    Been in the house since November 2023 and Christmas Eve of ************************************************************************* basement. We have a hard time getting in touch with landlord and once we do they will text a vendor thats coming out. 2 has came out only to not resolve the issue. Every time it rains it floods in the basement and when it dries up you can smell the mildew. My grandson and his mother and father stayed in the basement and my grandson got sick and stayed in *** for bronchitis remind you that hes 11 months old. They still not trying to make this a major priority I have pictures of the flooding and paper trail of everything maintenance request I have put in. They will put down that it has been completed and its not. Call my home renters insurance and they would not accept my claim because I was told they have had 3 claims on flooding at this house since 2018 My family and I has never been late on payment majority of the time we paid our rent early. This time we are behind 618 and still paying on it. But had to use money to wash clothes, put things in storage and stay with someone else until basement aired out because the mold smell was coming into the open areas. Had to pay someone to stay there and also gas and food to get back and forth to the hospital with family for grandson.

    Every Month at the end of the month Tenants, ,who usually have to be evicted for criminal charges, leave in the middle of the night and then ******* puts all of their furniture in the dumpster rendering it useless to owners of their units. They change names of their companies to try and stay ahead of their BBB complaints and City ordinance code violations, SLUM LORDS, tenant last summer pulled a gun on another tenant of theirs in front of kids. ************* run and stay away, the City and owners are all over them

    We have vendors on our contract to whom we pay and make sure they throw all the trash on designated trash places and don't throw them in dumpster. If the tenant is doing it then we will make sure we take care of it. Really regret for the inconvenience

    When I moved into the property two years ago I paid a $5000 deposit. We entered the house and it was a mess, they did not hire cleaners prior to me taking possession of the house. The walls in the downstairs bathroom were not given new paint, paint was peeling off and you could see other areas where there was a completely different color of paint. The walls in the master bathroom had 3 different colors of paint, you could see where they started to paint over older paints and didnt even complete the job. The garage was full of trash that the maintenance team left behind, including 3 old toilets, old shelves, and scrap wood. I had to take the trash to the dump myself as I waited weeks for Mexell to send someone out. Fast forward 2 years to when I move out. I hire a professional cleaner to assist in cleaning the property. Mexell sends me a bill with a breakdown of all all the charges, somehow eating up the full $5000 deposit that was paid and leaving me with a balance due of $220. Unfortunately I did not keep good enough records to fight all of the charges, but I am contesting 2 of the charges. They will not answer my calls or reach back out to me via phone. They have sent a few very brief emails but are not addressing my concerns. They are charging me $695 for four small drill holes in the wall where we had a tv mounted and $195 for damaged smoke detectors. The smoke detectors were not damaged at all, some were simply taken down from the ceiling (the batteries needed replaced) and left in the rooms that they belonged in. Mexell stated that because the smoke detectors were not on the ceiling that they considered them damaged. I do not accept this because it is not true. As far as the charge for painting a wall that is ludicrous considering the state of the paint on the walls when I moved in. At this point I do not expect to see any of my security deposit back but I expect Mexell to zero out the balance they say I owe.

    Hi BBB,
    We, Mexell would like to submit our written response with proper ledger and photos regarding the case number 20905470. 


    First Claim: Tenant is claiming that they paid a deposit of $5000 when they moved in.
    Response: Attached is the ledger that shows the deposit amount was $3,750.


    Second Claim: Damaged smoke detectors charge.
    Response: Smoke detectors should be installed always this is a mandatory requirement from the city and when our tenant moved out it was not installed pictures attached leaving a big hole on the ceiling.


    Third Claim: Small drill holes.
    Response: To fix those holes, we will have to repaint the whole wall so that it looks better. We cannot just do the touch ups. 


    Other than this, the tenant is claiming that they did the deep cleaning whereas we did not see that and the attached pictures are proof that they left a mess behind after moving out. We will have to send vendors for the lawn service, deep cleaning, damaged floors redone and the trash out as well.

     

    To resolve this, management decided to waive off the remaining dues and tenant doesn't have to pay anything, and the account will be cleared.

    Since moving in about 6 months ago, our house continues to flood and this company has given us no solution. Our entire downstairs flooded and now has water damage and mold in the walls. Our bathroom and bedroom continue to flood weekly. We can not use our appliances that require water (washing machine, shower, toilets, sinks, etc) because they flood our house. Every time this company sends someone to look at the problem, they leave with no solution and say that they will be back, but they never return. This company has dug up our entire front yard TWICE to no end with fixing our pipes. No one will answer any of the phone numbers we have for this company. They have blocked our numbers, so we can't reach anyone (even if they hadn't, NO ONE answers the phone). We have filed several EMERGENCY complains and begged them to help us as we have small children and an infant in the house, but they do not respond. WE NEED HELP and they will not provide it. Our house and belongings continue to be damaged during every flood and we can not continue to live like this. Please someone see this and hold them accountable and help our family!

    I lived at a property managed by this company for 1 year. I was a model tenant that paid my rent on time and never caused issues. I decided to move because the company attempted to increase my rent and pressure me into signing the lease renewal without replacing the broken A/C unit and fulfilling other maintenance request.Now the company is retaliating against me by sending me a security deposit disposition, charging me for "damages" that are inconsistent with how this unit looked when I moved in and out. The company is attempting to keep $700 of my deposit without allowing me an opportunity to see the so called "damages" they are referring to in their deposition. I've been back and forward with the company to come to some form of resolution by attempting to do a walk through of the unit but they have refused, first claiming repairs are being done on the unit then claiming I should've done the walk through the day before or on the move out day (this is nowhere in the lease). Although we have negotiated some of deposit, the fact that I lived in this unit during summer 2022 when temperatures were in the triple digits and my electric bills reached $500 without any recourse from the company, should be enough for them to return my full deposit.

    We always provide a ledger of security disposition to all of our tenants so that they can be satisfied with the amount that we are charging them because of the repairs that we need to take care before renting the same house to another tenant.     i am tenant at a rental property managed by medellin property management. we had a back up in our plumbing which caused our toilets, sinks, and bathtub to overflow. this happened sunday august 7th. A maintenance request was submitted sunday along with emails, texts, and calls. The office contacted me monday morning around 9:00 am letting me know that they have received the request. around 1:00 pm they let me know they had assigned a plumber to address the issue. this plumbers name is ***** he was able to come monday evening around 7:00 pm. He poured drain cleaner in the bathtub... Any plumber would know that those chemicals are very bad for plumbing. he told me if that that didn't work (i told him i was very skeptical) he would be back first thing the next morning (tuesday august 9th). i did not hear from him all day tuesday until almost 7:00pm when he stated he would arrive in 30 minutes. I am writing this thursday, august 11th in the evening at 8:34pm with still no word from ***** I spoke with the office today and they confirmed with **** that he would be arriving at the property at 5:00pm. The office took over 24 hours to get back to me from wednesday morning to thursday afternoon. there is a woman that works in the office that has cussed me out and she has hung up on me multiple times. these people are the definition of "slumlords"
    On sunday evening when we had the flooding i noticed a sticker in the laundry room that stated "for emergency services with this property please call: (1-800 number) which was a number to a sex hotline...
    My fiancé is almost 9 months pregnant and can go into labor at any time now. we are unable to use our dishwasher, kitchen sink, washing machine, shower, bathroom sink, and toilet. this makes life very challenging especially for my pregnant fiancé. I do not believe we should be charged rent due to having to shower elsewhere, take our laundry to the laundry mat and all in all don't have a functioning house.
