      Several months ago, the window to my bedroom was broken from the outside and glass was strewn all over the floor on the inside of my apartment. I reported this issue to maintenance, was told they would address it. In addition to this window, I reported a crack in a window near my back patio. I asked for this to be addressed as well. Some time after, both windows were replaced. Two days before rent was due I received notice that I would be charged nearly $500 for the labor and replacement of the windows and that it was due ************** clarify, neither of these windows was broken due to any action or negligence by me or any guest. As such, I dispute any responsibility for their replacement or associated labor costs and have stated this verbally and will do so in this forum as well as notify with several registered letters. Filing this complaint and letters only occurred after several months and many attempts at having a conversation with a representative at Indio Management, as this seems to be a very straight forward matter.Not only is what Indio Managements' representatives are asking against Texas Ordinances, but the clause in the lease that they are using to justify this behavior also violates Texas law.Specifically, under Texas Property Code ******, landlords are required to make repairs to conditions that materially affect the health or safety of an ordinary tenant, unless the condition was caused by the tenant, a member of the tenants household, or a guest. Additionally, ****** prohibits lease agreements from shifting these legal responsibilities to the tenant. Per ******, landlords also may not lawfully charge a tenant for damages or deduct from a security deposit unless the tenant is legally ************** attempts to negotiate in good faith have been met with silence. The regional manager has ignored the messages I have left her and the onsite property manager ignores these specific ordinances.

      There was an apartment fire behind mine Sept 2023 and no cleaning was done, removal of fire damage Sheetrock and mold infested debri. I need to move,roaches and rats are coming in the apartment. They wont allow me to break my lease nor repair the mold infested apartment

      This apartment complex did me wrong. They made me sign up with a guarantor company called Liberty Rent in order to be approved to sign my lease. I had to pay these people an extra $1,400 on top of my rent,deposit & other application fees. A few months later Indio decided to no longer manage the apartment complex any more, so I moved out with permission after paying my November rent because my apartment was in such bad shape. A new management company took over in December and moved a new tenant in my unit within 2 weeks. Indio filed a claim with Liberty rent because Liberty rents contractual agreement with Indio management was that they were supposed to pay any broken lease fees or penalties owed if I were to break or leave my lease. But since I left my lease with permission from Indio management, ******* rent denied the $7,437 claim that they tried to make. Now Indio has wrongfully put the $7,437 on my credit in collections which defeats the whole purpose of my signing up with a guarantor company in the first place. For one, in the state of Texas you CANNOT collect rent on a unit that is not vacant. Which is what they are trying to do. I paid my last months rent and the new tenant was moved in within a months time. Not only that, but I am not responsible for the contract that Liberty Rent broke. You guys had an agreement and they failed to pay. Why is this on my credit ? I have my receipts of my rent payments and I also have my contract with Liberty rent. I need answers or someone is getting sued.

      I have emailed Indio Property Management Team ( ***************************, *****************************, and ******, maintenance manager, about the ongoing ceiling leak and visible black mold in my closet. I contacted and reported to Code Compliance regarding the ongoing ceiling leak and mold. A code enforcement officer came out on June 13, 2024 to inspect the ceiling leak. Indio Property Management Team has until June 25, 2024 to repair the ceiling leak. The contractors came out on Monday while I was out of town and cutout a big Sheetrock in the ceiling and left wires out in the open. On Tuesday, the contractors came out and sprayed ****( mold killer) on the visible mold in the cutout Sheetrock. I informed them that they need to correctly get rid of the mold in the ceiling. On Wednesday, the contractors informed me that they were going to repair the leak when they come back from lunch and NEVER returned. On Tuesday, I saw the contractors drinking beer and smoking. I immediately texted Indio Property maintenance manager, ******, and informed him. In addition to, I emailed Indio Property Management Team, ******* and ******. I received no response. Ceiling leak is still unrepaired and mold issues has still not been fixed/ corrected. Im living and being exposed to a hazardous material. I have sent numerous emails requesting the repairs to be made. I have spoken to ******* and Shawntiq about the mold and ceiling leak. As of today, June 22nd, I have NOT received any response to any of my emails regarding the repairs of the ceiling leak and mold. I informed Indio Property Management Team via email that they have violated the lease agreement and Texas Property Code ******, etc. Also, I informed them that I will be terminating my lease due to their failure to make repairs in a timely manner. The needed repairs have created health concerns and is a health risk if I continue to breath in the toxic chemicals of mold. Legal action will be taken.

      I have tried resolving this issue numerous times with the apartments ************** to no avail. ***** lives here she hasn't had a/c since summer 2023. It is not March 2024 80 degree weather and her A/c still hasn't been fixed. I will next be getting a lawyer for my niece. Reporting you all for you lack of fire inspections and review footage of what other government agencies I. An report these SLUMLORDS to. How is it ***** get over a 100 degrees and she has not had a/c since summer 2023? I feel like I definitely can recoup funds for pain ab suffer along with the mold you all paint over and the leaking dish washer that is absolutely a health hazard. If her A/c is not fixed this week I will move forward with legal action. Living in very unsafe conditions. I will also speak to any if the neighbors in case they would like to be included in legal action free of charge. Maybe the property needs a new owner. Or management. This will be my last request if being nice. Do with this information you need to as will I

      I was to move into an apartment on 10/18/2023 the apartment was not ready the day of move in. i was offered another apartment but it was not the same as original it was much smaller and dirty, I paid all fees and deposit. They told me I had to wait two weeks for it to be ready and I could not wait that long so I asked for a refund. BX5 told me I had to wait 30days which started on Nov 18, 2023 after the 30days still no refund. Contacted office management her name is ******* she emailed corporate and they told her contact the accountant and no word since.

      The office lost my contract. When the manager made a new one she didn't transfer my whole deposit. She modified the first contract I made but with a different unit. She didn't respond to my emails. *The management also lost my apartment key. I had a break in and formally and in writing requested my door to be rekey. They never did. *I pay my last rent with a money order because the amount on my online account was wrong. I asked repeatedly to be changed and nothing. *The manager didn't adjust my prorated amount on time and gave a a late fee. * I left the apartment clean and in perfect shape. I asked for my refund and they said they took the rent from it and I still owe money.*they didn't want to accept the money order I gave them.* I still don't get an answer from them nor the manager Bosses.* Such a horrible experience with this company. They don't answer emails. I just want my deposit and account cleared !!!

      On 18 of November, my vehicle was Towed from my assigned Parking space by Indio Management, ********** Apartment complex. Stating that my vehicle was not registered. I pay monthly for my parking space.

      On 11/20/2023 I received notification via on my door that I being charged $200 for trash being placed in the trash area in my current lease I am paying $25 per month to have trash pickup replaced inside of the bins. On the 19th it was very windy outside that day and the trash bins were overflowing and full. After I have received notification of the violation I have went inside of the office several times to rectify the issue I am currently paying $1425 per month in rent. Am a single mother of four children and by them placing an excessive fee for a violation that is not listed in my lease agreement of $200 it will cause an eviction to be found against me on the 1st of December

      On 10-26-23. I went to the office to retrieve my moving papers.the manager ***************************** grabbed and hit me. .I am a senior citizen,so I went home and called t APD and filed a complaint....nothing was done.....now she has locked me out my rent portal,,so I'm unable to pay my ****** monthly rent...she has added charges for a pet violation that was already handled with the previous manager.she wants me to pay this unnecessary fee by money order only.....I am afraid to enter the office due to her violent behavior..a week after the police report she contacted my case manager at the aha and said I came to her office yelling at her...this never happened....I am afraid and don't know what to do....I don't want to be evicted due to her unprofessional actions,she is forcing me to be late with my rent... Please help me....ithe corporate office is not responding...I ever went to their office in ****** no one was there...please help...
