    I lived at Monterey Ranch Apartments from 08/20 to 07/22. I held renter's insurance throughout the entire residency. On 10/19/21, I was emailed by the complex that I needed to email my updated renter's insurance to ***************************** by 10/25/21, and that if I didn't, I would be charged a "non-compliant fee" starting in 11/21. I sent my policy to ***************************** 10/19/21. I received an email reply on 11/15/21 from ***************************** saying, *********************** policy has been approved. This means your policy meets all of your properties requirements. No further action is required."I began receiving "No HO4" fees of $12 each month starting in 11/21 through 07/22. I called the complex in November after seeing the first fee on the portal included with my rent to ask about the fee. The apt employee informed me that was a mistake, and she assured me the fee would be taken off of December's rent charge. After it was not removed, I attempted to call again in December and was again told by a front office staff member that the fee was a mistake and that the fees would be taken off of next month's rent. I continued to get charged and reached out via email on 01/02/22 forwarding on the email proof the policy validators sent on 11/15/21 and explaining that I continued to be charged and asked for confirmation that I would be reimbursed. I received no reply. I was never contacted by the third party company who was responsible for policy validation that there was any further action required and was told via email, as long as I do not get an email back from the policy validators that I need to correct something, no further action would be required. I finally received a reply from ************************* on 6/02/22 explaining there was an error on my policy that was reason for the fees since 11/21. After trying to resolve this issue into 8/22, the staff continues to not respond to voicemails/emails and the manager never called me as I asked.

    Gunshot left apartment moldy After moving into my initial apartment I found and reported mold, (I had specifically asked if there were any issues with mold, water damage or pests and I was assured there was not). The complex was slow to even come and investigate it. I developed fairly serious allergies and started staying with family instead after about a week or two. They eventually tore out parts of the walls and saw how far the mold was spreading including in to the ** system. One of the repair men told me that if he were me I needed to leave. Apparently before I moved in someone had shot multiple rounds through the door not only hitting the prior tenant, but also hitting pipes flooding this apartment and the one beneath it. The apartment complex just hid this fact and the obvious possibility of mold. The apartment beneath me I was told was far worse with mold over all the walls and they were doing nothing about it. The repair man told me they would replace some of the sheetrock, but likely not fix the mold in the **, or beneath the carpet....just enough to make it look habitable.I moved apartments in the complex hoping it would be better but have had birds fly up vents into my bathroom fan, squirrels building nests in the dryer vent and tearing up my patio furniture, hundreds of bugs crawling out of the walls, and under the sink, and out from the dishwasher and overall management has not been helpful or quick at resolving these issues. The only good thing about this place are a few of the leasing staff and repair workers who have truly been pleasant. They actually seemed to have my best interest at heart, and for them I am very thankful as they made this place much more bearable.
