  Unreliable lender! Do not use them if you want to be sure your loan funds. My clients jumped through every hoop presented for their 6-unit new construction loan, only to have the rug pulled out from under them when it came time to close. The entire process was painstakingly slow and we often went days without hearing from the lender **** ***** My client payed well over $3k for the appraisal the lender ordered after a conference call with the lender to discuss what type of appraisal order would be needed. The appraisal came back within an acceptable range, and my borrowers were able to show all the funds needed to close, as well as reserves. The loan went to final underwriting in early January. We were then told that my client would need to order 3 new appraisals for 2 units each, despite the lender ordering the 6-unit appraisal. When that issue was overcome last week, we were told the borrower did not have the necessary funds to close. We then showed about $50k more than was required to close, and the loan had been sitting there until today, when I was told that the lender's capital partners "did not have an appetite for the loan". All in all, my clients wasted close to 4 mos dealing with this lender. ****** team lead, ****, was little help in the process, and told me the only indivdual above him was the owner. I requested a call with the owner or anyone else in upper management, and my request was never met. I requested **** to send a denial letter to my borrower, and was told "Why? I just told you the reason". The only thing this lender did well, was to consistently deliver poor customer service. In 7 years of lending, this was by far the worst experience I have ever seen.

  Park Place has consistently gone out of their way to deny and withhold construction loan funding. The work is complete and they have had an excuse to deny or withhold funding or final pay off information needed to change loan providers. We have to always double check and keep receipts for proof of payment because we're double charged and triple charged for fees associated with the loan. We needed a change in our insurance half way through the project. Generally, they ask a lot and don't reciprocate

  I highly recommend Park Place Finance to anyone seeking a reliable and customer-focused private lender. Having a dedicated team to service my loans in almost every state is invaluable.

  They make pre-approvals they can't deliver on. Pre-approved for a multifamily development project. Appraisal came in even better than proforma numbers. ************************* and his team couldn't deliver and basically ghosted. Completely unprofessional.Park Place Finance is just a middleman that makes promises in underwriting they can't keep when it's time to put pen to paper. Spent $5k on an appraisal that was a waste of time.RUN, don't want from Park Place Finance - unless you want to waste your time and money.Complete scam of a company.

  If IDGAF was a company it would be these guys. Horrible, disrespectful, insincere, procrastinating, greedy! Don't do business with them you will regret it. I wish I would have looked for reviews before I tried them. They waited until THE *** of my scheduled close, then dropped my LTV from 70 to 60% just to pad their pockets even more. They thought that since I needed the cashout refi asap, by waiting to the day of the close it would squeeze me into signing, after already waiting more than 4 weeks for what was promised to be a 2 week close. I didn't go for it, so then they cancelled the deal and had the nerve to send me an email saying "my pride" caused me to lose the deal with them. No you were stealing from me is why I RAN away from the deal. Horrible communication, lack of ANY sense of urgency. Lie after lie after lie. Fumble after fumble after fumble of documents and follow through. Attitude problem when you have the nerve to question why they are taking soooo long to do **************** or communicate. They lurk on the ** groups for customers but i'm warning any investor to NEVER use them, they are the worst experience i've ever had with a ****************** I would give them zero stars if I could, you are just wasting your time, because at the end of the day they are going to try to take most of your money and only partially finance your deal after promising you much more.

  I've been working with this company as a broker for investment loans for the past few months. We are ready to close our third deal. ******* and his team are fast to provide quotes, process the loans, clear up any rocks on the road, and reply to my emails, texts and calls. ******* has gone above and beyond to clarify so many questions, and in return, giving me the opportunity to keep my clients informed with transparency.   *Avoid this lender at all costs!* I have never had a more horrible and expensive experience than dealing with this lender. Not only was my loan officer ***************************** completely incompetent, but he was also incapable of completing the most basic tasks, such as responding to emails or returning phone calls. ZERO communication from this lender once you get about 5-7 days out from closing. They even stop communicating with the title company on the day of closing when theyre waiting on loan docs. The lack of communication from this company caused my real estate deal to fall through on the day of closing. Park Place Finance has been the absolute WORST lender I have ever dealt with, hands down. Even after contacting the President of this company, (*************************), he provided no help. (I am not a vengeful person and *** never wrote a bad review about any companies before. Im only hoping to save others from the costly mistake of choosing a poor lender like I did. Please chose another lender before you waste time, money and possibly a real estate deal with this company.)
