed to be made via money order or rent money voucher, as previously explained.We sincerely regret any frustration this situation may have caused. 1 starI am a renter. I have been in my property for more than 3 years however, it has been definitely a challenge working with this company. My house has flooded 2 times in 1 year ruining some of my furnishings and Specialized went silent when I started asking who was going to pay for the damage. A year later no reimbursement. I have a licensed service dog and I literally had to threaten legal actions for them to stop harassing me about my dog. I pay monthly for filters that I wasn't receiving until I started complaining. They received a notice from the *** regarding the yard because it was brown. (During the dormat season) I have a landscaper cut and weed the grass on a 2 week bases during the summer, provided proof to specialized, purchased a water hose hooked to a sprinkler that i use during the summer. The owner decides to **** the yard and bill me for it. I have been disputing the charges however to no avail. Specialized put the $1,200 on my account and now I'm forced to pay the charges or the online system will not allow me to pay my rent. I have called, text, and emailed informing them that I have the rent money and I need to pay my rent. However now they have filed an eviction for non payment of rent. I am currently suffering with ovarian cancer and honestly don't have the energy to move but I have decided to hire an attorney. I understand that the attorney fees will be more than the $1200 but it's the principal of it. I did everything I could to maintain the yard and I don't feel like I should pay for saading at a rental property that I don't own. I'm so frustrated, with this company. According to our records, the unfortunate and unexpected flood at the property was managed by the owner and their vendor. As the property management company, we are obligated to follow the owner's decisions, as we do not own the property. Additionally, the owner approved a $500 rent concession for you, even though tenants are encouraged to obtain renters insurance to protect their personal belongings.Regarding the concerns about your dog, our office did not harass you. We were simply following protocol to obtain the necessary documentation for your service animal and to have a pet addendum in place, as the original lease did not include one. We apologize for any frustration this may have caused, but this is part of our policy and ************* for the grass issue, our records show that the *** violation was communicated to you via Meld. According to your signed lease agreement, lawn maintenance and watering are the tenant's responsibility. Our maintenance team notified you of bare spots in the yard that needed to be addressed to prevent potential *** penalties for both you and the owner, as outlined in your lease. Unfortunately, you indicated that you would not address the issue without a valid reason. 1 starI had a great rental experience up until moving out and ending my lease. A month after moving out, *** sent me a letter withholding $662 from my security deposit for "carpet cleaning and trash odors". I sent a letter back within the required 15 days rejecting these claims, but SPM is denying receiving my response and forwarded me to the property owner who also is not responding. I will never recommend this company to anyone looking to rent or lease since they are trying to scam me out of my deposit. I will need to pursue legal action next.Specialized Property Management

Ms. ********** would like to address your BBB complaint and clarify the charges deducted from your security deposit. Below is a breakdown:Garage: Replace light bulbs $12.00 Carpet cleaning: 3 bedrooms, stairs, hall $300.00 Final cleaning: Due to trash odor, including the garage $350.00 Our agent observed that the trash odor had spread throughout the house, necessitating a deep clean despite its clean appearance. Please feel free to contact our maintenance coordinator, ******, at ************************************* He will be happy to provide you with pictures and documentation to support this explanation.Regarding communications, we could not locate any emails about your claim. The last email received was sent to leasing on August 6th, acknowledging your move-out. Accounting sent a letter on September 23rd, directing claims to the owner. We received a ticket on November 13th regarding your claim, with an associated document dated October 14th, which was after the September 23rd notification. 1 starTerrible people to work with. When I asked for inspections they did the most expensive possible way. Instead of getting a 4 point inspection, they found 3 different vendor. Instead of spending $150-$175 I ended up spending $750. When I initially started with Specialized, they send me a quote for over $1000 for a number of small repairs, and missed real stuff that needed to be fixed. I believe this company is in the business to charge the owners as much as they possibly can instead of providing property management.Specialized Property Management

If such a request had been made, our maintenance team would have informed you that we do not have vendors available for that service. In your email dated 08/13/2024, you requested a high-risk inspection, which covers the water heater, AC, and dryer vent. A 4-point inspection, however, includes electrical, HVAC, roof, and plumbing. Since your property is an apartment, the *** is responsible for the roof and any common plumbing within the walls.Additionally, we wanted to clarify that an estimate was sent to you for the make ready based on the initial assessment report. You declined the estimate, indicating that you would handle the repairs yourself. Invoices are paid out weekly and Ive never experienced any delays or issues with them. All in all the company operates to a higher standard, and I am happy to work with them. 1 starHorrible company. They're not managing anything and have different departments that do not communicate with one another. As a result, when you interact with someone, they know nothing about what's going on with the property. That's not "management" to me.All they know is that they charge you for repairs every other week or so: no filtering, no knowledge, no advice, nothing.They sent contractors to remove an old thermostat and then charged my tenant for stealing it! When the tenant complained, they charged me, the landlord, for a new useless thermostat I didn't ask about!
