Selene Finance is my mortgage loan servicer. I was sold to this company in Jan/Feb of 2024 in the middle of a Chapter 13 bankruptcy. The mortgage is for my primary residence. Selene Finance alleges that I am behind on my post petition mortgage payments for 71+ days, in the amount of $4208.44. Those payments were all made, by me, received and cashed by Selene Finance. I have cancelled money order receipts to prove this. I have received a notice from Selene Finance's attorneys that they have filed a "Response to Final Cure" alleging I am behind over three months when I am not behind. They are also ruining what credit I have managed to rebuild by reporting my payments as delinquent to the credit bureaus. Selene Finances record keeping is bizarre and incorrect based on a virtually illegible ledger their attorney's sent me of my account. I have contacted this company 5 times since this began a week ago, twice via phone and 3 times via email and have received no responses with the exception of an automated email response. When I spoke to a customer service representative, he told me it can take anywhere from 1 week to 30 days to credit my account when my payments are received. I find this unacceptable as well as unprofessional! Payments should be credited in a timely manner once they are received! I is also unacceptable that I have not been contacted about the "investigation into the matter" I was promised by customer service.Business Response

They are charging us fees for being uninsured when we are in fact insured, they have a unmonitored email address that we can not reach them ,when we call in an attempt to give them proof we get transferred numerous times then eventually they cut us off the phone line . Selene Finance is issuing predatory loans. I was offered a 30 year fixed rate loan, without a ******* in place and while it was an STR, but it was underwritten as if it was an LTR. I was also unemployed at the time. With their aggressive 30 day no payment can lead to asset seizure, I'm afraid they're targetting home owners not with the intent to serve their loans but with the strategy of seizing and selling as many properties as possible. I was even denied an oppurtunity for a quote to refinance my property when rates dropped.Selene needs to follow legal, none-fraud underwriting guidelines and work to actually serve their customers (vs. derive as much commission and real estate assets as possible from small/medium portfolio owners).Business Response

Selene purchased our mortgage. Then proceeds to inform us we hadnt made payments. We have bank records showing our payments ( including extra payments in attempt to pay off early) now trying to foreclose on home and returning our current payments. In attempt to send payment info from ****. They are claiming theyve not been processed . Made multiple phone calls but getting nowhere in getting resolved. Wanting us to refinance again with no resolution on over a year and a half on payments. My mortgage was sold to Selene. The previous mortgage company was working with me to catch up on a few payments, I was NOT in foreclosure. Selene took over in January and wouldn't allow me to make payments via bank transfer. I was making monthly payment to my mortgage as well as sending extra funds to catch up from being laid off. The only way to pay them is a direct deduction from my bank where they send a certified check that funds were available and held separately so there is no possibility of a bounced written check. Last month Selene took one payment and denied a second payment and sent it back to my account. I called and they apologized and said I could send it again and they would note my account that I was not late. I sent yet another certified payment for more than they were asking and they denied it and immediately threw me into foreclosure a few days ago. I've sent one full payment and one over-full payment and they refuse to correct the issue. I believe they did this on purpose because the timing to send a check takes 10 days, and they won't let me pay with a direct transfer, so they can be shady and put me in foreclosure despite being paid.Business Response

I have issued a check in March 2025 for my Mortgage with Selene finance for $ *******. The check went off my bank account but never went off my loan with Selene. My daughter in law (who has 3rd party authorization on my loans) started calling Selene to query the check. They kept telling her the check was never received. She tried speaking to a Manager or Supervisor but with no luck. She sent emails to them with a copy of the check and ***** Fargo details of Selene (**********) where the money was paid into and no reply. Typed out a letter, printed out all the emails sent to them and mailed it to them and still no reply or explanation of where my $******* is! We tried calling them again but keep getting the same reply - we never received your check. I dont know what else to do to get this issue resolvedBusiness Response

I am filing this complaint against Selene Financing LP for breach of contract and unlawful withholding of approximately $107,000 in surplus funds after I paid off my mortgage in full. The companys continued delay in disbursing these funds violates the terms of our written agreement and has caused significant financial and personal harm.Details of the Problem:On April 30, 2025, I mailed a check for $362,991.84 to Selene Financing LP to pay off the balance of my mortgage loan. My outstanding loan was approximately $255,000. The written agreement I signed with Selene ,clearly states that if the funds submitted exceed the amount required to pay the loan in full, the surplus must be returned to the borrower within fifteen (15) days of the date the funds are applied to the loan.Selene confirmed receipt of my payment on May 5, 2025, and confirmed that the funds were applied to the loan by May 11, 2025. Therefore, the $107,000 in surplus funds became due to me no later than May 26, 2025.Despite this clear agreement, Selene has repeatedly delayed the return of my funds. Their representatives have changed their explanation multiple timesfirst saying it would take 15 days, then 30, now claiming it may take up to 60 business days. Nowhere in our agreement does it say 60 business daysthis is entirely false and unacceptable.Attempts to Resolve the Issue:I have called and emailed Selene multiple times to request the funds. Each time, I am given a different excuse or timeline. As of June 6, 2025, Selene has still not released the surplus funds they contractually owe me.Resulting Harm:Selenes refusal to release my funds has caused serious delays in rebuilding my home, including:Inability to pay contractors on time Delayed permit applications and approvals Rising construction and material costs Out-of-pocket expenses for temporary housing and storage I have been left in a state of uncertainty and hardship, despite having fully satisfied myBusiness Response

I am filing this complaint due to Selene Finance LPs repeated failure to properly apply my mortgage payments, resulting in delinquency notices, stress, and potential harm to my credit.I submitted two timely mortgage payments via ******* for April and one for May 2025each for $3,364.75. Selene misapplied my April payment to escrow instead of applying it to the loan. Despite multiple calls, Selene then used those escrow funds to prematurely pay a property tax bill not due until June 30, 2025.I have contacted Selene at least four times:April 28: I was told the misapplied payment would be fixed.May 6 and May 19: Agents confirmed a reversal task was submitted.May 27 and June 2: I was told it was still unresolved and would be escalated.Agents acknowledged the error and stated it would be fixed in 35 business days. These timeframes have passed without resolution. I also sent an email on May 15 with documentation, including screenshots and a copy of the tax bill. I received an automated reply but no follow-up.On June 2, I made a final call, reiterating the issue and confirming I sent a certified letter to Selenes investigations department. I informed them I would file complaints with the ****, Texas Attorney General, FTC, and BBB if unresolved.Despite all of this, my account still shows the April payment misapplied, and Ive received a mortgage bill for a balance that should not exist. This is unacceptable. Selene's conduct may violate RESPA and CFPB mortgage servicing rules, and possibly the **** if it impacts my credit report.Ive done everything reasonably expected of a borrower. Selenes own representatives admit this was their error. There is no excuse for continued inaction.Business Response

SELENE finance of ************ ************ took over management of my mortgage increasing my mortgage payment from $43 a month to $201 a month. I called and spoketo a ***resentative and made it very clear that I wanted to pay off the remaining principal balance of over $7354.46. He informed me that that would be possible and to sending the check I sent in a cashiers check for the exact amount which they have applied tomy account under unapplied funds. Therefore, my money is just sitting in their account. It should be applied to the outstanding principal balance it would therefore occur no further interest. The only remaining payment would be a payment on the deferred balance, which is not due until 2041. Not is due on the deferred balance.I would called on May 23 and was told that the funds would be properly applied by May 25. I called again on May 27 I was told that the funds would be properly applied on June 2. I called again this morning on June 5 the funds have still not beenapplied reflected of the voice message that I got The first *** that I spoke to April 28 was very informative and very knowledgeable of the terms of the mortgage the difference between the outstanding principal balance portion which interest is charged on/the deferred balance, which does not occur interest Ive called three times since April 28 and each *** assures me that they will see that the funds are properly applied. They have not been applied to the outstanding principal balance.I feel like Im being Highway robbed I understand the company will not make money off of this purchase on my loan however, there is no penalty forearly ***ayment that is stipulated on the mortgage notice monthly the deferred balance has a separate section. The outstanding principal balance has its own set of statistics. My mortgage was held by **********, they sold it to Selenes finance, Im in foreclosure and Ive been trying to reinstate my loan but they will not give me the reinstatement quote . They will not do thier job in which its causing me to lose my house. I have 2 weeks before house goes up for auction. All I want is to catch up and reinstate my loan. But they keep giving me excuses for why they havent recited me a quote. I received a quote in April that was good through May 28th, I went to bank to pay it , called Selene, to get info on where to send payment, they told me they have no record of quote, said I have to initiate another quote, Ive talked to them 6-8 times since trying to get quote, still have not received quote.
